Don\u2019t be worried. Be <\/span><i><span style=\"font-weight: 400;\">concerned<\/span><\/i><span style=\"font-weight: 400;\">, because having a stranger in the house is always awkward, and then some. Here&#8217;s how you can avoid the worst of it:<\/span><\/p>\n<ol>\n<li>\n<h3><b> Have clear rules that are also set out in the Tenancy Agreement (TA)<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">If you must share the place with the tenant, you\u2019ll aspire to be more particular than if you\u2019re renting out the whole unit. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Remember, if the tenant is the sort who comes back at three in the morning, drunk, and <a href=\"http:\/\/www.dailymail.co.uk\/news\/article-5786393\/Tenant-hell-78-repeatedly-sang-Dont-Cry-Argentina-half-naked-jailed.html\" target=\"_blank\" rel=\"noopener\">singing &#8220;Don&#8217;t Cry for Me Argentina&#8221;<\/a><\/span><span style=\"font-weight: 400;\">, <\/span><i><span style=\"font-weight: 400;\">you\u2019re <\/span><\/i><span style=\"font-weight: 400;\">the one waking up to deal with it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">So before you even take on a tenant, think hard about the <\/span><i><span style=\"font-weight: 400;\">core <\/span><\/i><span style=\"font-weight: 400;\">rules they must never violate. This can include things such as not putting durian in the fridge, not having guests who stay past midnight, and no smoking in the house.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These rules should be clearly stated in <a href=\"https:\/\/www.99.co\/singapore\/insider\/tenancy-agreement-and-security-deposit\/\" target=\"_blank\" rel=\"noopener\">the Tenancy Agreement<\/a>, never just leave them as verbal agreements.<\/span><\/p>\n<ol start=\"2\">\n<li>\n<h3><b> Be careful not to disclose too much to tenants<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">During the initial meet-up with the tenant (and even after), think before disclosing information about yourself. There\u2019s no need to tell the tenant you keep a gold bar in the sock drawer because fiat currencies are all a scam, or that the password to your computer is taped under the green chair, so don\u2019t move it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While most tenants won\u2019t be criminals, it\u2019s best to be safe. Also, remember that personal details could be used against you if a dispute ever arises. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">You can share more once you\u2019re confident the tenant is trustworthy. But until then, be friendly, not <\/span><i><span style=\"font-weight: 400;\">familiar<\/span><\/i><span style=\"font-weight: 400;\">. <\/span><\/p>\n<ol start=\"3\">\n<li>\n<h3><b> If you use a Smart TV or a publicly accessible desktop at home, get used to logging out of your accounts<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Even if it\u2019s stated or agreed upon that the tenant won\u2019t be using the Smart TV or the desktop computer in the living room, always play it safe. Get into the habit of logging out of your accounts, especially if these have some a limit or credit balance. When renting out a room, you don\u2019t want to wake up at 8 AM to attend a 9 AM meeting and find the bathroom occupied by the tenant for 45 minutes.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">(Be warned: there are tenants whose \u201cquick showers\u201d are the length of a Taiwanese soap opera episode.)<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Be sensitive to your tenant\u2019s needs as well. If the tenant works at Jurong Island and needs to be out of the house by 6.30 AM, let him go first.<\/span><\/p>\n<ol start=\"5\">\n<li>\n<h3><b> Beware of family drama<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">If the tenant states he\/she is renting a room because of family issues, this is a red flag.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ugly situations can arise from this, such as the tenant\u2019s angry spouse hammering on the front door every day of the week, or the tenant\u2019s parents bugging you to evict their child so he or she will come home.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This isn\u2019t a concern for a landlord who\u2019s renting out the whole unit (they\u2019re not around to experience the drama). But it <\/span><i><span style=\"font-weight: 400;\">will<\/span><\/i><span style=\"font-weight: 400;\"> be for you or family when you\u2019re living in the same unit as the tenant.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Clarify the tenant\u2019s situation before the TA is signed and get them to agree on your recourse in such situations.<\/span><\/p>\n<ol start=\"6\">\n<li>\n<h3><b> If the property is a condo, agree on the payment of any extra passes or key cards before signing the TA<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">If the tenant drives, they may need an extra parking space. And in any condo, some form of resident or access pass is needed. Remember to factor the cost of this and decide beforehand who pays for it. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">When renting out a room, we advise against unofficial arrangements whereby the tenant uses your resident pass. This could get problematic, such as if you\u2019re stopped by the guards but your pass is with the tenant, or vice versa. Also, it could get the tenant\u2019s car clamped. That\u2019s a leading cause of swear words being emailed to a condo\u2019s management.<\/span><\/p>\n<ol start=\"7\">\n<li>\n<h3><b> Agree on utilities before the TA is signed<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">It pays to be a little more specific on how utilities such as air-conditioning will be used. A tenant who keeps the air-conditioner running the whole day, or who has a Bitcoin mining rig in their room, is going to run up sizeable bills. (True story about the Bitcoin rig; it incurs an electricity bill of more than S$300 a month.)<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Depending on how the utilities are paid, this could end up being an unfair arrangement. Some landlords even go to the extent of installing individual electricity meters in the rented rooms connected to the air conditioning. Also, you must consider issues such as fair wear and tear for utilities such as the stove and air-conditioning, and decide who pays for servicing.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In short, set the ground rules for utilities before the TA is signed.<\/span><\/p>\n<ol start=\"8\">\n<li>\n<h3><b> Check if you\u2019re comfortable with the tenant\u2019s lifestyle and background<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Have an informal chat with the tenant, and get a sense of how well your lifestyles align. Because you will live with this person, there are concerns that go beyond the financial.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Will you be comfortable, for example, living with a person who does not share your religious beliefs, and may even have directly <\/span><i><span style=\"font-weight: 400;\">opposed <\/span><\/i><span style=\"font-weight: 400;\">beliefs? Does it bother you if your tenant is, say, a musician who needs to practise on drums every day? (Well, music <\/span><i><span style=\"font-weight: 400;\">is<\/span><\/i><span style=\"font-weight: 400;\"> a religion to some.)<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Remember, this is someone you\u2019ll have to live with for six months or more. So when renting out a room, don\u2019t be afraid to lose of rental income in return for some personal comfort. <\/span><\/p>\n<ol start=\"9\">\n<li>\n<h3><b> Check if the tenant will have special needs<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Take note of any medical conditions the tenant may have when renting out a room. If the tenant suffers from conditions such as epilepsy, asthma, or heart conditions, make a list of whom to call in an emergency. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">If the tenant is facing mobility issues, you might put in some basic safety features, such as non-slip mats and sandals. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Do consider whether a tenant\u2019s condition makes it appropriate for them to live with you. For example, if your tenant is asthmatic and allergic to dogs, and your girlfriend is <\/span><i><span style=\"font-weight: 400;\">always<\/span><\/i><span style=\"font-weight: 400;\"> bringing her dog over, this will cause an uncomfortable situation. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Special needs are not just restricted to medical conditions. For example, some tenants may need to come back at three or four o\u2019clock in the morning, if they work a night shift or are airline crew. Make sure these needs won\u2019t be too much of a hassle for you or your family.<\/span><\/p>\n<h3>If you do the above before renting out a room, you&#8217;ll save yourself a lot of hassle.<\/h3>\n<p>Everything else is given or take, and hinges on good communication between tenant and landlord.
