{"id":19861,"date":"2022-10-21T19:03:00","date_gmt":"2022-10-21T11:03:00","guid":{"rendered":"https:\/\/www.99.co\/blog\/singapore\/?p=19861"},"modified":"2022-10-24T21:32:33","modified_gmt":"2022-10-24T13:32:33","slug":"home-equity-loans-cash-out-refinancing-property","status":"publish","type":"post","link":"https:\/\/www.99.co\/singapore\/insider\/home-equity-loans-cash-out-refinancing-property\/","title":{"rendered":"Is cash-out refinancing your property a good move for your home equity loan?"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div>\n<p><strong>You\u2019ve already spent donkey years footing the housing loan, and now you&#8217;re a proud owner of a fully-paid up private property.<\/strong> In this situation, it&#8217;d be crazy if you went to take out another mortgage on that property, right? Actually, it might not be. Depending on your situation, there may be times when it makes sense to use a reverse mortgage (a.k.a <strong>cash-out refinancing<\/strong>) in the form of a home equity loan. <\/p>\n\n\n\n<p>Here\u2019s when you might want to consider doing just that.<\/p>\n\n\n<div class=\"wp-block-image\">\n<figure class=\"aligncenter size-full is-resized\"><img decoding=\"async\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/07\/home-equity-loan-cash-out-refinancing-property.jpg\" alt=\"\" class=\"wp-image-55298\" width=\"700\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/07\/home-equity-loan-cash-out-refinancing-property.jpg 720w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/07\/home-equity-loan-cash-out-refinancing-property-150x100.jpg 150w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/figure><\/div>\n\n\n<h2 class=\"wp-block-heading\" id=\"h-but-first-what-is-cash-out-refinancing\"><b>But first, what is cash-out refinancing?<\/b><\/h2>\n\n\n\n<p>Cash-out refinancing (also known as a reverse mortgage) is using your private property \u2013 preferably a fully paid-up house \u2013 as collateral for a lump-sum cash loan. This option is only available for owners of private property, not HDB flats. <\/p>\n\n\n\n<p>Here\u2019s an example:<\/p>\n\n\n\n<p>Say you bought a condo for S$500,000 back in 1990 (yes, this was possible at the time). Today, you have finished paying off the entire loan, and the condo\u2019s value has appreciated to S$1.2 million.<\/p>\n\n\n\n<p>Great news, but there\u2019s one problem: <strong>how do you unlock the profit you\u2019ve made?<\/strong> In most cases, you can only do it by selling the condo. But you may not want to do that, if you\u2019ve grown comfortable living there.<\/p>\n\n\n\n<p>Instead, you can opt to use a cash-out refi. You could borrow, say, half the value of your property (S$600,000), and put up your condo as collateral for the loan. Since this is a secured loan, the interest rate for the cash-out refi is very low; typically around 1.6% per annum.<\/p>\n\n\n\n<p>In this way, you\u2019re able to convert the value of your property into cash without selling it.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">What&#8217;s so attractive about it?<\/h3>\n\n\n\n<p>Here&#8217;s the attractive part about a home equity loan, compared to most other loans: <strong>As the loan is secured by your property, the interest rate is much lower than other types of loans \u2013 under 2% per annum right now. <\/strong><\/p>\n\n\n\n<p>Like home loans, banks and financial institutions may offer several types of packages for home equity loans, such as a <a href=\"https:\/\/www.99.co\/singapore\/insider\/sibor-rate-and-sor-rate-what-is-it\/\" target=\"_blank\" rel=\"noreferrer noopener\">SIBOR-pegged<\/a> package.<\/p>\n\n\n\n<p><strong>At 75% of your home&#8217;s current value, the principal amount that you borrow for a home equity loan can be substantial, depending on your credit history, financial situation and any outstanding loans.<\/strong><\/p>\n\n\n\n<p><strong>One of the main plus points of cash-out refinancing is that you can unlock the <i>appreciated value<\/i> of your house<\/strong>, for example:<\/p>\n\n\n\n<p>You bought your house for S$700,000, back in the year 1988. Today, the value of your house has appreciated to S$3 million, and you\u2019ve fully paid back the home loan.<\/p>\n\n\n\n<p><strong>If you use cash-out refinancing, you could borrow up to S$2.25 million for a home valued at $3 million (minus any CPF used) at below 2% per annum.<\/strong> That&#8217;s dirt cheap credit, in our opinion.<\/p>\n\n\n\n<p>Some banks may even extend a home equity loan even if the home loan isn&#8217;t fully paid. The loan amount will, of course, be lower than that of a full paid up home. Here&#8217;s a rundown of the rules for a home equity loan:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Can only be taken out against private properties, not HDBs<\/li><li>The applicant must have owned the property for at least 5 years<\/li><li>The maximum tenure of the home equity loan is 35 years, depending on the age of the applicant<\/li><li>Subject to a <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-loan-to-value-ratio-ltv\/\" target=\"_blank\" rel=\"noreferrer noopener\">Loan-To-Value<\/a> (LTV) limit of 75%, if there are no outstanding home loans<\/li><li>If<a aria-label=\" (opens in a new tab)\" href=\"https:\/\/www.mas.gov.sg\/news\/media-releases\/2020\/mas-clarifies-ltvand-tdsr-rules-for-residential-mortgages-and-mortgage-equity-withdrawal-loans\" target=\"_blank\" rel=\"noreferrer noopener\"> LTV is below 50%<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/insider\/total-debt-servicing-ratio-tdsr\/\" target=\"_blank\" rel=\"noreferrer noopener\">Total Debt Servicing Ratio<\/a> (TDSR) requirements do not apply<\/li><li>You cannot use your CPF funds to service the repayments of a home equity loan<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-how-much-does-it-cost-to-take-out-a-home-equity-loan-on-your-property\"><b>How much does it cost to take out a home equity loan on your property?<\/b><\/h2>\n\n\n\n<p>It can take up to two months to get loan approval, and you may have to pay for a valuation of your property (around S$500). The processing\/disbursement fee is often between S$2,500 to S$3,500. There may also be additional legal costs, depending on the bank you\u2019re using.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-why-would-you-want-to-take-out-a-home-equity-loan\"><b>Why would you want to take out a home equity loan?<\/b><\/h2>\n\n\n\n<p>There are four main reasons to do so:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>You want to unlock the capital to invest elsewhere<\/li><li>You want to get cash out of your house without selling it<\/li><li>You want to consolidate multiple debts into a single cheap loan<\/li><li>You want to start a business<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-1-you-want-to-unlock-the-capital-to-invest-elsewhere\">1. You want to unlock the capital to invest elsewhere<\/h3>\n\n\n\n<p>The interest rate for cash-out refinancing is low. At below 2%, even your CPF funds grow faster than this loan.<\/p>\n\n\n\n<p>This makes it possible for homeowners to profit by cashing-out their house, and then investing the money in Exchange Traded Funds (ETFs), REITs, Unit Trusts, or whatever else you have your eye on. The keyword is <em>dividends<\/em>, which are typically higher than a home equity loan&#8217;s interest rate.<\/p>\n\n\n\n<p>Now we\u2019re not recommending you do this, nor should you take this as financial advice<span style=\"font-weight: 400;\">. We\u2019re just pointing out that some people use cash-out refinancing for this purpose. Consult a qualified wealth manager before you attempt any such investment. <\/span><\/p>\n\n\n\n<p>This approach of unlocking capital with home equity loans is more common among investors or landlords who own multiple properties, and are trying to maximise their returns. <\/p>\n\n\n\n<p><strong>We must emphasise the risk in using&nbsp;your only home this way, as you could lose the property if you\u2019re unable to repay the loan.<\/strong><\/p>\n\n\n<div class=\"wp-block-image size-full wp-image-19864\">\n<figure class=\"aligncenter is-resized\"><img decoding=\"async\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/09\/home-equity-loan-cash-out-refinancing-property-investment.jpg\" alt=\"Home equity loan cash-out refinancing property invesment\" class=\"wp-image-19864\" width=\"700\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/09\/home-equity-loan-cash-out-refinancing-property-investment.jpg 720w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/09\/home-equity-loan-cash-out-refinancing-property-investment-600x400.jpg 600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/09\/home-equity-loan-cash-out-refinancing-property-investment-440x294.jpg 440w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><figcaption>We recommend speaking to a wealth manager before you decide to take out a home equity loan for investment.<\/figcaption><\/figure><\/div>\n\n\n<h3 class=\"wp-block-heading\" id=\"h-2-you-want-to-get-cash-out-of-your-house-without-selling-it\">2. You want to get cash out of your house without selling it<\/h3>\n\n\n\n<p>Cash-out refinancing is often used to deal with liquidity issues. For example, you may have a fully paid-up condo, but suddenly find yourself short on cash due to a serious medical condition, legal proceedings, or other expensive problem.<\/p>\n\n\n\n<p>In such instances, you may take a home equity loan to get money out of your house, without having to sell it.<\/p>\n\n\n\n<p>If a home equity loan in this situation still sounds like a risky move, that&#8217;s because it is. To protect yourself against unforeseen life events that require a large expenditure, you should consider insurance as your first line of defence.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-3-you-want-to-consolidate-multiple-debts-in-to-a-single-cheap-loan\">3. You want to consolidate multiple debts in to a single cheap loan<\/h3>\n\n\n\n<p>Say you owe S$35,000 in personal loans, S$50,000 in credit card loans, S$40,000 in business loans, and S$15,000 in car loans. They all grow at different interest rates, and all the loans are between 3 to 15% per annum.<\/p>\n\n\n\n<p>With cash-out refinancing, you can easily borrow enough to repay all those loans at once, after which you\u2019d be left with just a single loan, at a much lower rate of just 2% or under. This calls for a champagne.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-4-you-want-to-start-a-business\">4. You want to start a business<\/h3>\n\n\n\n<p>One of the main problems with starting up a business is the initial capital outlay (you usually can\u2019t get a business loan until you\u2019ve been operating it for around two years.)<\/p>\n\n\n\n<p>Now you could either sell&nbsp;your paid-up house for the capital to start a business, and downgrade to a smaller home in the process. The more sensible option, however, is just to cash-out the existing property. This lets you retain the property (perhaps even rent it out to cover the low cash-out repayments), while also giving you the seed money that you need for your venture.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-in-short-cash-out-refinancing-solves-one-of-the-main-problems-of-property-assets-illiquidity\"><b>In short, cash-out refinancing solves one of the main problems of property assets: illiquidity<\/b><\/h2>\n\n\n\n<p>Property is great, but the main complaint about property investment is that huge amounts of capital get tied up.
