HDB offers different types of flats to cater to the needs and preferences of Singaporeans, one of which is Sale of Balance Flats (SBF).&nbsp;<\/p>\n\n\n\n<p>HDB SBFs are unsold flats from past BTO (Build-to-Order) activities, excess flats under the Selective En Bloc Redevelopment Scheme (SERS), and apartments repurchased by HDB. These flats are then made available for sale to eligible buyers.<\/p>\n\n\n\n<p><strong>When is HDB SBF?&nbsp;<\/strong><\/p>\n\n\n\n<p>SBF launches occur twice a year, in May and November, and generally coincide with BTO debuts.&nbsp;<\/p>\n\n\n\n<p><strong>What are the requirements to qualify for HDB SBF?<\/strong><\/p>\n\n\n\n<p>The eligibility criteria for purchasing SBF flats as a family nucleus, or with your fiance\/fiancee\/spouse include the following;&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>Citizenship&nbsp;<\/td><td>Both parties must have Singapore citizenshipOr one party must hold Singapore citizenship and the other must be a regular resident<\/td><\/tr><tr><td>Age<\/td><td>Older than 21 years old<\/td><\/tr><tr><td>Income ceiling<\/td><td>The combined revenue cap for HDB SBF flats is currently S$14,000.&nbsp;The maximum salary for extended families and multigenerational households is S$21,000.&nbsp;<\/td><\/tr><tr><td>Property ownership<\/td><td>Neither party should be a local or international property owner, and neither should have sold any property in the previous 30 months.Candidates should not have previously filed for or been awarded CPF housing grants, or only have done it once before.From the date of the flat application until the end of the 5-year Minimum Occupation Period (MOP), neither you nor any other applicants or occupants mentioned in the flat application may invest in private residential property.&nbsp;<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>For more information on HDB SBF criteria, <a href=\"https:\/\/www.hdb.gov.sg\/cs\/infoweb\/residential\/buying-a-flat\/flat-and-grant-eligibility\">read here<\/a>.<\/p>\n\n\n\n<p><strong>Am I eligible for HDB SBF as a first-time single applicant?<\/strong><\/p>\n\n\n\n<p>Yes, if you fulfil the following conditions:<br><br>1. You must hold Singaporean citizenship.<\/p>\n\n\n\n<p>2. You must be at least 35 years of age if unmarried or divorced, or at least 21 years of age if widowed or an orphan.<\/p>\n\n\n\n<p>3. You must meet the EIP and Singapore Permanent Residents (SPR) quota for where your flat is located. This is likely to affect your shortlist of locations.&nbsp;<\/p>\n\n\n\n<p><strong>When will HDB SBF results be out?&nbsp;<\/strong><\/p>\n\n\n\n<p>Ballot results will be revealed 1.5 months after applications close.<\/p>\n\n\n\n<p><strong>Advantages and Disadvantages of HDB SBF&nbsp;<\/strong><\/p>\n\n\n\n<p><strong>Advantages&nbsp;<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>It has a shorter waiting&nbsp;period than BTO apartments<\/li>\n<\/ol>\n\n\n\n<p>BTO flats will not begin building until 65 to 70% of the units have been reserved. This along with the additional construction delays caused by the COVID-19 epidemic, the wait dates for some of these projects can take four to five years to finish.&nbsp;<\/p>\n\n\n\n<p>HDB SBFs, on the other hand, are mostly built or under construction flats, hence the waiting period is substantially lower. In fact, you might even be able to move in as soon as 3 months.&nbsp;<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"2\">\n<li>SBFs in HDB are usually less costly than resale flats&nbsp;<\/li>\n<\/ol>\n\n\n\n<p>Despite being the more affordable option when compared to resale flats, HDB SBF prices are often adjusted to market conditions. This means they are usually more expensive than their BTO equivalents in the same launch.&nbsp;<\/p>\n\n\n\n<p>However, that\u2019s not always the case.&nbsp;<\/p>\n\n\n\n<p>For example, a 4-room flat in Queenstown had a starting price of S$331,000 at the HDB SBF launch in May 2022. At the same time, flats in the area were valued from S$511,000 in the May 2022 BTO exercise. That\u2019s around S$180,000 more.<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"3\">\n<li>There are more places and flat types available<\/li>\n<\/ol>\n\n\n\n<p>Unlike a traditional BTO launch, which typically only provides flats in three or four places, HDB SBFs are drawn from a variety of estates, both mature and non-mature.<\/p>\n\n\n\n<p>This means you&#8217;ll have more options for places, especially if you wish to reside in an estate that wasn&#8217;t accessible before the BTO debut.&nbsp;<\/p>\n\n\n\n<p><strong>Disadvantages<\/strong><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>HDB SBFs can sometimes be older<\/li>\n<\/ol>\n\n\n\n<p>It is important to conduct thorough research because there are older apartments in established neighbourhoods that have been returned to HDB for unforeseen causes. Consequently, these units have shorter remaining leases.<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"2\">\n<li>You have less time to prepare your funds<\/li>\n<\/ol>\n\n\n\n<p>While HDB SBF flats offer shorter wait times, the trade-off is that you have less time to save for the downpayment and additional expenses such as renovations.&nbsp;<\/p>\n\n\n\n<ol class=\"wp-block-list\" start=\"3\">\n<li>There is a limited number of flat options<\/li>\n<\/ol>\n\n\n\n<p>These flats are sometimes regarded as &#8216;undesirable&#8217; since they are made up of leftover units.
