Because our government isn\u2019t too rigid in standardising rental contracts, you\u2019ll find landlords of every type: from the desperate ones renting out rooms to make ends meet, to tycoons who own multiple condos. These are the seven noteworthy types of landlords in Singapore, with important tips for tenants to ensure a smooth, drama-free stay at your next rented apartment.<\/span><\/p>\n<ol>\n<li>\n<h3><b> The \u201cAnything Also Can\u201d landlord<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><b>Pros: <\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Will allow you to get away with things that other landlords won\u2019t<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Sometimes doesn\u2019t even notice if you pay the rent a few days late, or forget to pay the utility bill<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Least likely to discriminate based on your race and profession<\/span><\/li>\n<\/ul>\n<p><b>Cons:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Is not available to fix any problem, ever<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Has no idea what they agreed to in the Tenancy Agreement (TA)<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">This landlord is what we call, in highly technical property-expert terms, <\/span><i><span style=\"font-weight: 400;\">bo chup <\/span><\/i><span style=\"font-weight: 400;\">(Hokkien for<\/span><span style=\"font-weight: 400;\">\u00a0&#8220;nonchalant&#8221;). <\/span><span style=\"font-weight: 400;\">They tend to be very busy business owners, or affluent retirees. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The upside is that this landlord doesn\u2019t really care what you get up to. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">You painted the walls black without their permission? Well at least you covered the cracks. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">You smoke inside the house despite the TA not forbidding it? Well what\u2019s a \u201cTA\u201d anyway? Smoke away.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This landlord is a dream, until when something goes wrong. If the toilet doesn\u2019t flush or the wireless internet has been cut off, they\u2019ll get around to fixing it next year <em>if<\/em> you\u2019re lucky. If the condo management says you can\u2019t park without a resident\u2019s pass, then hey, they can\u2019t help you; they\u2019re busy and &#8220;don\u2019t know how to get it&#8221;.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>Tenant tip:<\/strong>\u00a0The hands-off type of landlord is great provided they have a proactive property agent, who will step in to help (not all agents are like that though). If you&#8217;re renting a room in a unit with multiple unrelated tenants, note that these landlords seldom bother to mediate in any disputes. More often than not, they&#8217;ll ask that you &#8220;settle it among yourselves&#8221;.<\/span><\/p>\n<ol start=\"2\">\n<li>\n<h3><b> The Judgemental Jerk<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><b>Pros: <\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Saves you time, because you know to rent elsewhere right away <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Picky and fault-finding, so they are quick to identify and fix problems in the house <\/span><\/li>\n<\/ul>\n<p><b>Cons:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Having to deal with their condescending attitude <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Equally quick to blame you for the problems they identify and fix <\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">This sort of landlord has already judged you and views you with varying degrees of suspicion, even though they\u2019re still willing to rent to you (they may be desperate). This landlord has preconceptions based on your race, profession, or possibly just your age.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">They hold their prejudices to be facts (e.g. people of a certain race are honest but lazy, another type are hard working but thieves, and a certain nationality will always try to use the property as a brothel).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Expect these landlords to make racist, sexist, or ageist comments with absolutely no awareness of how offensive they\u2019re being. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The only real benefit to these landlords is that they like to find fault; they\u2019re ready to act whenever you raise an issue. Just be aware that, while they respond and fix things quickly, they\u2019ll probably blame you for it, or grumble\/nag non-stop.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>Tenant tip:<\/strong>\u00a0Accept this kind of landlord only if you have no other choice (e.g. running out of time). You don&#8217;t look like a while-collared professional to me&#8230;&#8221;<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<ol start=\"3\">\n<li>\n<h3><b>The Facility Raider <\/b><\/h3>\n<\/li>\n<\/ol>\n<p><b>Pros:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Always in touch, as you see and hear from them often<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Have a very good sense of how well the condo is being managed <\/span><\/li>\n<\/ul>\n<p><b>Cons:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Can be annoying, if they ask you to sign in relatives and friends <\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">These landlords rent out their unit, but still want to use the condo facilities. In fact, they often want their entire extended family \u2014 as well as colleagues and friends \u2014 to be able to use the condo\u2019s facilities.\u00a0<\/span><span style=\"font-weight: 400;\">(Many of these landlords live on a landed property, where they don\u2019t have such facilities).\u00a0<\/span><span style=\"font-weight: 400;\">None of this be in the TA; they\u2019ll call and ask for it as a favour. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Beware though: some of them take it too far. They may ask you to help sign in their uncle or buddy, who want to use the pool on the weekend. Or they may get you to sign in their friends to use the BBQ pit or clubhouse, and then leave you to face a raging security guard when their friends make a mess.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The upside to all this is that they\u2019ll pay attention to the facilities. They know how well or badly the condo is managed, and they\u2019ll raise a fuss about broken saunas or dirty pools. \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>Tenant tip:<\/strong>\u00a0Make it clear that you\u2019re not always available to sign their buddies in. In addition, work with the landlord to establish a clear plan of action, if the condo management gets in your face about allowing too many people into the gym, the pool being dirtied by the landlord\u2019s friends, etc. Always remember that you can turn down their requests if it\u2019s not part of the TA.<\/span><\/p>\n<ol start=\"4\">\n<li>\n<h3><b>The Space Invader<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><b>Pros: <\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Often feels obliged to give in to you, due to the favours you agree to<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">They like to hold on to tenants who put up with them, so you have bargaining power <\/span><\/li>\n<\/ul>\n<p><b>Cons:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">You have less space<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">They might invade on your privacy<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The Space Invader is a decent landlord, with one problem: they like to use the properties they rent out for storage. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">As such, they\u2019ll often ask tenants for favours, which could involve storing big and bulky things in the rented unit (think giant remote-controlled planes, or enough golf clubs to stock a retail outlet).\u00a0<\/span><span style=\"font-weight: 400;\">They might also arrange to ship online orders to the rented unit, which often happens when they don\u2019t want their spouse to see what they\u2019re wasting money on.\u00a0<\/span><span style=\"font-weight: 400;\">None of the above is probably in the TA, they\u2019re all considered \u201csmall favours\u201d.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The upside to this is that, if you\u2019re agreeable, they\u2019ll be more reluctant to lose you as a tenant (the new one may be less). This helps in your ability to bargain the rental down when renewing the lease.<\/span><\/p>\n<p>The downside? They might intrude on your rented space, visiting (with the spare set of keys they always have) when you&#8217;re not home to pick up their items. Many tenants are not comfortable with this.<\/p>\n<p><span style=\"font-weight: 400;\"><strong>Tenant tip:<\/strong>\u00a0If you don\u2019t need a lot of space and don&#8217;t need absolute privacy, this can be an okay landlord to have. Just make it clear, in writing (such as email), that you\u2019re not liable for any loss or damage of his\/her items. You should also keep your valuables under lock and key, just in case.<\/span><\/p>\n<figure id=\"attachment_18572\" aria-describedby=\"caption-attachment-18572\" style=\"width: 720px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-18572\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/landlords-tenants-singapore-dvd.jpg\" alt=\"Landlords tenants Singapore DVDs\" width=\"720\" height=\"480\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/landlords-tenants-singapore-dvd.jpg 720w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/landlords-tenants-singapore-dvd-440x294.jpg 440w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><figcaption id=\"caption-attachment-18572\" class=\"wp-caption-text\">&#8220;Do you mind if I left a few DVDs behind?&#8221;<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<ol start=\"5\">\n<li>\n<h3><b> The Daily News <\/b><\/h3>\n<\/li>\n<\/ol>\n<p><b>Pros: <\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">You always know how to reach them<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">They usually respond within minutes <\/span><\/li>\n<\/ul>\n<p><b>Cons:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">You will have dozens of meaningless messages and emails<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">You\u2019ll know more about your landlord than you care to<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The Daily News is a responsible landlord. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">They\u2019ll tweet, Facebook message, SMS, email, and then phone call you about how they\u2019ll be in Taiwan this Saturday, and what their overseas number will be. They\u2019ll also tell you about when they\u2019re going for surgery (so call their son instead if you need anything), when they\u2019ll be in Johor (along with reasons such as which keropok they can only buy there), their two-week trip to France next year (along with which hotel they\u2019ll stay in, the room number, when they\u2019ll arrive, the time difference, and their preference for baguettes vs. croissants). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">This landlord sends out more status updates than an unsupervised US President, and most of it is frankly meaningless to you. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The upside is that you always know where and how to contact them; and most of them are highly responsive. If your toilet breaks, it\u2019ll be fixed within a few hours, tops. These are great landlords to have, despite your phone buzzing itself apart. <\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>Tenant tip:<\/strong>\u00a0These are actually good landlords. Just don\u2019t feel obliged to respond to every message (they probably don&#8217;t expect you to); you don\u2019t need to write \u201cthank you for letting me to know\u201d to every one of their 72,000+ texts.<\/span><\/p>\n<ol start=\"6\">\n<li>\n<h3><b> The \u201cWork in Progress\u201d <\/b><\/h3>\n<\/li>\n<\/ol>\n<p><b>Pros: <\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Their lies make you feel better for a while<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Sometimes they\u2019re too guilty to raise your rent <\/span><\/li>\n<\/ul>\n<p><b>Cons:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Lies, damned lies<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">This landlord agrees to everything at first, if you\u2019ll just sign the TA. No TV? They\u2019ll get one in a week. Air-con doesn\u2019t work in the living room? It\u2019ll be fixed by Monday. Walls look like a public toilet in a Silent Hill video game? They\u2019re getting in a contractor to fix it next month.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Of course, <\/span><i><span style=\"font-weight: 400;\">none <\/span><\/i><span style=\"font-weight: 400;\">of these will happen after you sign the TA. And whenever you contact them, there\u2019s always an implausible reason about why the repairs \/ improvements are temporarily delayed. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">We tend to see this most often in cash-strapped landlords, who can\u2019t afford to fix up the entire place at one go (or maybe ever). Nagging them may be useless, as they often don\u2019t have the money to do what they promise.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The only possible upside is that sometimes, they feel so guilty about it they won\u2019t raise the rent. <\/span><i><span style=\"font-weight: 400;\">Sometimes<\/span><\/i><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>Tenant tip:<\/strong>\u00a0If there are essential repairs a landlord promises to make, insist that it&#8217;s included in the TA. Don\u2019t just take their word for it.<\/span><\/p>\n<p><img decoding=\"async\" class=\"aligncenter size-full wp-image-18575\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/landlords-tenants-Singapore-lie.jpg\" alt=\"Landlords tenants Singapore lie\" width=\"500\" height=\"500\" \/><\/p>\n<ol start=\"7\">\n<li>\n<h3><b> The Volatile Nutcase<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><b>Pros:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">After a while you become numb to the pain, and then nothing can hurt you anymore<\/span><\/li>\n<\/ul>\n<p><b>Cons:<\/b><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The high cost of your therapy <\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">These landlords have constantly changing rules, despite what they may have put down in the TA. In fact, one of the first signs is having a TA that\u2019s completely different from what you initially discussed. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">For example, you may have put down the deposit with the understanding that you can bring your cat; but later the TA will state no pets are allowed. Y<\/span><span style=\"font-weight: 400;\">ou\u2019re <\/span><i><span style=\"font-weight: 400;\">lucky <\/span><\/i><span style=\"font-weight: 400;\">if this happens because you sign the TA.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you\u2019re unlucky, the volatile nutcase only shows their true colours <\/span><span style=\"font-weight: 400;\">after <\/span><span style=\"font-weight: 400;\">you sign the TA. Suddenly, they\u2019re calling you to scream about things that were never explicitly mentioned in the TA; like how you\u2019re not to use the stove for cooking meat, or some thing oddly specific about no chocolate allowed in the second compartment of the refrigerator. Most of the time, you can win these arguments if the TA is well crafted. But that doesn\u2019t change the fact that your landlord can invent new rules on the fly. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Also, some of these landlords will resort to the most insane antics \u2014 including hollering outside the front door \u2014 to get their way. <\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>Tenant tip:<\/strong>\u00a0Don\u2019t rent from these landlords. Just don\u2019t. If you already have this kind of landlord, then start looking for a new place and don\u2019t renew your lease. Even if you win the disputes, it\u2019s not going to be worth the time and energy to fight with them.<\/span><\/p>\n<p><em>Have landlords we should avoid?
