You will need $275,000."},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div>\n<p>Aspiring to own a condo is common these days. True ambition, however, lies in wanting to own a condo before the age of 30. (If you&#8217;re looking to buy a new launch condo, check out the latest <a href=\"https:\/\/www.99.co\/singapore\/new-launches\" target=\"_blank\" rel=\"noreferrer noopener\">new launches<\/a> in Singapore on 99.co)<\/p>\n\n\n\n<p>Is it even possible? We spoke to some people who managed it&#8230;and about what it takes.<\/p>\n\n\n\n<p><em>Special thanks to Mr. Albert Tin and his wife, and &#8220;Penny&#8221; for their help in this article.&nbsp;<\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-first-this-is-how-much-money-you-d-need-before-you-even-consider-buying-a-condo\">First, this is how much money you&#8217;d need before you even consider buying a condo<\/h2>\n\n\n\n<p>The first step to owning a condo before 30 is, of course, understanding how much money is involved. Here&#8217;s a general rundown of the cost, assuming you want a modest S$1.2 million condo.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>You will need a minimum of 5% of the purchase price in cash. This is to secure the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-option-to-purchase-otp\/\" target=\"_blank\" rel=\"noopener\">Option to Purchase (OTP)<\/a> at 1%, and another 4% to complete the <a href=\"https:\/\/www.99.co\/singapore\/insider\/sales-purchase-agreement-new-launch-condos\/\" target=\"_blank\" rel=\"noopener\">Sale and Purchase Agreement<\/a>. <strong>Cash needed: S$60,000 <\/strong><\/li><li>Another 20% of your condo can be paid in a combination of cash or CPF. <strong>Cash or CPF OA funds needed: S$240,000<\/strong><\/li><li>Assuming the condo is your only property, and you are a Singapore Citizen, there is no <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-additional-buyers-stamp-duty-absd\/\" target=\"_blank\" rel=\"noopener\">Additional Buyer&#8217;s Stamp Duty (ABSD)<\/a>. However, you must <strong>pay the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-buyers-stamp-duty-bsd\/\" target=\"_blank\" rel=\"noopener\">Buyer&#8217;s Stamp Duty (BSD)<\/a> of S$32,600<\/strong>, which can come from your CPF.<\/li><li>You will also need to pay various small fees, such as valuation fees or legal fees, that come up to <strong>roughly S$3,000<\/strong>. Legal fees can sometimes be paid with CPF.<\/li><\/ul>\n\n\n<div class=\"wp-block-image wp-image-23278\">\n<figure class=\"aligncenter is-resized\"><img decoding=\"async\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/02\/Piggy-bank-1.jpg\" alt=\"Piggy bank\" class=\"wp-image-23278\" width=\"700\"\/><figcaption>A major hurdle will be paying the monstrous 25% downpayment for a condo<\/figcaption><\/figure><\/div>\n\n\n<p>So far, you will need about <strong>S$60,000 in cold hard cash<\/strong>, and <strong>roughly S$275,600 in cash or CPF OA funds<\/strong>. Only after you&#8217;ve forked out this amount, can your bank loan kick in to cover the remaining 75% (<em>assuming<\/em> your bank gives you full financing).<\/p>\n\n\n\n<p>Let&#8217;s assume you have the usual CPF contribution rate (37%), and you start work from the age of 22. To build up sufficient OA funds by the time you&#8217;re 29, you would need to make roughly S$9,000 a month from the age of 22; not impossible, but a tough call.<\/p>\n\n\n\n<p>Mr. Albert Tin, who managed to buy a condo with his wife before they were both 30, points out that it was only possible because they were co-borrowers and a dual income family. In fact, he worked <em>two <\/em>jobs in addition to his wife also working.<\/p>\n\n\n\n<p>(Also, note that at the time Mr &amp; Mrs Tin bought their condo, the maximum loan possible was 80%, whereas it&#8217;s now reduced to 75% in accordance with the <a href=\"https:\/\/www.99.co\/singapore\/insider\/cooling-measures-announced-absd-tdsr-ltv-16-december-2021\/\" target=\"_blank\" rel=\"noreferrer noopener\">latest cooling measures<\/a> introduced in December 2021).<\/p>\n\n\n\n<p>Penny (not her real name) also managed to buy a condo before 30. But this was in 2010, when prices were lower and the rules were different.<\/p>\n\n\n\n<p>&#8220;<em>Last time there was a <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-deferred-payment-scheme\/\" target=\"_blank\" rel=\"noreferrer noopener\">deferred payment scheme<\/a>, which we don&#8217;t have today*. There were also fewer restrictions on getting a loan, and it was still more affordable. If it was like today, I wouldn&#8217;t have been able to buy.&#8221;<\/em><\/p>\n\n\n\n<p>*Actually, there <em>are<\/em> still deferred payment schemes today. These are only for condos that have already been completed (they have their Certificate of Statutory Completion). Some examples include <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/twentyone-angullia-park\" target=\"_blank\" rel=\"noopener\">Twentyone Angullia Park<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/lloyd-sixtyfive\" target=\"_blank\" rel=\"noopener\">Lloyd SixtyFive<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-interlace\" target=\"_blank\" rel=\"noreferrer noopener\">The Interlace<\/a>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-speaking-of-loans-you-also-need-to-meet-the-total-debt-servicing-ratio-tdsr-with-your-income\">Speaking of loans, you also need to meet the Total Debt Servicing Ratio (TDSR) with your income.<\/h2>\n\n\n<div class=\"wp-block-image wp-image-23279\">\n<figure class=\"aligncenter is-resized\"><img decoding=\"async\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/02\/pay-cheque.jpg\" alt=\"Receiving a pay cheque\" class=\"wp-image-23279\" width=\"700\"\/><figcaption>Due to the TDSR restrictions, your total monthly loan repayments are capped at 60% of your monthly income.<\/figcaption><\/figure><\/div>\n\n\n<p>The good news is that your monthly home loan repayments can be made from your CPF OA. The bad news is there&#8217;s a cap.<\/p>\n\n\n\n<p>The total of your monthly loan repayments (home loans plus all other outstanding loans) cannot exceed 55% of your monthly income. This is due to the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-total-debt-servicing-ratio-tdsr\/\" target=\"_blank\" rel=\"noopener\">Total Debt Servicing Ratio (TDSR)<\/a> framework, which was implemented to reduce overleveraging. Also note that, <strong>if your income is variable<\/strong> (e.g. you work on sales commissions), <strong>then a haircut is applied. <\/strong>Your income counts as being 30% lower than it really is, when working out your TDSR limit.<\/p>\n\n\n\n<p>Let&#8217;s assume a loan interest rate of 2%, and a loan quantum of S$900,000 for our S$1.2 million condo (remember, the bank can finance up to 75% at most). We&#8217;ll also assume you take a 30-year loan tenure.<\/p>\n\n\n\n<p>This would come to roughly S$3,300 per month in home loan repayments. Your income would, at the very minimum, need to be around S$5,500 per month (although we&#8217;ve established above that it would probably have to be higher than that, for you to be able to make the 25% down payment before you&#8217;re 30).<\/p>\n\n\n\n<p>But those are just numbers. You need to ask&#8230;<\/p>\n\n\n<div class=\"wp-block-image wp-image-23280\">\n<figure class=\"aligncenter is-resized\"><img decoding=\"async\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/02\/mindset.jpg\" alt=\"Lady with glowing forehead\" class=\"wp-image-23280\" width=\"700\"\/><figcaption>It takes a disciplined mindset to commit to a private property early.<\/figcaption><\/figure><\/div>\n\n\n<h2 class=\"wp-block-heading\" id=\"h-what-else-does-it-cost-to-own-a-condo-before-30\"><strong>What else does it cost to own a condo before 30?<\/strong><\/h2>\n\n\n\n<ul class=\"wp-block-list\"><li>A serious sacrifice in your lifestyle<\/li><li>Loss of opportunity<\/li><li>Difficulty in settling down (if you buy purely for investment)<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-1-a-serious-sacrifice-in-your-lifestyle\"><strong>1. A serious sacrifice in your lifestyle<\/strong><\/h3>\n\n\n\n<p>Albert says the biggest sacrifice is literally the loss of your youth:<\/p>\n\n\n\n<p>&#8220;<em>Because there&#8217;s a fear that our CPF is being burned faster, we set aside more than most people. And there is the maintenance, taxes, other costs. I think if we had a smaller house, we could have S$2,000 (<\/em>every month &#8211; ed.<em>)<\/em> <em> to play with. Go on holiday every other month, or I can give up my second job.&#8221;<\/em><\/p>\n\n\n\n<p>Albert also points out this is different from tightening your belt to save for a cruise or a car \u2014 this particular sacrifice goes on for around 30 years of your life (the duration of your loan tenure).<\/p>\n\n\n\n<p>As such, he concludes what it takes is &#8220;<em>a very future oriented mindset; you must be happy to suffer now so you can have it easy later. That way of thinking must be natural to you.&#8221;<\/em><\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-2-loss-of-opportunity\"><strong>2. Loss of opportunity<\/strong><\/h3>\n\n\n<div class=\"wp-block-image wp-image-23281\">\n<figure class=\"aligncenter is-resized\"><img decoding=\"async\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/02\/Doors.jpg\" alt=\"One door open in a series of closed doors\" class=\"wp-image-23281\" width=\"700\"\/><figcaption>Committing to a mortgage \u2014 especially when you&#8217;re younger \u2014 means some doors will close.<\/figcaption><\/figure><\/div>\n\n\n<p>Penny says that the commitment of servicing a home loan can result in some lost opportunities.<\/p>\n\n\n\n<p>&#8220;<em>I had a chance to start a business with some friends. But because I had the house, I eventually decided it wasn&#8217;t safe to quit my job. I still wish I had taken the opportunity.&#8221;<\/em><\/p>\n\n\n\n<p>Besides that, there&#8217;s the issue of tying up your capital. Penny warns that &#8220;<em>It&#8217;s not easy to re-invest when you are tied up with the house.&#8221; <\/em>As such, you need to accept some inflexibility and opportunity costs, if you want to commit to a private property early.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-3-difficulty-in-settling-down-if-you-buy-purely-for-investment\"><strong>3. Difficulty in settling down (if you buy purely for investment)<\/strong><\/h3>\n\n\n\n<p>Penny purchased her condo purely for investment. She and her husband live in her parents&#8217; house, while the condo is rented out. She says this caused a lot of initial problems when she wanted to settle down.<\/p>\n\n\n\n<p>&#8220;<em>If we had moved into the condo, I would have lost the rental income. That would make it very hard for me to service the loans and other costs. But at the same time, I didn&#8217;t want to have to sell it and buy a smaller place.&#8221;<\/em><\/p>\n\n\n\n<p>In addition, Penny felt the size of the two-bedroom unit was too small to raise a family.<\/p>\n\n\n\n<p>She says that &#8220;<em>In hindsight, I should have thought about what I would do if I met the right guy. It never occurred to me when I was buying the house.&#8221;<\/em><\/p>\n\n\n\n<p>As an aside, remember that you can&#8217;t buy a flat while you still own a private property. That causes all sorts of sticky timing issues if you want to downgrade later.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-so-look-beyond-the-cash-before-you-decide-to-buy-that-condo\"><strong>So look beyond the cash before you decide to buy that condo<\/strong><\/h2>\n\n\n\n<p>None of the people we spoke to regret their decision, but that&#8217;s not just because they had the money. They also had the correct mindset to start (<em>and<\/em> carry on servicing) a property loan year after year.<\/p>\n\n\n\n<p><strong>Treat a property as you would marriage.<\/strong> If you have aspirations to travel or start a business, get it out of your system before you commit. And don&#8217;t be too quick to tie the knot early (with a house <em>or <\/em>a spouse), just because you can.<\/p>\n\n\n    <section id=\"portal-widget-tab-panel-6ab8795fb3f63\"
