Jervois Mansion is a freehold new launch condominium located at Jervois Close in District 10. Expected to TOP in 2026, Jervois Mansion has 130 units, with a mix of 1-5 bedroom units. It’s situated in one of Singapore’s most exclusive areas as it’s near the Chatsworth Park Good Class Bungalows (GCB) in District 10.

To put things into perspective, GCBs belong to the highest end of Singapore’s residential property market and they have long been seen as a status symbol. There are only 39 GCB areas in Singapore and most of them are in the upscale District 10 and 11.

They rarely go on sale as they are a great asset to the super-wealthy who own them. Hence, owning a property near a GCB area like Jervois Mansion means you can live like a GCB-dweller without having to pay the price of a GCB (which can go up to hundreds of millions!). At the same time, you’ll also be able to enjoy the amenities of a condominium.

Jervois Mansion is conveniently located near Orchard, the Central Business District (CBD) and hangout spots like Dempsey and Tiong Bahru. But even though it’s near the city, you’ll be spared the noise and congestion as GCB neighbourhoods are low-density areas, with only low to mid-rise developments.

Public transport

In terms of public transport, Jervois Mansion is just a short walk to major roads like River Valley Road and Alexandra Road. There are several bus services along both roads that will take you to the Orchard Road Shopping Belt and the Central Business District (CBD) in about 15 minutes. 

The only downside is that the nearest MRT stations, Tiong Bahru and Redhill, are about a 15-20 minutes walk away. Both are on the East-West line. However, there are bus services that will bring you to both stations in around 10 minutes.

There are also bus services that will bring you to the upcoming Great World MRT station on the Thomson-East Coast line. With a good network of bus services around Jervois Mansion, you don’t have to worry about not living near an MRT station.

For those who drive, you won’t have to travel more than 10 minutes (during off-peak traffic) to get to retail and F&B outlets in Orchard, Tiong Bahru, Dempsey Hill, Robertson Quay and Clarke Quay. You’ll also be able to get on the Ayer Rajah Expressway (AYE) or Central Expressway (CTE) in about 6 minutes that’ll seamlessly connect you to the rest of Singapore.

Amenities

For dining and shopping options near home, Valley Point Shopping Centre is a 4-minute walk away. The mall has supermarkets like Fairprice Finest and Little Farms as well as several F&B outlets, a gym, yoga studio and more.

The newly refurbished Great World is about a 15-minute walk away and it hosts hundreds of exciting shops and F&B options. Other F&B options nearby include Zion Riverside Food Centre and Beo Crescent Market & Hawker Centre.

Schools

For parents participating in the primary school balloting exercise, there are several notable schools nearby. Alexandra Primary and Zhangde Primary are within a 1km radius, while River Valley Primary, Radin Mas Primary, Gan Eng Seng Primary and Queenstown Primary are within a 2km radius.

Other schools that are within a 10-15 minute driving distance are Crescent Girls’ School, Queenstown Secondary School and ISS International School. 

Nature spots 

For a short stroll near home, the Alexandra Canal Park Connector is at your doorstep. Here’s where you can walk along a canal that will bring you to Robertson Quay, Clarke Quay and Marina Bay.

Within a 7-10 minutes drive, you can also get to the Singapore Botanic Gardens, Fort Canning Park, the Rail Corridor and the Southern Ridges, which widens your options of nature spots.  

Concept and Design

Due to its sustainable efforts, Jervois Mansion has been awarded the prestigious BCA Green Mark Goldplus Super Low Energy Residential Building which recognises its energy-saving efforts.

This includes using renewable solar energy,energy-efficient air-conditioning systems in all units and having rooftop gardens to reduce the dissipation of heat in units. 

The Green Mark also recognises Jervois Mansion’s design of incorporating lush greenery and bio-ponds that aim to bring the natural environment closer to residents. The placement of its blocks and unit layouts also improve airflow and cross-ventilation in the units.

It seems that Jervois Mansion might suit a younger generation of owners who expect greener and more sustainable homes. Based on the facilities and unit types (more on this below), it’ll be perfect for young couples or families with young children. If you are looking for better living standards, along with a home that’s aesthetically pleasing, this project’s for you. 

However, even if you’re not into the eco-friendly lifestyle, there are benefits to Jervois Mansion’s sustainable efforts. These efforts might potentially reduce overall heat and lower the ambient temperature of the development, among others. This means that you might not even have to switch on air-conditioning, and can save on electricity bills.

In order to maintain Jervois Mansion’s lush greenery aesthetic, the development has employed in-house sustenance curators from the landscape architecture firm, Mace Studio. Sustenance curators are advisers who will recommend the type of plants that fit best with the soil type. They also determine where and how trees and plants are placed in the development. 

Plus, the sustenance curators will be engaged for two more years after TOP to guide and train the condo’s gardeners. Hence, the lush green aesthetic of Jervois Mansion will be preserved and residents can look forward to coming home to a green sanctuary for many years to come. 

Being close to greenery also means better air quality for residents. Plants have proven to have therapeutic value and hence, will help residents get some respite from their busy schedules.

Jervois Mansion’s black-and-white exterior is inspired by colonial bungalows built during Singapore’s British rule in the 1920s-30s. The aim here is for Jervois Mansion to blend in with the conserved colonial bungalows in the Chatsworth area.

These bungalows are part of the GCBs and there are only 65 of them. They have been specially conserved and cannot have their facades changed. Not to mention that most of them are usually owned or rented out by the state. Hence, for buyers who are fans of the black-and-white bungalows, this is the closest opportunity for you to own a piece of history and the status symbol that’s associated with owning the bungalows.

Another interesting highlight is that even though the maximum number of units that Jervois Mansion could have had was 147, the developers chose to limit it to 130 units.

This shows that the development has been designed on an intentionally intimate scale, with 17 fewer units that could have been constructed. This suggests that the developers wanted to give residents more space and foster quality of life.

Facilities at Jervois Mansion

Jervois Mansion has a site area of 93,182 sq ft and it is a mid-sized development as compared to others in the Jervois area. This is how its site area compares to other developments in the area.

For Jervois Mansion’s site area, 130 units seem pretty decent. A lot of thought was put into its landscaping to make sure that future residents have enough space to live comfortably. 

Jervois Mansion’s facilities are located across two floors - the ground floor and roof terraces. Having facilities on roof terraces is unique for a low-rise development like Jervois Mansion as the idea of roof terraces or sky gardens are usually reserved for high-rise developments.

On the ground floor, you’ll find the swimming pool, gym, gardens, pavilions and more. There are also several wellness facilities such as a meditation deck and a yoga deck.

In line with its greenery theme, there are beautifully manicured gardens with names like Serenity, Cocoon and Discovery, aimed at giving you a respite after a day’s work. There’s also a Picnic Garden so you can enjoy your meals outdoors.

The swimming pool is located in the middle of the development and the stacks facing it consist of 3 and 4-bedroom units, which suggests that it is built with families in mind. It also seems like it’s meant to blend in with the “natural” surroundings of Jervois Mansion, with trees around it, a Floating Island and a wading pool for kids. 

For more avid swimmers, this might be a downside as it is not a 50m lap pool and you’d most likely need to share it with families. However, most mid-sized developments usually won’t be able to accommodate such a pool. If what you’re looking for is a leisure swim, the pool would suit you just fine.

What’s more unique about Jervois Mansion is its second floor of facilities that are located on the roof terraces, each with a different name to suit different lifestyles. Each of these roof terraces, called “quarter” are linked together by archway bridges. This initiative is an amazing use of space and Jervois Mansion is the only condominium in the area with such a concept.

The biggest of the quarters is the Social Quarter. It’s located on the rooftop of Block 8 of Jervois Mansion, which has the most number of stacks and that suggests that the developers meant for it to be accessible to all.  

For those planning to entertain guests or want to hold small functions, the main highlight here is the Party Pavilion which can fit around 20 people. This could be a great space for extended family gatherings or birthday parties. It could also be used by couples who are hosting parties and important functions, be it for work or leisure. 

There are also two small pools here where both residents and guests can have a soak. We’d imagine this to be a spot where kids would play while their parents enjoy quality time in the Party Pavilion.  

Those working from home and looking for a change in environment can head over to the Work Pods at the Social Quarter or use the Conference Suite for important business meetings.

Families with young children or those with larger families would love the Family Quarter. There’s a BBQ pavilion and an alfresco lounge here, where you can hang out with family members on weekends or after a long workday. With only 130 units at Jervois Mansion, chances are you won’t have to experience a long waitlist to use the BBQ pits.

The quarter also has an outdoor spa with lounge seats, which is an additional space for families to relax and unwind.

The Junior Quarter is another family-friendly feature. This quarter overlooks the pool and it is also located on the rooftop of Block 10, which consists mostly of 3-4 bedroom units. So, families living in these units would have easy access to the facilities in this quarter.

There’s an adventure kids’ play area, spiral slide, treehouse, climbing wall, trampoline and even a sandcastle station. For parents who don’t always have the time to bring their kids out, the Junior Quarter is a good alternative.

There are also other quarters for your different needs. For busy working adults and couples, the Wilderness Quarter and Sunrise Quarter are perfect chill-out spots. In line with the greenery theme of Jervois Mansion, the Wilderness Quarter aims to bring “untouched nature” to your doorstep with lush landscaping and a Wilderness Spa. 

For a respite from work, the Sunrise Quarter will have hammocks and suntanning spots for residents to just soak in the atmosphere and enjoy the greenery. Residents can also try their hand at urban farming and gardening at the Harvest Quarter. There will be classes held at the Harvest Workshop too, so residents can eventually learn how to grow their own vegetables.

Out of 130 units, there are 50 2-bedroom units at Jervois Mansion, which makes this the predominant unit type at Jervois Mansion. Half of these are 2-bedrooms while the other half are 2-bedroom + Guest units.

Walkthrough of 2 Bedroom + Guest Showflat

We had a tour of the B6-G unit, which is a ground floor 2-bedroom unit. The B6 unit category is the second-largest, at 818 sq ft (76 sqm).

Common areas of 2 Bedroom + Guest unit

The unit walks into an open-concept kitchen, and this is great for families as it will encourage conversations among them while meals are being prepared. However, if you intend to cook a lot, this might not be the best arrangement as the living and dining areas might get greasy.

The top and bottom cabinets are built-in and based on the wood accents, it’s clear that the developers were going for a classy and elegant look. The quartz kitchen countertop, mixer tap and sink are black which gives a very sleek vibe. The mixer is provided for by Steinberg while the sink is by Blanco, which is known for its reliability. There’s also a built-in induction hob, hood, oven, washer-dryer, refrigerator - all by French brand, Die Dietrich, which is closely tied to luxury.

The dining area is decently sized for a table of 4 and it allows for a cozy and intimate family meal. However, there’s room for more space so if you need to accommodate more people, you can consider getting an extendable dining table instead.

The living room is able to fit a 3-4 seater sofa, a side table and a coffee table comfortably. If you don’t need a side table, there’s actually enough room for a slightly longer sofa. Choosing the right coffee table is also important as you’d want it to complement your furniture without compromising the space. 

All ground floor units have a ceiling height of 4.57 metres and you don’t have to pay a premium for the extra space. Some condominiums charge for extra ceiling space so this is a luxury to have. 

There are only nine of such units. However, even if you don’t plan to get a ground floor unit, normal units have a 3 metre ceiling height, which is above average.

What’s great about the ground floor unit is that you can walk out to a garden of herbs and other plants, which have been specially picked by the sustenance curators.

Bedrooms of 2 Bedroom + Guest unit

Instead of the “dumbbell” layout that many two-bedroom units have, the bedrooms in this unit are all hidden from the common areas. If you’re someone who values privacy, this layout is great for special occasions when you might have guests over.

At a size of 65 sq ft (6 sqm), the guest room in this unit is a cozy size but thanks to the high ceiling of this particular unit, the ID has turned it into a loft.

This comes at an additional cost and is subject to approval from the authorities but for those of you who are interested in the ground floor unit, this is definitely an idea worth considering.

At the upper deck of the loft, you’ll be able to fit a single bed and some furniture racks. In case you’re wondering about the height of the “second floor,” rest assured that there’s reasonable headroom. For those rooms without a high ceiling, the room will still be able to fit a single bed and a side table.

As for the other bedroom, it’s only slightly larger than the guest room but it’s able to fit in a queen-sized bed and a built-in wardrobe with still some excess space left for shelves.

The largest room in the 2-bedroom unit is the Master Bedroom which, at 165 sq ft (15.3 sqm), is a pretty standard master bedroom size. But what helps is two full-length windows that add an element of space to the bedroom. 

Even with a king-sized bed in the middle of the room, there’s still plenty of space to move around.

4-bedroom units make up 25 units of Jervois Mansion and they consist of three types of units - the standard 4-bedroom units (5 units), 4-bedroom dual-key units (5 units) and 4-bedroom premium units (15 units) which come with superior living space as compared to the rest.

Walkthrough of the 4 Bedroom Showflat

The showflat that we visited was the 4-bedroom unit (D2) with a size of 1539 sq ft (143 sqm).

Though the showflat we visited was the second smallest of the 4-bedroom units, the space was impressive. There's no doubt that the 4 and 5-bedroom units are designed for family living and it’s perfect for multi-generational families.

With a wet and dry kitchen, you will have two separate spaces - one for cooking and washing and the other for serving drinks or snacks. 

The dry kitchen has a kitchen counter, a refrigerator and a wine chiller, so it’s perfect if you love to entertain guests. The wet kitchen has a 3-burner gas hob instead of an induction hob so you can do more heavy cooking. 

The good news is that there’s a door to partition the two kitchens, so you won’t have to worry about the cooking smell and grease in the house. There’s a window in the wet kitchen for ventilation too. 

In this particular unit, there’s no yard space. However, if you need yard space for storage or to do laundry, you can consider the 4-bedroom premium units and 5-bedroom units instead.

The dining room is the first thing that you see upon entering the unit while the dry kitchen will be on your left. While this layout might seem unconventional at first, it does make sense as there's the familiarity of coming home to a well-prepared meal at the dining table or having a drink/snack in the dry kitchen before you head off into the rooms. 

The dining and living room has a combined space of 400 sq ft (37.2 sqm). You can easily fit in a 6 or 8-seater table in the dining area and the ample space allows families to spend more quality time. The seating area can also double up as a work-from-home area or a space for parents to do some activities with their kids.

As for the living room, it can comfortably fit a 3 to 4-seater sofa, a small round coffee table and a side chair. With the setup that the ID has done, there’s enough space for a family of 5-6. That’s why choosing the right furniture for the living room is very important. 

Plus, the living room extends seamlessly to a spacious balcony as well, allowing plenty of light and space into the unit. There’s also a sense of openness as the living room is adjacent to the dining room and the dry kitchen.

Bedrooms of 4 Bedroom unit

The 4 and 5-bedroom units are a great option for multi-generational families where there might be more than one husband-and-wife pair living together. Hence, this is where the junior master bedroom fits in. 

At 169 sq ft (15.7 sqm), the room can fit up to a King-sized bed (pictured above is a queen-sized bed) with minimal space to move around. There’s also an ensuite bathroom. To put this into context, this is slightly larger than the master bedroom in the 2-bedroom unit. For potential investors, this might also be an attractive room for rent.

Alternatively, you can always have a Queen-sized bed and add in a seating area or extra storage space.

Next to the Junior Master Bedroom, you’ll find the 2 guest bedrooms, both of equal size. A single bed and a reading table would sit comfortably in the guest bedroom and you’ll still have sufficient moving space. 

You can also fit in a queen-sized bed but this will definitely reduce the moving space you’d have in the room. Alternatively, either of them can also be turned into a study room since many people are working from home since the pandemic started.

Another idea is to hack down the wall in between both bedrooms so that it becomes a supersized bedroom. This is great if you don’t need an extra bedroom but want the extra space of the 4-bedroom unit.

While the junior master bedroom is the standard size for most master bedrooms, the main master bedroom has an impressive size of 243 sq ft (22.6 sqm). Even with a King-sized bed, there’s still plenty of room for you to manoeuvre.

You can also walk out to your own private balcony which is big enough to fit two lounge chairs and enjoy the greenery outside. With a sizable dressing table and a full built-in wardrobe with thoughtful compartments, you can still feel the spaciousness of the room.

The bathroom is also more spacious than the standard bathrooms that you’ll find in other units of Jervois Mansion. For one, there are his and her sinks, so you won’t need to share a sink with your partner. It even comes with a bathtub and a rain shower as well as a bath kit.

What’s great here is that there’s a wide window so you can look out into the greenery as you’re having your bath. For residents who want more privacy, you can install some blinds.

Different types of 4 and 5-bedroom units at Jervois Mansion

Dual-key Units

If you’re considering the 4-bedroom dual key, 4-bedroom premium, 5-bedroom and 5-bedroom dual-key units, the 4-bedroom showflat will give you an idea of what your preferred unit would look like. 

A dual-key unit is where the property unit is divided into two sub-types. The dual-key units at Jervois Mansion are only reserved for the 4 and 5-bedroom units.

For example, the 5-bedroom dual key unit at Jervois Mansion is divided into a suite (with 1 bathroom) and a 4-bedroom unit and they are separated by a foyer as you enter the unit.

The suite also has its own separate key, so it gives buyers the idea of living in the bigger sub-unit with their family while renting out the suite. This way, both the tenant and family can enjoy separate living spaces without disrupting each other’s space. 

Premium Units

Premium units at Jervois Mansion are built for those who prefer to have more space and exclusivity. These are reserved for 3 and 4-bedroom units and are only situated in 2 blocks.

Each floor will also have no more than 3 residences to ensure exclusivity while selected units will enjoy private lift access.

Stack Analysis

Jervois Mansion is located in between Jervois Close and Jervois Road and is surrounded by other private residential units. So, if you’re wondering which stack has the best views, there isn’t much of a difference at Jervois Mansion. Plus, the highest level is the 5th floor, which means there isn’t a vantage point to begin with. 

If you’re getting the 4-bedroom units and are looking for exclusivity, you’d love stacks 18 and 19 in Blk 12. These are the premium units and there are only 2 units on each floor. Stacks 20-22 in Blk 14 are the next most exclusive and comprises 3-bedroom and 4-bedroom premium units, with 3 units on each floor. For premium units, selected ones also enjoy private lift access. 

As for 2 and 3-bedroom units, it depends on the layout that you’re looking for. The 2-bedrooms at stacks 9-10 and 23 have a dumbbell layout while those in stacks 2, 3, 8, 11, 12, 15 have more of an L-shaped layout. The 3-bedrooms at stacks 1 and 4 have a dumbbell layout while stacks 14 and 17 are a cross between a dumbbell and L-shaped layout.

When you look at the price of Jervois Mansion’s 2-bedroom units against surrounding projects, it fares better than the rest, except Jervois Treasures. The latter is located the closest to Jervois Mansion, with its entrance along Jervois Rd. As its location is the most comparable, we’ll do a deeper analysis of both projects. 

Even though the average price PSF for Jervois Treasures is lower than Jervois Mansion, the starting quantum for both projects are comparable. 

The biggest difference between the 2 projects is their overall size. Jervois Mansion has a site area of over 93,000 sq ft for 130 units while Jervois Treasures has a site area of around 19,000 sq ft for 36 units. There are lesser facilities at Jervois Treasures as compared to Jervois Mansion. Hence, if you prefer more facilities and don’t mind paying a higher average price psf, Jervois Mansion will interest you. 

If the site area and facilities don’t matter much to you, perhaps it’ll be more useful to compare the unit layouts and unit mix of Jervois Mansion and Jervois Treasures. Here are two unit layouts from both projects which are around the same size.

For more comparison, let’s also look at the most common 2-bedroom unit at Jervois Mansion which has a size of 678 sq ft.

It has a dumbbell layout, similar to Jervois Treasures’ 721 sq ft unit. The window views from both bedrooms are also blocked by the AC ledge. The kitchen seems small but there’s a dedicated space for the dining area, while the balcony space is smaller than Jervois Treasures.  

But what’s interesting is that the transacted prices for both the 678 and 753 sq ft units at Jervois Mansion are almost the same. The average prices range from S$1.6 to S$1.8 million, which means that some residents had paid a lower quantum for a larger unit. 

There are no transaction records for Jervois Treasures so we aren’t able to make an accurate comparison here. But based on indicative prices, Jervois Treasures’ 2-bedroom units start from S$1.62 million but this might possibly be for the smallest unit which is 624 sq ft (only 1 unit). So, we could expect the prices to be higher for the 721 sq ft unit. 

In terms of the unit mix for 2-bedroom units (not including study or guest room), you’ll find that there are more choices for Jervois Mansion than Jervois Treasures.

The nearest projects to Jervois Mansion are Tanglin Regency and RV Residences. Tanglin Regency is in a good location as it’s very near to Redhill MRT but it is an old project which TOP-ed in 1998. Plus, its tenure is also 99 years from 1994, which means it might be hard to fetch a good price when you sell your property in future. This explains why its average price psf is among the most affordable in the area.

RV Residences might seem like an obvious project to compare to. It’s located just down the road from Jervois Mansion and is closer to Valley Point Shopping Centre and Great World. In terms of tenure, it’s 999 years which is technically like a freehold property. 

But for 248 units in a site area of 64,583 sq ft, residents here have less space than Jervois Mansion (130 units, 93,182 sq ft). It also does not have the full suite of facilities that Jervois Mansion is offering. Plus, RV Residences is located along River Valley Rd, which is a major road. Hence, it does not have the exclusivity of being near a GCB neighbourhood like Jervois Mansion.

In terms of 3-bedroom units, there isn’t much competition for Jervois Mansion. Most of the average price psf in the area are higher than Jervois Mansion, with the exception of Jervois Treasures again. 

However, Jervois Treasures only has one size for its 3-bedroom unit which is 1,130 sq ft. This means that you’d have to pay a larger quantum than Jervois Mansion.

The only ones that have a lower average quantum than Jervois Mansion are Irwell Hill Residences and The Iveria. But one downside is that their unit sizes are also much smaller. In terms of location, these two are nearer to Orchard Rd. Plus, they are both high-rise developments, catering to a different demographic than Jervois Mansion.

Let’s take a look at the transaction history of 3-bedroom units in District 10 and the Core Central Region (CCR) for the past year to see where Jervois Mansion stands.

The average price psf for Jervois Mansion’s 3-bedroom units is also lower than the average in District 10 and the CCR, which puts it in a very good range. 

The only ones that have a lower average price psf are RV Residences and Hyll on Holland. RV Residences’ 3-bedroom units are 1,001 sq ft, which is similar to Jervois Mansion but with an average price psf of S$2,097. But as mentioned earlier, RV Residences does not have the facilities and unique location that Jervois Mansion has.

The average price psf for Hyll on Holland’s 3-bedroom units ranges from S$2,346 to S$2,494 which is comparable to Jervois Mansion. However, its sizes are also larger, starting from 1055 sq ft and hence, you’d most likely pay a higher quantum. We’ve also mentioned earlier that Hyll on Holland is located further away from the city.

Overall, Jervois Mansion’s 3-bedroom prices are still much better than the market.

As you can see, the prices of 4-bedroom units within 3km of Jervois Mansion vary a lot. These depend on which district they are in, the unit sizes as well as the size of the development.

On one end of the spectrum, there are the higher-end 4-bedroom units with prices starting from over S$5 million and even reaching S$15 million for Park Nova. These also have unit sizes over 2000 sq ft and private lifts which means more space and exclusivity for residents.

On the more affordable end of the spectrum, you’ll find 4-bedroom units that range from S$2 to S$4 million. 3 of these projects - Stirling Residences, Avenue South Residences and One Pearl Bank - are located in District 3 which is in the RCR (Rest of Central Region). Hence, it makes sense that they are more affordably priced, and are comparable to the rest of the projects in District 3 and the RCR. 

Plus, these 3 projects have a 99-year tenure and their unit sizes are smaller than Jervois Mansion’s 4-bedroom unit. In terms of development size, these are much bigger projects with more than 700 units and hence would attract a different demographic from Jervois Mansion.

Other projects that are within the S$4 million range are Pullman Residences and Kopar at Newton. The latter is slightly more affordable than Jervois Mansion, with unit sizes that are quite similar too. All of the 4-bedroom units also come with private lifts. But the project has a 99-year tenure so that might explain why its premium is lower.

Pullman Residences is also another project that has a similar price range to Kopar at Newton, with private lifts as well. But the difference is that the unit sizes here are smaller and it is a freehold development. Both are located within walking distance to Newton MRT and are a short drive to Orchard Rd.

However, it’s not a straightforward comparison to Jervois Mansion as they are in different neighbourhoods. Jervois Mansion is near a GCB neighbourhood that’s relatively quiet with low to mid-rise buildings. On the other hand, Pullman Residences and Kopar at Newton are surrounded by taller buildings and are near the bustling Bukit Timah Rd. 

Most of the 4-bedroom units in new launch projects only come with private lifts. If you prefer exclusivity, some of Jervois Mansion’s premium 4-bedroom units come with private lifts too. The unit sizes range from 1722 to 2271 sq ft. While there are no records of transacted prices, the estimated prices are around S$4.39 million to S$5.79 million.

Hence, if you compare it to the larger 4-bedroom units with private lifts in other projects, it is still a much better price.

In terms of average quantum, Jervois Mansion’s 4-bedroom units fare much better than projects in the CCR and are comparable to those in District 10.

If you look at the average price PSF, it seems like Jervois Mansion is on the more expensive side.

However, do bear in mind that this includes resale transactions as well. Many of the projects with 4-bedroom units are much older projects with lower average psf prices and bigger unit sizes, which explains why the average quantum still adds up to S$4 million and above. Plus, many of these projects are located further west in areas like Bukit Timah, Holland Rd and Farrer Rd.

A more accurate comparison would be to look at the average price psf for new launches in District 10 and CCR. Here’s where it’s clear that Jervois Mansion fares much better than most other projects in terms of 4-bedroom units.

Appreciation Value Analysis

Based on the URA Master Plan, there won’t be many changes in terms of the development of the surrounding areas of Jervois Mansion as it is already well-established.

If you’re thinking of selling your property in future, you’d most likely be able to fetch a higher price due to the exclusivity of Jervois Mansion being located near a GCB area.

The chart above shows that the average psf prices of condos near the Chatsworth GCB area have been steadily increasing in the past 15 years. However, do note that there were slight dips due to cooling measures in 2013 and 2017.

In terms of rent in the Chatsworth GCB area, prices are also expected to be stable. Based on the rental transaction chart above, the average rental psf prices seem to be around an average of S$4.
