First of all, a housing loan is\u00a0<\/span><i><span style=\"font-weight: 400;\">nothing <\/span><\/i><span style=\"font-weight: 400;\">like a personal loan. The variable interest rates, loan restrictions, and banking jargon is enough to make homelessness look attractive. This article helps you calm down and focus on just avoiding these common mistakes:<\/span><\/p>\n<ol>\n<li>\n<h3><b> Getting a loan from the first banker you come across <\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">This typically happens when you\u2019re at a condo showsuite, or are referred to a banker by a property agent. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A lot of Singaporeans don\u2019t even question what happens next: they start talking about the home loan straight away, and the first bank they come across is the one they\u2019ll use. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Don\u2019t do that. <\/span><i><span style=\"font-weight: 400;\">Always make it a point to compare loan packages between banks<\/span><\/i><span style=\"font-weight: 400;\">, because the process is free and only takes a few minutes. In fact, many home loan comparison sites even have their own mortgage brokers, who will help you with the paperwork. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Note that there\u2019s no real advantage to picking a bank with a higher interest rate. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">In general, banks have a quota to meet when giving out loans, and they raise their interest rates as they near that quota. If you happen to pick a bank that currently has a high rate, you\u2019ll be paying more for no reason.<\/span><\/p>\n<figure id=\"attachment_4921\" aria-describedby=\"caption-attachment-4921\" style=\"width: 720px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-4921\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/03\/calculator-385506_1280.jpg\" alt=\"TDSR\" width=\"720\" height=\"424\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/03\/calculator-385506_1280.jpg 1280w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/03\/calculator-385506_1280-300x177.jpg 300w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/03\/calculator-385506_1280-768x452.jpg 768w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/03\/calculator-385506_1280-1024x603.jpg 1024w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/03\/calculator-385506_1280-940x554.jpg 940w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><figcaption id=\"caption-attachment-4921\" class=\"wp-caption-text\">Shop around different banks like you do for homes.<\/figcaption><\/figure>\n<ol start=\"2\">\n<li>\n<h3><b> You\u2019re in a rush, so you secure the OTP before you have loan approval <\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">This goes for both HDB flats and private properties.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Option to Purchase (OTP) requires you to pay a non-refundable deposit to reserve the unit. You usually have 14 days to complete the transaction after signing the OTP (30 days if its signed overseas), otherwise it lapses and you may as well have used the deposit as toilet paper.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">One dangerous mistake is to secure the OTP before you actually know if the bank or HDB will grant you a loan. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Imagine if you put down 1% of the purchase price as the OTP (i.e. $16,000) to secure the OTP on a condo. But later, you can\u2019t find a bank that\u2019s willing to loan you the rest of the money, for whatever reason. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">You might find that, after 14 days of panicked phone calls and emails, you just gave the seller $16k for nothing. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Note that the same thing can happen with HDB flats if you put down the deposit before getting your HDB Loan Eligibility letter (for a <a href=\"https:\/\/www.99.co\/singapore\/insider\/hdb-concessionary-loan-guide\/\" target=\"_blank\" rel=\"noopener\">HDB Concessionary Loan<\/a>).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When intending to take a bank loan to finance your home&#8217;s purchase, the proper procedure is to secure Approval in Principle (AIP) from a bank before you commit to the OTP deposit<\/span><span style=\"font-weight: 400;\">. This is a written agreement by the bank to loan you a certain sum, if you buy a house while the AIP is valid. <\/span><\/p>\n<ol start=\"3\">\n<li>\n<h3><b> You immediately reject loans with a lock-in clause<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">The lock-in clause imposes a penalty, if you refinance into another loan package. Most lock-ins last two to three years (and note that a fixed rate automatically means a lock-in). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Because \u201clock in\u201d sounds a lot like a jail term, a lot of home buyers immediately reject any loan that comes with it. But don\u2019t be too quick to do so.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sometimes, a loan might have a lower rate to compensate for its lock-in clause. And if you don\u2019t intend to refinance during the lock-in period anyway, there\u2019s effectively no drawback for you. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Don\u2019t just reject loans with lock-ins as a matter of course. They can still be the best overall deal for you.<\/span><\/p>\n<ol start=\"4\">\n<li>\n<h3><b> Trying to borrow for the downpayment as well <\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">The down payment on private property just got higher, due to a new cooling measure. At present, the <a href=\"https:\/\/www.99.co\/singapore\/insider\/ltv-limit-loan-to-value-property-singapore\/\" target=\"_blank\" rel=\"noopener\">minimum downpayment<\/a> is 25%, up from 20% previously. At least five per cent of this downpayment must be in cash (the rest of the down payment can be from your CPF).<\/span><\/p>\n<p><strong>By law (MAS notice 632, to be precise), banks <i>cannot <\/i>lend you more money to cover the downpayment. <\/strong><\/p>\n<p><span style=\"font-weight: 400;\">If you borrow for the downpayment before you try to get a home loan, it <\/span><i><span style=\"font-weight: 400;\">will<\/span><\/i><span style=\"font-weight: 400;\"> affect your <a href=\"https:\/\/www.99.co\/singapore\/insider\/total-debt-servicing-ratio-tdsr\/\" target=\"_blank\" rel=\"noopener\">Total Debt Servicing Ratio (TDSR)<\/a>*. This could result in your home loan application being rejected. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">*<\/span><i><span style=\"font-weight: 400;\">Under the TDSR, your total monthly loan repayments \u2013 inclusive of all your debts, from personal loans to home loans \u2013 cannot exceed 60% of your income.<\/span><\/i><\/p>\n<p><img decoding=\"async\" class=\"aligncenter size-full wp-image-18612\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/tdsr-cheat-sheet-infographic-refinancing-99co.jpg\" alt=\"TDSR cheat sheet infographic refinancing\" width=\"1020\" height=\"2099\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/tdsr-cheat-sheet-infographic-refinancing-99co.jpg 1020w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/tdsr-cheat-sheet-infographic-refinancing-99co-940x1934.jpg 940w\" sizes=\"(max-width: 1020px) 100vw, 1020px\" \/><\/p>\n<ol start=\"5\">\n<li>\n<h3><b> Not building up any credit history before you try to take a home loan<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">If you\u2019ve never used any loans before in your life, it will be easier to get a home loan right? Because you have a \u201cclean record\u201d, you might argue.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Well, it doesn\u2019t really work that way. When it comes to getting big loans, it\u2019s more like a job application and less like a courtroom defence. <strong>Having a long record of <\/strong><\/span><strong><i>good <\/i>performance is more valuable than having no record at all. <\/strong><\/p>\n<p><span style=\"font-weight: 400;\">If you\u2019ve never used loans or any credit facility*, the banks sees \u201cCx\u201d under your credit report. That means there\u2019s insufficient data, and you\u2019re a complete wild card. This can cause some banks to loan you less, which means you might need to fork out a bigger down payment.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A simple way around this is to take a small loan, and then repay it responsibly (e.g. borrow $5,000, and pay it back over the course of a year). Do this about 12 months before your home loan application, so you can apply with a good record.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">*<\/span><i><span style=\"font-weight: 400;\">There\u2019s no international data exchange between local credit bureaus and those in other countries. If you\u2019re a foreigner, your credit score back home is likely irrelevant.<\/span><\/i><\/p>\n<ol start=\"6\">\n<li>\n<h3><b> Ignoring the fourth year and thereafter rates <\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Home loans are usually cheaper for the first three years, and then jump significantly on the fourth year and beyond. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A common piece of bad advice is to ignore the \u201cthereafter\u201d rates, because \u201cyou can always refinance by then\u201d. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Remember there\u2019s no guarantee that there will be cheaper loans, when the fourth year rolls around. This is especially true in today\u2019s context, when the US Federal Reserve is hiking interest rates (interest rates in Singapore will rise in tandem). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Do note that Singapore\u2019s home loan rates have been at a historical low for almost 10 years, and there\u2019s little room to go except up.<\/span><\/p>\n<p>[<em>Recommended article<\/em>:\u00a0<a href=\"https:\/\/www.99.co\/singapore\/insider\/external-factors-singapore-property-market\/\" target=\"_blank\" rel=\"noopener\">How external factors are affecting the Singapore property market<\/a>]<\/p>\n<ol start=\"7\">\n<li>\n<h3><b> Accepting a law firm that\u2019s only on one specific bank\u2019s board<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">You\u2019ll need a law firm to handle the conveyancing work. Most newbie home buyers don\u2019t really question this, and use whichever law firm the mortgage banker picks.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That\u2019s not always a good idea. First, a law firm can charge between $2,500 to $3,000, and you may want to save yourself $500 by insisting on a cheaper one (there\u2019s not much quality difference; they\u2019re doing paperwork, not making an impassionate defence at a murder trial). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Second, you may be saddled with a law firm that\u2019s only recognised by the one bank. If you try to refinance your loan later, you\u2019ll incur added costs as another law firm (a firm on the <\/span><i><span style=\"font-weight: 400;\">other<\/span><\/i><span style=\"font-weight: 400;\"> bank\u2019s board) will have to be paid to take over.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In general, just try to pick your own law firm (see <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-lawyer-singapore-choose\/\" target=\"_blank\" rel=\"noopener\">our article<\/a> on how that works).<\/span><\/p>\n<figure id=\"attachment_19095\" aria-describedby=\"caption-attachment-19095\" style=\"width: 720px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-19095 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/property-lawyer-singapore-choose.jpg\" alt=\"Property lawyer Singapore choose\" width=\"720\" height=\"480\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/property-lawyer-singapore-choose.jpg 720w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/property-lawyer-singapore-choose-600x400.jpg 600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/07\/property-lawyer-singapore-choose-440x294.jpg 440w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><figcaption id=\"caption-attachment-19095\" class=\"wp-caption-text\">Make sure your law firm is on more thank on bank&#8217;s board.<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<ol start=\"8\">\n<li>\n<h3><b> Taking the longest loan tenure (and assuming you can always just repay more later if you want to \u201cspeed it up\u201d)<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">First, have a conversation with a financial planner or wealth manager, if you ever decide you want to pay off your home loan faster. It\u2019s not financially prudent (there\u2019s a reason even billionaires take home loans). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">That said, if you have good reason to pay off your home loan fast, don\u2019t take the longest loan tenure and assume you can \u201crush\u201d payment if you feel like it later. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">You <\/span><i><span style=\"font-weight: 400;\">can <\/span><\/i><span style=\"font-weight: 400;\">do this for HDB loans, as HDB doesn\u2019t charge a prepayment penalty (which is why you may as well take the longest loan tenure you can get). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Banks however, aren&#8217;t willing to easily surrender their interest they can make from your loan. If you try to repay the home loan before its time, you\u2019ll usually incur quite a hefty penalty (e.g. 1.5% of the outstanding loan amount). <\/span><\/p>\n<ol start=\"9\">\n<li>\n<h3><b> You mistake free repricing for free refinancing<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Some loan packages come with something called a \u201cfree repricing\u201d. This lets you switch from one loan package to another, which sounds a lot like refinancing. <em>It\u2019s not.<\/em><\/span><\/p>\n<p><span style=\"font-weight: 400;\">The key difference is that repricing lets you switch to a loan package <\/span><i><span style=\"font-weight: 400;\">from the same bank<\/span><\/i><span style=\"font-weight: 400;\">. If you want to actually refinance (i.e. switch to a loan package from a different bank altogether), all the usual fees will apply.
