{"id":21890,"date":"2018-12-12T18:44:23","date_gmt":"2018-12-12T10:44:23","guid":{"rendered":"https:\/\/www.99.co\/blog\/singapore\/?p=21890"},"modified":"2022-06-13T17:05:46","modified_gmt":"2022-06-13T09:05:46","slug":"4-alternative-condo-payment-plans-developers-are-offering-right-now","status":"publish","type":"post","link":"https:\/\/www.99.co\/singapore\/insider\/4-alternative-condo-payment-plans-developers-are-offering-right-now\/","title":{"rendered":"4 alternative condo payment plans developers are offering right now"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div><p><span style=\"font-weight: 400;\"><strong>The cash outlays needed to buy Singapore property had better not get any bigger!<\/strong>\u00a0Given the way things are now with the <a href=\"https:\/\/www.99.co\/singapore\/insider\/ltv-limit-loan-to-value-property-singapore\/\" target=\"_blank\" rel=\"noopener\">LTV limits<\/a>, it may be cheaper to just fund military coups in small countries for land. There&#8217;s one silver lining for local property buyers though: Condo developers are sensitive to our situation \u2014 and their bottom line. Because of this, they have come up with some alternative, and some say creative, payment methods for buyers. While these condo payment plans don\u2019t really make properties more affordable, they at least prevent planet-sized holes in your cash flow.<\/span><\/p>\n<p>[Article written with special thanks to Douglas Chow, CEO\/Founder of\u00a0<a href=\"http:\/\/www.empoweradvisory.com\/\" target=\"_blank\" rel=\"noopener\">Empower Advisory<\/a>]<\/p>\n<h3><b>Alternative Payment Plan #1: Typical Deferred Payment Scheme<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">We mentioned this before <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/deferred-payment-schemes-condos\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">two years ago<\/span><\/a><span style=\"font-weight: 400;\">, but it\u2019s time for a quick update. Developers are allowed use a typical Deferred Payment Scheme (DPS) if the project has received its Certificate of Statutory Completion (CSC) and Temporary Occupancy Permit (TOP). In other words, you won\u2019t find it on condos that are still in development.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Under the DPS, you would usually only pay to secure the Option To Purchase (OTP) for 1% of the property price. Three weeks later, you then proceed to pay another 9% to exercise the option. That\u2019s 10% down, much lower than the usual 25% down payment you need under the new cooling measures.<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>Now here&#8217;s the attractive part: the remaining 90% be deferred for a significant length of time, most typically 24 months.<\/strong> There\u2019s also no Additional Buyers Stamp Duty (ABSD) payable during this time, and you won\u2019t need to pay any interest (i.e. you don\u2019t need to secure a home loan until after the deferment period).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Many landlords like this payment option, since it allows them to immediately start renting out the unit and earn rental income. The property is, effectively, two years interest-free. For those who are really optimistic, they can also hope that taxes such as the ABSD might be lower by the time the deferred period ends (but we don\u2019t suggest you count on that).<\/span><\/p>\n<figure id=\"attachment_21891\" aria-describedby=\"caption-attachment-21891\" style=\"width: 720px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-21891\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/12\/8-saint-thomas-deferred-payment-plan.jpg\" alt=\"8 Saint Thomas deferred payment plan\" width=\"720\" height=\"480\"><figcaption id=\"caption-attachment-21891\" class=\"wp-caption-text\">8 Saint Thomas is one of the many condos currently offering buyers an alternative payment plan.<\/figcaption><\/figure>\n<h3><b>Alternative Payment Plan #2:\u00a0<\/b><b>Stay and Pay Scheme<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Under this scheme, you would put down the usual 1% to secure the OTP. The OTP lasts a little longer, say three weeks, instead of the usual 14 days.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">When you exercise the OTP, you put down another 20%. You can then move in, and the remaining 80% can be deferred for up to 24 months. <\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>This is good if you need to move in immediately, but have issues to resolve regarding your bank loan.<\/strong> For example, if you have a weak credit score that wouldn\u2019t give you full financing, the two-year deferment is enough time to build better credit (consult the Credit Bureau of Singapore for more information on this). <\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s also good if you\u2019ve just sold your home in an en-bloc, and need to move into a new place while waiting for the proceeds to come in.<\/span><\/p>\n<h3><b>Alternative Payment Plan #3:\u00a0<\/b><b>Reservation Scheme<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">This is a good scheme for home owners who want to reserve a particular unit, but can\u2019t get immediate funding. It\u2019s also helpful if you need additional time to sell your existing home.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Under this scheme, you put down 10% to secure the OTP. <strong>You then have up to one year to exercise the OTP.<\/strong> After doing so at any time over the next year, you can move in three weeks later.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The downside to this scheme is that, unlike a typical DPS, you cannot move into the unit immediately. You also need to be really sure that you\u2019re buying <em>because<\/em><\/span><i><span style=\"font-weight: 400;\">\u00a0the OTP is non-refundable<\/span><\/i><span style=\"font-weight: 400;\">. That\u2019s $100,000 for a $1 million condo, so you had better not back out later!<\/span><\/p>\n<figure id=\"attachment_14086\" aria-describedby=\"caption-attachment-14086\" style=\"width: 720px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-14086\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/03\/iStock-473707404-resized.jpg\" alt=\"CEA property agents\" width=\"720\" height=\"480\"><figcaption id=\"caption-attachment-14086\" class=\"wp-caption-text\">The Reservation Scheme gives buyers at least one year to exercise the OTP.<\/figcaption><\/figure>\n<h3><b>Alternative Payment Plan #4:\u00a0<\/b><b>OTP extensions<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">This isn\u2019t really a \u201cpayment scheme\u201d per se, it\u2019s just a way to buy some time to get funding. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Most OTPs are only valid for 14 days (30 days if signed overseas). After that, you need to exercise the Option by paying another 4% of the property price. Note that this initial amount is NOT covered by a bank loan, nor are banks allowed to lend you money to cover the downpayment.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">So what happens if you need more time to rustle up the cash?<\/span><\/p>\n<p><span style=\"font-weight: 400;\"><strong>Well, some developers will allow the OTP to lapse, but then reissue a new OTP for an administrative fee (around $300).<\/strong> This buys you more time to come with the money for the down-payment.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This can be helpful if something unexpected crops up, and it\u2019s much better than just losing your deposit.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Ask the developer if you need this \u2014 they may be willing to do it for you, even if they don\u2019t advertise it. <\/span><\/p>\n<h3><b>Bear in mind that these alternative condo payment plans are modes of payment, NOT discounts.<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">You shouldn\u2019t think of alternative payment schemes as ways to make your house \u201ccheaper\u201d. In fact, they may do the opposite \u2014 units sold under DPS, for instance, can cost five to seven per cent <\/span><i><span style=\"font-weight: 400;\">more<\/span><\/i><span style=\"font-weight: 400;\">. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Always factor in how much you\u2019re paying <\/span><i><span style=\"font-weight: 400;\">in total<\/span><\/i><span style=\"font-weight: 400;\">, when deciding whether the property is affordable to you. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The alternative payment schemes are here to help you with liquidity issues, or administrative issues with your loans.
