Comparison of new launch projects within 1km (2-Bedroom)
Here’s how Jervois Mansion’s 2-bedroom prices compare to other new launch projects nearby.
Data sourced from: URA, Realis, 99.co When you look at the price of Jervois Mansion’s 2-bedroom units against surrounding projects, it fares better than the rest, except Jervois Treasures. The latter is located the closest to Jervois Mansion, with its entrance along Jervois Rd. As its location is the most comparable, we’ll do a deeper analysis of both projects.
Even though the average price PSF for Jervois Treasures is lower than Jervois Mansion, the starting quantum for both projects are comparable.
The biggest difference between the 2 projects is their overall size. Jervois Mansion has a site area of over 93,000 sq ft for 130 units while Jervois Treasures has a site area of around 19,000 sq ft for 36 units. There are lesser facilities at Jervois Treasures as compared to Jervois Mansion. Hence, if you prefer more facilities and don’t mind paying a higher average price psf, Jervois Mansion will interest you.
If the site area and facilities don’t matter much to you, perhaps it’ll be more useful to compare the unit layouts and unit mix of Jervois Mansion and Jervois Treasures. Here are two unit layouts from both projects which are around the same size.

For more comparison, let’s also look at the most common 2-bedroom unit at Jervois Mansion which has a size of 678 sq ft.

It has a dumbbell layout, similar to Jervois Treasures’ 721 sq ft unit. The window views from both bedrooms are also blocked by the AC ledge. The kitchen seems small but there’s a dedicated space for the dining area, while the balcony space is smaller than Jervois Treasures.
But what’s interesting is that the transacted prices for both the 678 and 753 sq ft units at Jervois Mansion are almost the same. The average prices range from S$1.6 to S$1.8 million, which means that some residents had paid a lower quantum for a larger unit.
There are no transaction records for Jervois Treasures so we aren’t able to make an accurate comparison here. But based on indicative prices, Jervois Treasures’ 2-bedroom units start from S$1.62 million but this might possibly be for the smallest unit which is 624 sq ft (only 1 unit). So, we could expect the prices to be higher for the 721 sq ft unit.
In terms of the unit mix for 2-bedroom units (not including study or guest room), you’ll find that there are more choices for Jervois Mansion than Jervois Treasures.

Jervois Mansion:

Hence, when compared to its immediate neighbour, the price for Jervois Mansion’s 2-bedroom units is actually pretty decent.

Let’s also look at the transaction history of 2-bedroom units in District 10 and the Core Central Region (CCR) for the past year to see where Jervois Mansion stands.

This graph shows the data of transactions with unit sizes similar to Jervois Mansion. As you can see, the average price for Jervois Mansion’s 2-bedroom unit fares comparably, if not better, than the market.

In terms of average price psf, Jervois Mansion seems to be on the higher end. But if you look at the projects with lower average psf prices in the district, you’ll understand that its price makes sense:

Tanglin Regency is in a good location as it’s very near to Redhill MRT but it is an old project which TOP-ed in 1998. Plus, its tenure is also 99 years from 1994, which means it might be hard to fetch a good price when you sell your property in future. This explains why its average price psf is among the most affordable in the area.

RV Residences might seem like an obvious project to compare to. It’s located just down the road from Jervois Mansion and is closer to Valley Point Shopping Centre and Great World. In terms of tenure, it’s 999 years which is technically like a freehold property.
But for 248 units in a site area of 64,583 sq ft, residents here have less space than Jervois Mansion (130 units, 93,182 sq ft). It also does not have the full suite of facilities that Jervois Mansion is offering. Plus, RV Residences is located along River Valley Rd, which is a major road. Hence, it does not have the exclusivity of being near a GCB neighbourhood like Jervois Mansion.

However, Jervois Treasures only has one size for its 3-bedroom unit which is 1,130 sq ft. This means that you’d have to pay a larger quantum than Jervois Mansion.
The only ones that have a lower average quantum than Jervois Mansion are Irwell Hill Residences and The Iveria. But one downside is that their unit sizes are also much smaller. In terms of location, these two are nearer to Orchard Rd. Plus, they are both high-rise developments, catering to a different demographic than Jervois Mansion.

Let’s take a look at the transaction history of 3-bedroom units in District 10 and the Core Central Region (CCR) for the past year to see where Jervois Mansion stands.

This graph shows the data of transactions of 3-bedroom units with sizes similar to Jervois Mansion. As you can see, the price for Jervois Mansion’s 3-bedroom unit fares much better than most of the market.

The average price psf for Jervois Mansion’s 3-bedroom units is also lower than the average in District 10 and the CCR, which puts it in a very good range.
The only ones that have a lower average price psf are RV Residences and Hyll on Holland. RV Residences’ 3-bedroom units are 1,001 sq ft, which is similar to Jervois Mansion but with an average price psf of S$2,097. But as mentioned earlier, RV Residences does not have the facilities and unique location that Jervois Mansion has.

The average price psf for Hyll on Holland’s 3-bedroom units ranges from S$2,346 to S$2,494 which is comparable to Jervois Mansion. However, its sizes are also larger, starting from 1055 sq ft and hence, you’d most likely pay a higher quantum. We’ve also mentioned earlier that Hyll on Holland is located further away from the city.
Overall, Jervois Mansion’s 3-bedroom prices are still much better than the market.

Data sourced from: URA, Realis, 99.coAs you can see, the prices of 4-bedroom units within 3km of Jervois Mansion vary a lot. These depend on which district they are in, the unit sizes as well as the size of the development.
On one end of the spectrum, there are the higher-end 4-bedroom units with prices starting from over S$5 million and even reaching S$15 million for Park Nova. These also have unit sizes over 2000 sq ft and private lifts which means more space and exclusivity for residents.

On the more affordable end of the spectrum, you’ll find 4-bedroom units that range from S$2 to S$4 million. 3 of these projects - Stirling Residences, Avenue South Residences and One Pearl Bank - are located in District 3 which is in the RCR (Rest of Central Region). Hence, it makes sense that they are more affordably priced, and are comparable to the rest of the projects in District 3 and the RCR.
Plus, these 3 projects have a 99-year tenure and their unit sizes are smaller than Jervois Mansion’s 4-bedroom unit. In terms of development size, these are much bigger projects with more than 700 units and hence would attract a different demographic from Jervois Mansion.

Other projects that are within the S$4 million range are Pullman Residences and Kopar at Newton. The latter is slightly more affordable than Jervois Mansion, with unit sizes that are quite similar too. All of the 4-bedroom units also come with private lifts. But the project has a 99-year tenure so that might explain why its premium is lower.
Pullman Residences is also another project that has a similar price range to Kopar at Newton, with private lifts as well. But the difference is that the unit sizes here are smaller and it is a freehold development. Both are located within walking distance to Newton MRT and are a short drive to Orchard Rd.

However, it’s not a straightforward comparison to Jervois Mansion as they are in different neighbourhoods. Jervois Mansion is near a GCB neighbourhood that’s relatively quiet with low to mid-rise buildings. On the other hand, Pullman Residences and Kopar at Newton are surrounded by taller buildings and are near the bustling Bukit Timah Rd.
Most of the 4-bedroom units in new launch projects only come with private lifts. If you prefer exclusivity, some of Jervois Mansion’s premium 4-bedroom units come with private lifts too. The unit sizes range from 1722 to 2271 sq ft. While there are no records of transacted prices, the estimated prices are around S$4.39 million to S$5.79 million.
Hence, if you compare it to the larger 4-bedroom units with private lifts in other projects, it is still a much better price.

In terms of average quantum, Jervois Mansion’s 4-bedroom units fare much better than projects in the CCR and are comparable to those in District 10.

If you look at the average price PSF, it seems like Jervois Mansion is on the more expensive side.
However, do bear in mind that this includes resale transactions as well. Many of the projects with 4-bedroom units are much older projects with lower average psf prices and bigger unit sizes, which explains why the average quantum still adds up to S$4 million and above. Plus, many of these projects are located further west in areas like Bukit Timah, Holland Rd and Farrer Rd.


A more accurate comparison would be to look at the average price psf for new launches in District 10 and CCR. Here’s where it’s clear that Jervois Mansion fares much better than most other projects in terms of 4-bedroom units.
