Right now, there are probably some of you who estimate the price of a suburban condo to be somewhere from $2 million, to two times the national debt of France. It\u2019s just how we\u2019re trained to think. Well, here are some reasons a private property more affordable than most Singaporeans assume:<\/span><\/p>\n<ol>\n<li>\n<h3><b> The misconception that \u201cno condo is below a million dollars\u201d<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">How much would you say is the minimum price for a condo? A million dollars? $800,000? Well, a quick search for condos priced at $700,000 or below<\/span><a href=\"https:\/\/www.99.co\/singapore\/sale?listing_type=sale&amp;main_category=condo&amp;map_bounds=1.5827095153768858%2C103.49449749970108%2C1.1090706240313446%2C104.12483807587296&amp;page_num=2&amp;page_size=20&amp;price_max=700000&amp;query_coords=1.3039947%2C103.8298507&amp;query_limit=radius&amp;query_type=city&amp;radius_max=1000&amp;rental_type=unit&amp;show_future_mrts=true&amp;zoom=11\"> <span style=\"font-weight: 400;\">yields over 3,300 results on 99.co<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">And before you jump to conclusions, no, they\u2019re not all tiny shoeboxes. This three-bedroom, 850 square foot apartment at<\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/the-visionaire-condo-EmJwbrzUcnAWubkckVfVNb\"> <span style=\"font-weight: 400;\">The Visionare<\/span><\/a><span style=\"font-weight: 400;\"> is just $690,000. This one at<\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/northwave-condo-EePES8mgwFezA7K2xKKtFb\"> <span style=\"font-weight: 400;\">Northwave<\/span><\/a><span style=\"font-weight: 400;\"> is 893 square feet, at just $686,100.<\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/the-criterion-condo-zLFSEnPLyr4daFx4cgwwBD\"> <span style=\"font-weight: 400;\">The Criterion<\/span><\/a><span style=\"font-weight: 400;\"> in Yishun has equally large units, for just $677,600.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These are just slightly beyond the price of, say,<\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/428-tampines-street-41-hdb-oNJzgPDgn37Ms3dh7qBwsX\"> <span style=\"font-weight: 400;\">a resale flat in Tampines<\/span><\/a><span style=\"font-weight: 400;\"> ($649,000), and two of the units are actually <\/span><i><span style=\"font-weight: 400;\">cheaper <\/span><\/i><span style=\"font-weight: 400;\">than this<\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/428-tampines-street-41-hdb-oNJzgPDgn37Ms3dh7qBwsX\"> <span style=\"font-weight: 400;\">resale flat in Ang Mo Kio<\/span><\/a><span style=\"font-weight: 400;\"> ($680,000).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These $600,000 to $700,000 condos have all the facilities you expect: tennis courts, jacuzzis, pools, gyms, etc. Despite many developments like these, plenty of Singaporeans can\u2019t wrap their heads around the idea that \u201ca real condo\u201d costs anything below a million dollars.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you\u2019ve been operating under this assumption, it\u2019s time to browse a little more.<\/span><\/p>\n<ol start=\"2\">\n<li>\n<h3><b> The belief that condos \u201ccost $4,000 a month\u201d to stay in<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Although home loan interest rates are rising, there are two things to note: first, they are still cheaper than the HDB loans used for public housing. Second, banks have managed to innovate to handle the rising costs, through loan options like Fixed Deposit Home Rate (FHR) loans.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Consider the monthly repayments, if you were to buy an $800,000 condo. You would make a downpayment of 20 per cent, but only five per cent of the property price needs to be in cash (15 per cent can come from CPF, and the bank can finance the remaining 80 per cent). That\u2019s a cash down payment of $40,000, and $120,000 down payment that comes from CPF.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Next, let\u2019s assume you use a 30-year loan, with an interest rate of about 1.8 per cent per annum. At the time of writing, this is the typical loan rate. With a loan quantum of $640,000, the monthly payments over 30 years come to $2,302 per month.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Let\u2019s look at that amount, split between you and one co-borrower (parent, partner, or spouse): it\u2019s $20,000 in cash each, and $60,000 from your respective CPF accounts. The monthly repayments \u2013 <\/span><i><span style=\"font-weight: 400;\">which can be paid with CPF<\/span><\/i><span style=\"font-weight: 400;\">, despite a common misconception \u2013 is just $1,151 on both sides.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now we\u2019re not saying that\u2019s cheap. We\u2019re just pointing out that it\u2019s below what many Singaporeans expect, as it\u2019s a common belief that condos \u201ccost $4,000 a month\u201d to stay in.<\/span><\/p>\n<ol start=\"3\">\n<li>\n<h3><b> The interest rate on your mortgage is tax deductible (as are a whole bunch of other property-related costs) if you&#8217;re renting your private property out<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">A lot of people forget \u2013 or don\u2019t realise &#8211; that the interest payments on a home loan are tax deductible.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">According to the Inland Revenue Authority of Singapore (IRAS),<\/span><a href=\"https:\/\/www.iras.gov.sg\/IRASHome\/About-Us\/Taxes-in-Singapore\/Helping-and-Encouraging-Compliance\/IRAS-Focus-on-Taxpayer-Compliance\/Common-Mistakes-Made-by-Individual-Income-Tax-Taxpayers\/\"> <span style=\"font-weight: 400;\">claimable tax deductions<\/span><\/a><span style=\"font-weight: 400;\"> are:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Interest on mortgage loan<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Property tax<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Fire insurance<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Commission paid on getting subsequent tenant<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Cost of renewing a lease or getting a new tenant (except for the first tenant)<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Repairs &amp; maintenance (e.g. painting, pest control, monthly maintenance charges to management corporation)<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Note the tax-deductible nature of home loan interest. You\u2019re paying around 1.8 per cent interest (See point 2), through your CPF Ordinary Account that accrues at 2.5 per cent interest. On top of that, you\u2019re also deducting the 1.8 per cent interest from your income tax anyway.<\/span><\/p>\n<ol start=\"4\">\n<li>\n<h3><b> The misconception that condo conservancy charges are super-high<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">We\u2019ll be blunt: conservancy charges <\/span><i><span style=\"font-weight: 400;\">are <\/span><\/i><span style=\"font-weight: 400;\">much higher for condos than they are for HDB properties. However, they\u2019re often exaggerated to comical levels.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It often comes from a simple misunderstanding: most management councils want residents to pay on a <\/span><i><span style=\"font-weight: 400;\">quarterly <\/span><\/i><span style=\"font-weight: 400;\">basis. So the bill that your condo-owner friend was waving and complaining about \u2013 the one that\u2019s over $1,000 \u2013 is almost certainly for <\/span><i><span style=\"font-weight: 400;\">three months <\/span><\/i><span style=\"font-weight: 400;\">of maintenance.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s still higher than an HDB flat, but not really so severe that you need to start a heroin ring to afford it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There are condos with conservancy fees that run over a thousand dollars a month, but these are for very high-end units in District 9 or 10. Think massive apartments that mean a bigger share value, and developments where maintenance includes concierge services (yes,\u00a0<\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/craziest-condo-facilities-singapore\/\"><span style=\"font-weight: 400;\">these exist<\/span><\/a><span style=\"font-weight: 400;\">, and the concierge really can help residents book a flight or restaurant).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For <\/span><i><span style=\"font-weight: 400;\">most <\/span><\/i><span style=\"font-weight: 400;\">mid-range condos however, the conservancy fees \u2013 which vary based on the size of your unit \u2013 will range between $350 and $400 a month. This amount is tax deductible (see point 3).<\/span><\/p>\n<p><b>While it isn\u2019t cheap, private property may not be as far out of your reach as you imagine<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Don\u2019t give up on your aspirations to upgrade to a private property. Take a real look at the costs involved, before you dismiss the possibility.
