It\u2019s so hot that if the government has to impose another cooling measure, it will probably involve spraying property buyers with a fire hose; and even that may not disperse the crowd at a showflat. But how did property become arguably the #1 the Singaporean dream? As we approach the nation&#8217;s 53rd birthday, we look at the method behind the madness:<\/p>\n<h3><b>A nation of home-owners <\/b><\/h3>\n<p>Over 90% of Singaporeans own their homes today (although most of these are public housing in the form of HDB flats). That was part and parcel of the late Founding Prime Minister Lee Kuan Yew\u2019s vision &#8212; he surmised, probably correctly, that <strong>citizens would feel they have a bigger sense of belonging in a country if they owned their homes.<\/strong><\/p>\n<p>Property ownership \u2013 at least the home where you stay in \u2013 is quite simply the norm in Singaporean families. That alone is a powerful social driver that compels people to buy a house. But what about property as an investment?<\/p>\n<p>That fascination comes from many different factors, but chief among them are:<\/p>\n<ul>\n<li style=\"font-weight: 400;\">Singapore\u2019s property boom and the previous generation<\/li>\n<li style=\"font-weight: 400;\">Simplicity, in an increasingly complex investment environment<\/li>\n<li style=\"font-weight: 400;\">The use of CPF monies<\/li>\n<li style=\"font-weight: 400;\">Face<\/li>\n<\/ul>\n<ol>\n<li>\n<h2><b> Singapore\u2019s property boom and the previous generation<\/b><\/h2>\n<\/li>\n<\/ol>\n<p>In 1970, a typical four-room flat in a <a href=\"https:\/\/www.99.co\/singapore\/hdb\">HDB<\/a> New Town location would have <a href=\"https:\/\/ink.library.smu.edu.sg\/cgi\/viewcontent.cgi?article=2543&amp;context=soe_research\"><span style=\"font-weight: 400;\">cost around $12,500<\/span><\/a><span style=\"font-weight: 400;\">. By 2010, the price of such a flat would have been around $260,000. As of 2018, four-room flats (before subsidies) are reaching the $320,000+ mark.<\/span><\/p>\n<p>As for private housing, take a look at property prices from 1976 to the present:<\/p>\n<div style=\"text-align: center;\"><iframe loading=\"lazy\" src=\"https:\/\/data.gov.sg\/dataset\/private-residential-property-price-index-by-type-of-property\/resource\/947b5cbe-0b0a-4fdb-b06e-aca1e34d87fd\/view\/510be2f4-0fe1-466b-829f-fa0fc172bbd3\" width=\"600\" height=\"400\"> <\/iframe><\/div>\n<p>And you take a look at Singapore\u2019s wealthiest people today, <a href=\"https:\/\/www.forbes.com\/singapore-billionaires\/list\/#tab:overall\"><span style=\"font-weight: 400;\">four of the top 10<\/span><\/a><span style=\"font-weight: 400;\"> made their wealth through real estate, and one more billionaire (Choo Chong Ngen) made his wealth through hotels, which is somewhat related.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The point we\u2019re making here is that, during its great leap to first world status, Singapore real estate saw mind-blowing<\/span> <span style=\"font-weight: 400;\">gains. The numbers can seem surreal at times, and<strong> if you had started investing in property from even the early 1990s, odds are you\u2019d be sitting on a few million dollars by now. <\/strong><\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is why Singapore\u2019s older generation keeps drilling the \u201cproperty message\u201d into today\u2019s youth &#8212; our parents grew up in an environment where they saw property prices just go up, and up, and up. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Older Singaporeans who invested in stocks, businesses, gold, etc. are likely to tell their children to focus on property instead, as most of them saw their investment choices get beaten out in terms of gains.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As a result, many Singaporeans &#8212; who are now in their 20s and 30s &#8212; have grown up with an ingrained belief in property. Some even try to buy <a href=\"https:\/\/www.99.co\/singapore\/insider\/shoebox-condo-units-singapore\/\" target=\"_blank\" rel=\"noopener\">shoebox units<\/a> before HDB flats, with the absolute confidence that they can be rented out or sold for gains. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">This belief creates a self-fulfilling prophecy in our property market: property values continue to go up because Singaporeans believe they will, and Singaporeans believe it because they keep seeing property prices go up. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">This has become a fundamental factor to property becoming the #1 Singaporean dream that no amount of cooling measures &#8212; or statistics &#8212; can dislodge.<\/span><\/p>\n<p>[<em>Recommended article<\/em>: <a href=\"https:\/\/www.99.co\/singapore\/insider\/buy-low-sell-high-sengkang-condo-high-park-residences-profitable\/\">&#8216;Buy low, sell high&#8217;: Is this Sengkang condo the most profitable in SG history?<\/a>]<\/p>\n<ol start=\"2\">\n<li>\n<h2><b> Simplicity, in an increasingly complex investment environment<\/b><\/h2>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Every year that passes, we see more sophisticated investment products. Hedge funds, unit trust funds, Investment Linked Policies, Indexed funds, synthetic versus partial replication ETFs, reverse ETFs, zero coupon bond funds, etc. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The growing sophistry <\/span><i><span style=\"font-weight: 400;\">is <\/span><\/i><span style=\"font-weight: 400;\">an advantage \u2013\u00a0<em>if<\/em> you\u2019re in the group of people who can make sense of it. But for many Singaporeans, property stands out from these products because of how straightforward it is:<\/span><\/p>\n<p><strong>You buy a house, you rent it out, you get money.<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">Regardless of one\u2019s level of financial literacy, just about everyone can understand that. And Singaporeans, being a conservative bunch, prefer to invest in things they (think) they understand. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">It doesn\u2019t help that the global financial crisis in 2008 triggered situations such as the <\/span><a href=\"http:\/\/eresources.nlb.gov.sg\/infopedia\/articles\/SIP_1654_2010-03-19.html\"><span style=\"font-weight: 400;\">minibonds saga<\/span><\/a><span style=\"font-weight: 400;\">, which creates further distrust of \u201cpaper products\u201d in investing. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Mind you, this also means that many Singaporeans grossly oversimplify property investments. But <\/span><i><span style=\"font-weight: 400;\">perceived<\/span><\/i><span style=\"font-weight: 400;\"> simplicity is very attractive; and it will get <\/span><i><span style=\"font-weight: 400;\">more<\/span><\/i><span style=\"font-weight: 400;\"> attractive as financial products continue to get more convoluted.<\/span><\/p>\n<p>And then there&#8217;s also the issue of our <a href=\"https:\/\/www.99.co\/singapore\/insider\/stock-market-rising-property-demand-analysis\/\">underperforming stock market<\/a>, and the high-profile declines of companies over the years such as Neptune Orient Lines and <a href=\"https:\/\/www.straitstimes.com\/business\/companies-markets\/hyflux-put-under-judicial-management\">Hyflux<\/a>. So investing in stocks have always had a below par reputation in Singapore.<\/p>\n<figure id=\"attachment_17436\" aria-describedby=\"caption-attachment-17436\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-17436\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/06\/iStock-842014930.jpg\" alt=\"Singaporean dream landlord\" width=\"600\" height=\"422\"><figcaption id=\"caption-attachment-17436\" class=\"wp-caption-text\">Every Singaporean has imagined himself as the landlord one time or another.<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<ol start=\"3\">\n<li>\n<h2><b> The use of CPF monies<\/b><\/h2>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">There\u2019s certain mindset that Singaporeans have, with regard to their CPF money. <strong>Many feel it\u2019s cash they can\u2019t &#8216;touch&#8217; anyway, so it\u2019s as good as not being there. <\/strong><\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, CPF monies can be used to buy both HDB and private properties in Singapore, subject to <a href=\"https:\/\/www.99.co\/singapore\/insider\/cpf-housing-withdrawal-limits\/\" target=\"_blank\" rel=\"noopener\">a withdrawal limit<\/a>. As such, there\u2019s less psychological \u201csting\u201d in using CPF monies to buy a house \u2013 not when making the 10 to 25% down payment, and not even for the monthly repayments that come straight from their Ordinary Account (OA).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This &#8220;free money&#8221; mentality isn\u2019t true of all Singaporeans, of course \u2013 but it does make the property dream seem much more affordable, to those who have sufficient CPF savings. Due to the whole \u201cmeritocracy\u201d argument, it\u2019s not uncommon for many Singaporeans to attach a moral dimension to affluence.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s a common belief that if you study hard, work hard, and are responsible and ambitious, affluence is a natural outcome. As such, owning private property can be read as a statement that you\u2019re more diligent, are more intelligent, hungrier for success, etc.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s not always bragging &#8212; many Singaporeans seek to prove the point to no one except themselves. But it does a lot to keep the property market afloat, since one of the most definite things we\u2019ll buy after getting rich is private property.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">We don\u2019t just see private property as just a ticket to wealth, we also see it as a mark of personal accomplishment. And that\u2019s why it\u2019s a big part of the dream: we\u2019re not buying a house, we\u2019re buying reassurance that we\u2019ve lived the best way we can.<\/span><\/p>\n<p>The best thing about buying a condo?
