To make your purchase sustainable in the long-run, you&#8217;ll need to pick a right-sized condo instead:<\/span><\/p>\n<h3><b>Thinking in terms of \u201cneed\u201d, not \u201cfeet\u201d<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">With houses, bigger is not always better. A bigger condo doesn\u2019t just mean a bigger cash outlay, it\u2019s also a maintenance nightmare. Have you seen some of the Sentosa Cove units? Your domestic helper will need to hire a domestic helper.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Instead of thinking in terms of square feet or rooms, think in terms of your household type:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The lifelong single<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The lifelong single who\u2019s a dedicated hobbyist\/professional <\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Couples or small families<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">The typical family<\/span><\/li>\n<\/ul>\n<figure id=\"attachment_16398\" aria-describedby=\"caption-attachment-16398\" style=\"width: 720px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-16398\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/06\/2-bedroom-condo-e1528257864627.jpg\" alt=\"2 bedroom condo near mrt\" width=\"720\" height=\"480\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/06\/2-bedroom-condo-e1528257864627.jpg 720w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/06\/2-bedroom-condo-e1528257864627-600x400.jpg 600w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><figcaption id=\"caption-attachment-16398\" class=\"wp-caption-text\">How big a condo do you really need?<\/figcaption><\/figure>\n<ol>\n<li>\n<h3><b> The lifelong single<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">This is for people who intend to stay single for life, or who are getting initial exposure to the property market (i.e. your first investment). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">For this group, it\u2019s best to start out small, rather than splurge on a huge condo all at one go. This allows you to trade off space for a more central location, or a more luxurious condo. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">A typical example would be a shoebox unit in a central location. (Shoebox units are defined as units below 50 square metres, or 538 square feet, in area.<\/span><\/p>\n<p><a href=\"https:\/\/www.99.co\/singapore\/s\/sale?listing_type=sale&amp;map_bounds=1.5827095153768858%2C103.49449749970108%2C1.1090706240313446%2C104.12483807587296&amp;page_num=1&amp;page_size=25&amp;property_segments=residential&amp;query_coords=1.29898845723%2C103.836772737&amp;query_ids=devnvGYebJaeAQ5u6LL3aKUi&amp;query_limit=radius&amp;query_type=cluster&amp;radius_max=1000&amp;rental_type=unit&amp;show_future_mrts=true&amp;sort_field=price&amp;sort_order=asc&amp;zoom=15\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Illuminaire on Devonshire<\/span><\/a><span style=\"font-weight: 400;\">, for instance, is around $1.08 million. For that price, you get to live in a 440 sq ft unit that&#8217;s just three minutes from the Somerset MRT Station. Imagine being able to walk to Orchard Central, ION Orchard, or elsewhere in the downtown core within the space of a few minutes \u2013 you can certainly find a larger condo for this price, but that\u2019s to be in areas like Pasir Ris or Jurong.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you\u2019re sensitive about price, consider that you can buy a fully private shoebox \u2014 along with the usual condo amenities \u2014 for under $600,000; such as at the 999-year leasehold\u00a0<\/span><a href=\"https:\/\/www.99.co\/singapore\/s\/sale\/condos-apartments\/glasgow-residence\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Glasgow Residence<\/span><\/a><span style=\"font-weight: 400;\">. Although the price point is attractive, always consider whether there&#8217;s a healthy rental demand for such units in the area, if you buy a non-central shoebox unit for investment. (Shoeboxes typically cater to single expatriates; there&#8217;s a reason there are so many of them in the city area\/downtown.)<\/span><\/p>\n<p>If you&#8217;re buying one for your own stay, are certain that you won\u2019t be settling down soon! One of the worst things you can do is buy a shoebox, then have to <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-stamp-duty\/\" target=\"_blank\" rel=\"noopener noreferrer\">incur Seller&#8217;s Stamp Duty (SSD)<\/a>\u00a0and\/or sell it at a loss because you unexpectedly met \u201cThe One\u201d.<\/p>\n<p>And if you want to move to a larger resale flat from a shoebox, remember that the regulations require you to dispose (i.e., sell) your shoebox unit within six months of the resale flat&#8217;s completion date. This might not sit well with you. (You&#8217;ll need to wait five years \u2014 to the end of your flat&#8217;s Minimum Occupation Period \u2014 before you can buy another private property.)<\/p>\n<figure id=\"attachment_17716\" aria-describedby=\"caption-attachment-17716\" style=\"width: 353px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-17716\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/06\/tiny-condo-units-vida-floor-plan.jpeg\" alt=\"Tiny Condo Units Vida Floor Plan\" width=\"353\" height=\"400\" \/><figcaption id=\"caption-attachment-17716\" class=\"wp-caption-text\">A one-bedroom condo unit.<\/figcaption><\/figure>\n<p><strong>99.co tip:<\/strong> To get the most out bang for your buck of a shoebox unit, look for ones that&#8217;s squarish in layout (i.e. no odd-shaped layout, no corridors in the house). Units without a balcony will also save you some money on the square feet.<\/p>\n<ol start=\"2\">\n<li>\n<h3><b> The lifelong single who\u2019s a dedicated hobbyist\/professional<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Many singles don\u2019t mind bringing their work home (or at least, they mind less than the typical family person). We\u2019re referring to types like professional photographers, architects, designers, etc. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Some of these singles live alone, but have greater space needs. They may use their home as a studio, for example, or have a gallery set up for art collections. This means the smaller shoebox units are out \u2014 but they still don\u2019t need a huge family-sized condo.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A compromise would be a unit that\u2019s somewhere between a larger shoebox, but not a full-sized condo, such as\u00a0<a href=\"https:\/\/www.99.co\/singapore\/sale?floorarea_max=750&amp;floorarea_min=500&amp;listing_type=sale&amp;main_category=condo&amp;map_bounds=1.5827095153768858%2C103.49449749970108%2C1.1090706240313446%2C104.12483807587296&amp;page_num=1&amp;page_size=25&amp;property_segments=residential&amp;query_coords=1.3039947%2C103.8298507&amp;query_limit=radius&amp;query_type=city&amp;radius_max=1000&amp;rental_type=unit&amp;show_future_mrts=true&amp;zoom=11\" target=\"_blank\" rel=\"noopener noreferrer\">units that are between 500 to 750 square feet<\/a>. <\/span><\/p>\n<p><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/seaside-residences-condo-Q6XC3NKmbfAxJuPDAjyRmd\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Seaside Residences<\/span><\/a><span style=\"font-weight: 400;\"> is a very good example of this: the Siglap-based property has units that are around 600 square feet. This is big enough to live comfortably while setting up, say, your own mini photography studio or pottery zone under $1 million.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you need it to be more central, <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/icon-condo-BePdyT4NLynpknEYwbDBa4\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Icon<\/span><\/a><span style=\"font-weight: 400;\"> at Gopeng Street offers 700 square feet for around $1.4 million. That\u2019s not cheap for a small unit, but it\u2019s in a central location, while still giving you the space you need. These units could also be easier to sell or rent out given their central location.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As with shoebox units, though, make sure you won\u2019t suddenly decide to settle down soon. These units may be bigger than shoeboxes, but they\u2019re still not big enough to comfortably raise a family.<\/span><\/p>\n<p><strong>99.co tip:<\/strong> Units in a 1-bedroom + study configuration may suit these groups of people, but not all such units are the same. Some layouts put study rooms in a space that&#8217;s entirely separate from the other areas, hence limiting it&#8217;s utility. We favour study areas that can be easily merged with, and separated from, areas such as the living room or the bedroom.<\/p>\n<figure id=\"attachment_21680\" aria-describedby=\"caption-attachment-21680\" style=\"width: 799px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-21680 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/11\/condo-size-one-bedroom-study.jpg\" alt=\"condo size one-bedroom study\" width=\"799\" height=\"591\" \/><figcaption id=\"caption-attachment-21680\" class=\"wp-caption-text\">A one-bedroom unit with study.<\/figcaption><\/figure>\n<ol start=\"3\">\n<li>\n<h3><b> Couples or small families<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">For couples or families of up to three (i.e. one kid), you\u2019ll want to consider two-bedroom condo units. These <a href=\"https:\/\/www.99.co\/singapore\/sale?floorarea_max=1000&amp;floorarea_min=750&amp;listing_type=sale&amp;main_category=condo&amp;map_bounds=1.5827095153768858%2C103.49449749970108%2C1.1090706240313446%2C104.12483807587296&amp;page_num=1&amp;page_size=25&amp;property_segments=residential&amp;query_coords=1.3039947%2C103.8298507&amp;query_limit=radius&amp;query_type=city&amp;radius_max=1000&amp;rental_type=unit&amp;show_future_mrts=true&amp;zoom=11\" target=\"_blank\" rel=\"noopener noreferrer\">condo units range from roughly 750 to 1000 sq ft<\/a>.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These units also make a good first home if you can\u2019t get an HDB flat or an EC and need to skip right to the private market. They\u2019re big enough to give your child a private room, and also provide decent space for small gatherings on Christmas, New Year, etc. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Assuming you want to use the unit for rental play, these units are also easier to rent out: many mid-senior level expats with\/without a child opt for units of this size, rather than shoeboxes or condos with more rooms.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">To increase tenant demand for your two-bedroom property, you can allow your main tenant to sublet the spare room to one additional tenant. Few landlords currently do this, so you&#8217;ll get the upper hand and rent out a two-bedder unit more easily if you allow this.<\/span><\/p>\n<p><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/the-bayshore-condo-om74kQESy6XPt3cj6B6pBT\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">The Bayshore<\/span><\/a><span style=\"font-weight: 400;\"> offers seafront living with this amount of room, at just around $950,000. It\u2019s part of a cluster of condos at Bayshore Road, with the nearby <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/bayshore-park-condo-tm9x9aVe8Uqu98CTyJJdJY\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Bayshore Park<\/span><\/a><span style=\"font-weight: 400;\"> offering comparable size to just over $1 million. <\/span><span style=\"font-weight: 400;\">If price is a big concern, look toward the west or northwest &#8211; you can get up to 958 square feet for just $800,000, at <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/palm-gardens-condo-vpQ7NPq8vKZvh5ivBk9WLe\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Palm Gardens<\/span><\/a><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p>There are some exceptions, of course. If you happen to already have large space needs (e.g. you need a professional studio\/workspace in the house), you may find that you need a bigger condo, even if it\u2019s just you, your spouse, and one child. If another child comes along, you may have to look at relocating before he\/she reaches school age (especially if it&#8217;s of a different gender to your first).<\/p>\n<p><strong>99.co tip:<\/strong> Pay attention to the sizes of the kitchens of two-bedroom apartments. Some come with kitchens that are as small as their one-bedroom variants, which make little sense for a family that cooks and dines at home often.<\/p>\n<figure id=\"attachment_21681\" aria-describedby=\"caption-attachment-21681\" style=\"width: 451px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-21681 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/11\/condo-size-two-bedroom.jpeg\" alt=\"condo size two-bedroom\" width=\"451\" height=\"664\" \/><figcaption id=\"caption-attachment-21681\" class=\"wp-caption-text\">A two-bedroom condo unit.<\/figcaption><\/figure>\n<ol start=\"4\">\n<li>\n<h3><b> The typical family<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">In Singapore, if you have two kids, your family size is already larger than the national average. And consider the fact you might have even more kids, or your folks want to move in. You&#8217;ll eventually need at least four-bedrooms.<\/span><\/p>\n<p>To live in comfort, our take is that a person requires minimally 250 sq ft of space. So, a household of six should require a minimum of 1,500 sq ft to maximise the well-being of its occupants and minimise conflict. A household of five can get by with 1,200 sq ft, we reckon.<\/p>\n<p><span style=\"font-weight: 400;\">The thing is, condos at these sizes do not come cheap. But look hard enough and you&#8217;ll find some great value.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Don\u2019t believe us? <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/the-tapestry-condo-urDgLapYSwWwBZyZHQhrjR\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">The Tapestry<\/span><\/a><span style=\"font-weight: 400;\">, in Tampines, has over 1,100 square feet for just $1.35 million. <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/the-tapestry-condo-urDgLapYSwWwBZyZHQhrjR\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Livia<\/span><\/a><span style=\"font-weight: 400;\">, in Pasir Ris Gove, offers units that are over 1,300 square feet, for just $1.15 million.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Alternatively, look West, specifically in Bukit Batok. <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/hillview-regency-condo-zCPZSn4DYArUPAMc7MRmt7\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Hillview Regency<\/span><\/a><span style=\"font-weight: 400;\"> has units of around 1,200 square feet, also going for just $1.15 million. The nearby <\/span><a href=\"https:\/\/www.99.co\/singapore\/sale\/property\/regent-heights-condo-JhtgfHLH6o6fTg8atouYmE\"><span style=\"font-weight: 400;\">Regent Heights<\/span><\/a><span style=\"font-weight: 400;\"> has three-bedroom units (around 1,173 square feet) for around $1.01 million.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Our point is, as long as you\u2019re not opting for a fancy central location, you can find condos that are LARGER than comparable HDB homes, where a four-room and five-room flat typically measures 980 sq ft and 1,084 sq ft, respectively.<\/span><\/p>\n<p><strong>99.co tip:\u00a0<\/strong>For larger units, &#8216;useless&#8217; spaces such as bay windows, A\/C ledges, corridors, and planters can really add up in terms of square footage, and $$$. Pick a unit with as much useable space as possible.<\/p>\n<h3><b>Some readers think that, instead of going for a $900,000 unit, they might as well go for a $1.15 million unit. <\/b><\/h3>\n<p><i><span style=\"font-weight: 400;\">You see? You see?! <\/span><\/i><span style=\"font-weight: 400;\">This is what we mean when we say Singaporeans buy houses bigger than they need. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Yes, you can get a bigger house for a little bit more. But a \u201clittle bit more\u201d can equate to hundreds of thousands of dollars for property. This is money which is sometimes more prudently invested elsewhere.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">So, the moral of the story is: <\/span><i><span style=\"font-weight: 400;\">Don\u2019t be too quick to buy a bigger house, even if it seems affordable to you<\/span><\/i><span style=\"font-weight: 400;\">. A \u201clittle bit extra\u201d, such as having a balcony, is not worth the difference between a fat and slim retirement portfolio of assets down the road.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you still think an extra $15,000 forked out for a few more square feet won\u2019t make a difference, talk to your financial advisor \u2014 they can explain how the money makes a <\/span><i><span style=\"font-weight: 400;\">world <\/span><\/i><span style=\"font-weight: 400;\">of difference when invested properly.<\/span><\/p>\n<p class=\"p1\"><em><span class=\"s1\">Buying your first home or investment property?
