Lentor Mansion is a 99-year leasehold new launch condominium located in the new Lentor Hills Estate in District 26. The Lentor Gardens GLS tender previously closed with GuocoLand (Singapore) Pte. Ltd. and Intrepid Investments Pte. Ltd. emerging as the top and sole bidders, with a bid of $486 million ($984.84 psf per plot ratio). The site has a Gross Floor Area (GFA) of 494,289.53 sq ft (45,921 m2) and is estimated to yield some 530 units, spanning two zones of different heights.
Lentor Mansion, expected to TOP in 2028, is one of the seven new launch condominiums in the new estate. Located close by from the site, Lentor Modern is a mixed-use development by GuocoLand too. It was launched earlier in September 2022, and integrated with Lentor MRT Station. GuocoLand is known for other mixed-use projects like Midtown Modern and Wallich Residence.

Comprising two zones, Lentor Mansion will have a low-rise zone (8 storeys) along Lentor Gardens and Lentor Hills Road, and a mid-rise zone (16 storeys) overlooking the future Lentor Hillock Park. Situated in the up-and-coming Lentor Hills Estate, it will be developed in line with the vision of a sustainable and pedestrian-friendly neighbourhood with lush greenery.

In compliance with URA’s guidelines, GuocoLand will incorporate greenery replacements equivalent to 45% of the original site area. This will include sky terraces and roof gardens containing green and living elements such as plants, shrubs, and trees. In addition, boundary fences on all sides of the development will be made porous to ensure the visibility of lush landscaping from the outside.

Accessibility and Connectivity of Lentor Mansion
Lentor Mansion will be a mere 7-minute walk from Lentor MRT station (TE8) on the Thomson-East Coast Line (TEL). Future residents of Lentor Mansion will be able to enjoy convenience to the Circle Line via Caldecott (CC17/TE9), North-South Line via Orchard (NS22/TE14), Downtown Line via Stevens (DT10/TE11) and North-East Line via Outram Park (NE3/EW16/TE17).
Lentor Mansion will also be a short drive to the North-South Corridor, slated for completion in 2027.
