{"id":19382,"date":"2018-08-23T16:00:44","date_gmt":"2018-08-23T08:00:44","guid":{"rendered":"https:\/\/www.99.co\/blog\/singapore\/?p=19382"},"modified":"2022-06-13T16:34:10","modified_gmt":"2022-06-13T08:34:10","slug":"how-much-income-should-you-spend-on-rent-in-singapore","status":"publish","type":"post","link":"https:\/\/www.99.co\/singapore\/insider\/how-much-income-should-you-spend-on-rent-in-singapore\/","title":{"rendered":"How much income should you spend on rent in Singapore?"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div><p><span style=\"font-weight: 400;\">If you are renting in Singapore, the question is never \u201cIs my rent too high?\u201d This is not the world\u2019s most affordable city, and if you took rent prices in Singapore and applied it to another country, political science experts would point to it and warn the UN of an upcoming civil war. <\/span><a href=\"https:\/\/www.99.co\"><span style=\"font-weight: 400;\">99.co<\/span><\/a><span style=\"font-weight: 400;\"> is here to help, by explaining basic guidelines on how much to spend on rent (to keep you from selling bone marrow when the rent is due).<\/span><\/p>\n<h3><b>Typical condo rent prices in Singapore for newbies<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">If you\u2019re completely new to Singapore, here are some very rough, easy numbers to go by when calculating how much to spend on rent. You can check out the district system in our <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/foreign-tenant-where-live-in-singapore\/\"><span style=\"font-weight: 400;\">previous article<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><b>Core Central Region (CCR) and Sentosa<\/b><span style=\"font-weight: 400;\"> \u2013 Approx. $5,000 to $8,000 per month<\/span><\/p>\n<p><b>Rest of Central Region (RCR)<\/b><span style=\"font-weight: 400;\"> \u2013 Approx. $3,500 to $4,200 per month<\/span><\/p>\n<p><b>Outside of Central Region (OCR)<\/b><span style=\"font-weight: 400;\"> \u2013 Approx. $2,100 to $2,600 per month<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Mind you, there are always exceptions. You\u2019ll occasionally see a unit that\u2019s twice the average rental amount. That may happen if it\u2019s near a hub area (e.g. <a href=\"https:\/\/www.99.co\/singapore\/rent?autocomplete_name=Toa%20Payoh%20Central&amp;listing_type=rent&amp;map_bounds=1.318394%2C103.835387%2C1.347526%2C103.863711&amp;name=Toa%20Payoh%20Central&amp;page_num=1&amp;page_size=30&amp;property_segments=residential&amp;query_coords=1.3329600911650366%2C103.84954882747698&amp;query_ids=deHzs7Y8AnCnUqNxWDh3TWBg&amp;query_limit=radius&amp;query_type=cluster&amp;radius_max=1000&amp;rental_type=unit&amp;zoom=15\">rental units near Toa Payoh Central<\/a>), or has some kind of unique amenity; proximity to certain universities, being next to the MRT station, and so forth. <\/span><\/p>\n<h3><b>Renting HDB flats<\/b><\/h3>\n<figure id=\"attachment_19386\" aria-describedby=\"caption-attachment-19386\" style=\"width: 700px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\" wp-image-19386\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/08\/punggol-hdb.jpg\" alt=\"punggol hdb flat\" width=\"700\" height=\"468\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/08\/punggol-hdb.jpg 1000w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/08\/punggol-hdb-600x400.jpg 600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/08\/punggol-hdb-440x294.jpg 440w\" sizes=\"(max-width: 700px) 100vw, 700px\" \/><figcaption id=\"caption-attachment-19386\" class=\"wp-caption-text\">HDB flats in Singapore<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">If a flat is at least a three-room, the owner can let out individual rooms. These are the most affordable options, and prices can be in the range of $550 to $1,200 depending on location. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">As for renting out the entire flat, HDB prices are (currently) almost on par with condo prices in the OCR. This is because Singapore\u2019s rental market has softened considerably over the past three years. In the more central and mature districts, HDB flats can rent out for around $3,000 a month. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">But again, note that this is due to unusually low rental rates for condos in the market right now; the price gap between condos and HDB flats is historically much greater. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">So now that you have a baseline, here are the other considerations when you spend on rent:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Use the 40 percent expense ratio guideline \u00a0<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Check the rates of neighbouring units<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Get a lower price for a longer lease<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Work out furnishing costs before picking a rental unit<\/span><\/li>\n<\/ul>\n<ol>\n<li>\n<h3><b> Use the 40 percent expense ratio guideline \u00a0<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">This is one of those financial rules of thumb, like saving 20 percent of your pay cheque. When you\u2019re picking between units, you can pay less attention to the price difference when it still falls within the realm of affordability.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For example, say you have a monthly income of $7,500. You would then budget a maximum of $3,000 a month for you to spend on rent. Between a unit that costs $2,600 a month, and a unit that costs $3,000 a month, you\u2019ll know you\u2019re \u201csafe\u201d picking the more expensive unit. It still falls within the realm of affordability.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As to why 40 percent, that\u2019s because it still allows you save and have decent discretionary income. In the case of $7,500, you could still save $1,500 a month for emergencies, and have $3,000 a month to spend on scented candles, string quartet concerts, and other things that only expatriates buy.<\/span><\/p>\n<ol start=\"2\">\n<li>\n<h3><b> Check the rates of neighbouring units<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">So you\u2019ve found a unit you like, because the condo has a nice pool. \u00a0Before you sign, <\/span><i><span style=\"font-weight: 400;\">check for neighbouring units<\/span><\/i><span style=\"font-weight: 400;\">. It should go without saying, but plenty of over-eager first time renters miss this step.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Check if there are other available units in the same development, which could give a better deal. We don\u2019t just mean look at their listings; we mean speak to the agent or landlord, and try to negotiate with them as well. In fact, let them know you\u2019re talking to them because you\u2019re interested in another unit in the same condo (some competition always helps to lower the price).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Besides potentially getting you a good deal, this ensures you\u2019re not overpaying for your unit of choice. If all the surrounding units are being rented for $3,000 a month, you don\u2019t want to be the sucker who ends up paying $3,300; at least not without a fantastic reason.<\/span><\/p>\n<ol start=\"3\">\n<li>\n<h3><b> Get a lower price for a longer lease<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">If you want a two or three-year lease, don\u2019t let the cat out of the bag early. When asked, say you\u2019ll be here for a while but may consider moving once you understand the island better. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">And <\/span><i><span style=\"font-weight: 400;\">then <\/span><\/i><span style=\"font-weight: 400;\">ask if you can get a lower price, if you\u2019ll take the leap and sign a longer lease instead. A one month vacancy can cost the landlord a good deal, so most are eager to minimise vacancies; you may be able to bargain the price down by 10 to 15 percent by taking a longer lease.<\/span><\/p>\n<h3><span style=\"font-weight: 400;\">\u00a0 \u00a0 4.\u00a0<\/span><b>Work out furnishing costs before picking a rental unit<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Before you even go shopping for a unit, note the floor space you want. Then drop by IKEA or <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/furniture-stores-buy\/\"><span style=\"font-weight: 400;\">these furniture stores<\/span><\/a><span style=\"font-weight: 400;\">, and work out the cost of furnishings you need. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">This will help you decide between a furnished and unfurnished unit. If the added cost of buying your own stuff takes you beyond the 30 percent guideline (see point 1), then you may want to look for something else. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A common newbie mistake when you spend on rent to make off-the-cuff decisions about whether the unit must be furnished, and then rack up a massive credit card bill when the furniture costs more than they suspected.
