For a start, you can copy other successful property investors, or do your homework by checking vacancy rates, research nearby schools and check for upcoming major infrastructure developments.<br \/>\n<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In Singapore, we often find ourselves asking: How can an island this tiny have so many property investment choices? It doesn\u2019t help that sometimes, being across the street will raise or lower the rental income by more than 10 per cent. It\u2019s true, there\u2019s a bit of property wizardry involved in finding a good investment unit; but here are some quick tips that don\u2019t require a whole army of property analysts:<\/span><\/p>\n<ol>\n<li>\n<h3><strong>Tail other successful property investors<\/strong><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">While we\u2019re against herd mentality, this is one move that\u2019s always useful for beginners looking for an investment unit. Look around for a veteran investor, whom you consider fairly successful &#8211; they don\u2019t even need to be at the top of the property game, just more experienced and with a better track record than you.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Look in the same general areas that they do, and try to find out which properties they\u2019re interested. Chances are, they know something that you don\u2019t. <\/span><\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-9394\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2017\/03\/investment-property-buying-staying.jpg\" alt=\"property investment\" width=\"720\" height=\"540\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2017\/03\/investment-property-buying-staying.jpg 1600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2017\/03\/investment-property-buying-staying-380x284.jpg 380w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2017\/03\/investment-property-buying-staying-940x705.jpg 940w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/p>\n<ol start=\"2\">\n<li>\n<h3><strong>For commercial properties, look for major chain brands<\/strong><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Using this analogy, major chain brands such as McDonald\u2019s and Uniqlo, do extensive analysis before picking a location. While you can\u2019t afford the same advisory services, you <\/span><i><span style=\"font-weight: 400;\">can <\/span><\/i><span style=\"font-weight: 400;\">take a page out of their book. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">For example, when Uniqlo first set up in Singapore, they picked Tampines One, a suburban mall, instead of the usual Orchard Road location. That was a pretty good cue for investors, to look around the same general area; they wouldn\u2019t have set up there if there was a lack of foot traffic.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For Food and Beverage (F&amp;B) locations, an old tactic is to try and spot major fast food chains. If you see these in the area, you know that foot traffic is probably good.<\/span><\/p>\n<ol start=\"3\">\n<li>\n<h3><b> For residential properties, check the vacancy rates<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">A lot of investors check rental yields in an area. That\u2019s useful, but seasoned landlords are also careful to check vacancy rates when scouting for an investment property.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is a more immediate indicator of the current situation. For example, in February last year, there were <\/span><a href=\"http:\/\/www.straitstimes.com\/singapore\/housing\/high-vacancy-rates-in-parts-of-singapore\"><span style=\"font-weight: 400;\">high vacancy rates<\/span><\/a><span style=\"font-weight: 400;\"> in the Sentosa Cove area. This was a good clue that things were not hunky dory, despite the usually high rental incomes associated with the area (it was due to a \u00a0shrinking number of well-heeled expatriates, an ongoing problem this year).<\/span><\/p>\n<ol start=\"4\">\n<li>\n<h3><b> When buying a residential investment property, look for schools in the vicinity (not just \u201celite\u201d schools)<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">You probably know that, if you live near a particular school, your children are more likely to get in. As such, there\u2019s always good demand for homes near \u201celite\u201d schools. But even if a school is not as famous, it still benefits the landlord.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The reason is that, if the family\u2019s children attend the nearby school, they\u2019re less likely to want to move. That results in longer leases.<\/span><\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-19402\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/03\/resale-condo-investment-property.jpg\" alt=\"Tanjong Rhu resale condo bought as investment property\" width=\"720\" height=\"481\"><\/p>\n<ol start=\"5\">\n<li>\n<h3><b> Look for signs of gentrification aka organic urban renewal<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">If you don\u2019t know what the word \u201chipster\u201d means, take a walk along Jalan Besar or Tiong Bahru. Some of the more \u201culu\u201d and rundown places are actually home to pricey cafes. At the same time, you may notice some of the corner shops are actually high-priced boutiques, that are just <\/span><i><span style=\"font-weight: 400;\">ironically <\/span><\/i><span style=\"font-weight: 400;\">low-end in appearance.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Gentrification is one of those things that happens organically &#8211; it\u2019s seldom <\/span><i><span style=\"font-weight: 400;\">planned <\/span><\/i><span style=\"font-weight: 400;\">by the town council or government. This is why you need to walk around and check with your own eyes, rather than just relying on the Urban Redevelopment Authority\u2019s (URA) master plan.<\/span><\/p>\n<ol start=\"6\">\n<li>\n<h3><b> Look for the \u201cripple effect\u201d<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">When one particular neighbourhood upgrades, and the prices rise, there\u2019s often a ripple effect in surrounding areas. If you can move early, and buy before the ripple hits, you could see some nice gains. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A simple way to do this is to compare transaction prices in one area, to those of surrounding estates (you can do this with the <\/span><a href=\"http:\/\/99.co\"><span style=\"font-weight: 400;\">99.co<\/span><\/a><span style=\"font-weight: 400;\"> property map). A common precursor to the ripple effect is when you spot a price disparity of five per cent or more, between one area and the neighbourhood next to it. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A cruder approach is to just look for estates with a lot of major upgrading, such as Paya Lebar in the past year. There\u2019s a good chance that surrounding areas will benefit, in the following year or two. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Keep an eye on any properties in such areas; there\u2019s a good chance that they\u2019ll soon be revitalised thanks to their neighbours.<\/span><\/p>\n<ol start=\"7\">\n<li>\n<h3><b> Visit property auctions to snag a bargain price investment property<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Do drop by during mortgagee sales. While there\u2019s no guarantee you\u2019ll always get a good price, you might find the occasional fire sale &#8211; this is when a property has become too costly for its owner, and they\u2019re eager to sell it quickly. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">If the reserve price is not met during the auction, remember to approach the sellers directly if you can. They may accede to a private deal with you.<\/span><\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-19401\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/03\/resale-versus-new-launch-investment-property.jpg\" alt=\"Singapore condo is an investment property\" width=\"720\" height=\"480\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/03\/resale-versus-new-launch-investment-property.jpg 1500w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/03\/resale-versus-new-launch-investment-property-600x400.jpg 600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/03\/resale-versus-new-launch-investment-property-440x294.jpg 440w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/p>\n<ol start=\"8\">\n<li>\n<h3><b> Look for aging properties, in neighbourhoods with slated upgrades<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">No, this is about hoping for an en-bloc sale (although that possibility exists). It\u2019s about rental yield. Remember, tenants don\u2019t really care about how many years are left on the lease &#8211; all they care about is convenience and comfort. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">This means that an older property &#8211; if it\u2019s in the right location &#8211; could generate the same rental income as comparably newer properties. Given that its price is lower due to age, you would effectively have a higher rental yield.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But you need to ensure that the price of mai<\/span><span style=\"font-weight: 400;\">ntenance or restoration isn\u2019t too high. Also, you must be sure of its rentability, as it\u2019s not easy to sell a property with an expiring lease. <\/span><\/p>\n<ol start=\"9\">\n<li>\n<h3><b> Look for major infrastructure development<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Prominent examples of this include the High Speed Rail (HSR) in Jurong, the Johor Baru-Singapore rapid transit system in Woodlands; lesser examples are the emergence of new MRT stations or roads. In general, property prices in Singapore are closely tied to the government\u2019s infrastructure initiatives.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Key things to look for are:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The development of business hubs, such as tech parks and offices; this raises employment in the area, aiding both rental prospects and home values<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Major park and recreation zones<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Factors that alleviate traffic and noise, such as \u201cCar lite\u201d designations, which will appeal to residents and tenants<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Development of education institutions <\/span><\/li>\n<\/ul>\n<p class=\"p1\"><em><span class=\"s1\">Buying your first home or investment property?
