Skywaters Residences is a 99-year leasehold New Launch Condo located at 8 Shenton Way in District 1. The former AXA Tower will be redeveloped by Chinese MNC, Alibaba and a consortium led by renowned developer Perennial Holdings. The development was sold for S$1.68 billion, which Alibaba has a 50% stake.
Future tallest building in Singapore
Set to be completed in 2028, 8 Shenton Way will be the tallest building in Singapore with a maximum height of 305m, overtaking the current title held by the 284m Guoco Tower. It will be Singapore's first supertall building, which is defined as a structure above 300 metres.

Skywaters Residences super penthouse
Skywaters Residences will house the highest residence in Singapore, a luxurious super penthouse on the top floor of 8 Shenton Way. It will have stunning views of the South China Sea and Singapore's CBD.
Part of a mixed-use and integrated development
Skywaters Residences is part of 8 Shenton Way, a 63-storey mixed-use development with a total gross floor area of around 148,000 sqm. It will consist of retail, restaurants, offices, a hotel and residential units. Almost 60% of the building will be for commercial while the rest are allocated for 215 residential units with sky terraces and a hotel with 11 suites.
The hotel will be on levels 24 to 26, while residential units will be on levels 27 to 63.

US architecture firm Skidmore, Owings & Merrill (SOM), will be behind the design of 8 Shenton Way, working together with local firm, DCA Architects. The firm has designed the world-famous Burj Khalifa in Dubai as well as New York's One World Trade Center.

8 Shenton Way will be one of Asia's most sustainable skyscrapers and it's aiming for the Building Construction Authority of Singapore Green Mark Platinum certification. With designs inspired by bamboo forests, there will be garden terraces reflecting Singapore's lush tropical landscape and three out of seven of them will be on the residential levels. The terraces are carved out of the building every five to six floors and will provide light, air and natural ventilation.

In total, there will be more than 10,000 sqm of elevated, public green spaces which exceeds the entire footprint of the site.
Public transport and connectivity of Skywaters Residences
Skywaters Residences will have direct underground connectivity to Tanjong Pagar MRT station on the East-West line, right in the heart of the CBD. Two other MRT stations are also within a 5-minute walk - Maxwell MRT station on the Thomson-East Coast line and Prince Edward MRT station on the Circle line.

It is well-connected to expressways such as Ayer Rajah Expressway (AYE), Marina Coastal Expressway (MCE) and Central Expressway (CTE). A few minutes' drive and you'll reach Orchard Road, Clarke Quay, Marina Bay or Sentosa.
There will also be bicycle and electric vehicle parking lots.

Shopping malls such as 100AM Mall, Icon Village and Tanjong Pagar Centre where residents find a myriad of shopping and dining options are within close proximity. There are multiple grocery stores such as Little Farms at Guoco Tower and NTUC Fairprice at Tanjong Pagar Plaza for your grocery shopping. For coffee-lovers, a variety of cafes surround the neighbourhood for you to get your coffee fix over brunch.
Skywaters Residences is also near the Duxton district, Telok Ayer and the bustling Chinatown heritage district, which has plenty of notable restaurants, cafes and bars. Renowned hawker centres such as Tanjong Pagar Plaza Food Centre, Maxwell Food Centre and Amoy Street Food Centre are all just a short stroll away.

Despite its central location, Skywaters Residences is close to nature. Get away from the hustle and bustle of city life with the many small parks that dot the Downtown area, such as the Tras Link Park, Tanjong Pagar Park, Telok Ayer Park and Ann Siang Hill. While some of these parks are small, they are nevertheless perfect for a breath of fresh air. Plus, other major parks like Gardens by the Bay, Mt Faber Park, Pearl’s Hill City Park and Fort Canning Park are just a short distance away.

URA Masterplan near Skywaters Residences
Skywaters Residences is part of the rejuvenation and redevelopment of Singapore's CBD into a precinct to "work, live and play". The development is located right in the heart of the CBD, the historic Tanjong Pagar neighbourhood, Anson and Cecil precincts as well as Marina Bay.
