3 stunning Executive Maisonette HDB flats we love

If you’ve ever stepped into an Executive Maisonette, commonly known as EM, your eyes would probably have widened at the sheer size and spaciousness of these very unique HDB apartments. EMs are HDB flats that span two storeys, with a floor area of up to 2,615 square feet (sq ft). The bedrooms are usually found on the upper floor, while living spaces such as the living room, dining room, and kitchen are located on the lower floor. Many EM units also feature a balcony with a double-height ceiling.

Sadly, EMs are a thing of the past. Mostly built in the 1980s, the Housing & Development Board stopped building EMs in 1995 with the introduction of Executive Condominiums (ECs) targeting the same group of buyers.

The continued appeal of EMs

Even though HDB no longer builds new EM units, resale EM units are still very much in demand among homeseekers as an alternative to ECs. There are pros and cons of buying an EM over an EC, the pros being that EMs are usually better-located, and their average psf price is about 40% cheaper than new launch ECs given their age and non-private status. We know more than a few buyers who actually crave for the space you’d get with EMs, which is something you can only find in luxurious condos and landed properties nowadays.

As one of the last EM flats to be built in Singapore, this unit has the added advantage of an interior that’s brimming with iconic “black and white” colonial character (on top of a long remaining lease of 76 years). We love the idea of a discreet chandelier in the living room, and touches of gold that pairs incredibly well with leafy green plants and wooden accents.

Amenities-wise, the four-bedroom unit is located within walking distance to Yew Tee MRT station, a sports and swimming complex, as well as daily conveniences such as a wet market and neighbourhood mall. It’s also near to KJE and BKE, which makes getting around a breeze in a car or taxi.

Located within walking distance of Lakeside MRT station, this well-maintained EM features tasteful brick- and sandstone- relief walls that look much more legit than the run-of-the-mill feature walls that we see so much nowadays. The effect is like living in a Mediterranean resort, and the spaciousness of the apartment definitely lends credence to the resort vibe. The current owner has also enclosed the balcony, converting it into a zen second living space.

Outside of this resort-style home, the next owner can look forward to the nearby Jurong Lake Gardens, Singapore’s new “national gardens in the heartlands” when it opens by the end of 2019, in addition to the commercial hub at Jurong East.

Is this a condo? A landed property? This are the questions that popped into our heads when we first stumbled across this listing. Turns out this is just a classy EM in Toa Payoh estate, with touches (e.g. the marble feature wall) that give it an air of sophistication without going overboard. We love the reading nook and the marble and parquet flooring combinations in the living and bedroom areas respectively.

According to the agent marketing this property, this is a windy, high floor unit that enjoys an unblocked view. Accessibility-wise, motorists have easy access to CTE and PIE, while access to Toa Payoh MRT station and town centre is by feeder bus. Whether the next owner of this HDB flat drives or not, we’d totally understand if they just want to stay in all day.
