Here&#8217;s what you need to consider.<\/p>\n<h2><strong>What advantages does a regular condo have over an EC?<\/strong><\/h2>\n<p>The key points of difference to note are:<\/p>\n<ul>\n<li>Ability to rent out the whole unit immediately<\/li>\n<li>Flexibility of sale<\/li>\n<li>Buying restrictions<\/li>\n<\/ul>\n<h3><strong>1. Ability to rent out the whole unit immediately<\/strong><\/h3>\n<p>The biggest difference between a regular condo and an EC comes in the first 10 years, and soon <a href=\"https:\/\/www.99.co\/singapore\/insider\/new-executive-condominium-ec-policies-announced-longer-mop-no-more-dps-higher-priority-for-first-timers\/#h-deferred-payment-scheme-dps-to-be-removed\" target=\"_blank\" rel=\"noopener\">15 years<\/a> for upcoming ECs launched from the <a href=\"https:\/\/www.99.co\/singapore\/insider\/upcoming-executive-condo-sites-2026-2027\/#h-upcoming-ec-sites-in-2026-1h2026-gls-programme\" target=\"_blank\" rel=\"noopener\">1H2026 GLS Programme<\/a> onwards. During this time, ECs count as HDB properties. You can&#8217;t sell or rent out the whole EC unit before the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-minimum-occupation-period-mop\/\" target=\"_blank\" rel=\"noopener\">Minimum Occupation Period (MOP)<\/a> is reached. (You can rent out the rooms, but you will still have to notify HDB about it.)<\/p>\n<p>This makes a big difference if you&#8217;re more focused on investment than home ownership. For instance, your plan is to stay with your parents, and then buy and rent out a condo.<\/p>\n<p>Yes, the capital outlay to buy a new EC is cheaper than buying a condo. For instance, a 3-bedder at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/reviews\/north-gaia\" target=\"_blank\" rel=\"noopener\">North Gaia<\/a> averages around S$1.3 million. In comparison, a 3-bedder at <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-commodore\" target=\"_blank\" rel=\"noopener\">The Commodore<\/a> averages around S$1.5 million. So you save around S$200,000 with an EC.<\/p>\n<p>You can get a bank loan of S$975,000 for your EC (at a maximum <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-ltv-ratio\/\" target=\"_blank\" rel=\"noopener\">LTV of 75%<\/a>). Assuming an interest rate of 2% per annum, over 25 years, this comes to a total monthly repayment of about S$4,133.<\/p>\n<p>Now you can&#8217;t rent out the unit for the first five years, so you&#8217;re forced to pay this mortgage out of pocket. Over five years, that comes to a cost of S$247,980 \u2014 more than the S$200,000 you &#8220;saved&#8221;.<\/p>\n<p>Even if you decide to rent out one room, you\u2019d still be earning less than what you\u2019d have made if you were to go for a condo and rent out the whole unit.<\/p>\n<h3><strong>2. Flexibility of sale<\/strong><\/h3>\n<p>There is a limitation on selling a regular condo, as the <a href=\"https:\/\/www.99.co\/singapore\/insider\/sellers-stamp-duty-before-selling-within-three-years\/\" target=\"_blank\" rel=\"noopener\">Seller&#8217;s Stamp Duty (SSD)<\/a>. This stamp duty imposes a tax of 12% if you sell in the first year, 8% in the second year, and 4% in the third year.<\/p>\n<figure id=\"attachment_24880\" aria-describedby=\"caption-attachment-24880\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-24880\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/04\/sellers-stamp-duty-tax.jpg\" alt=\"coins with the word tax\" width=\"600\" height=\"401\" \/><figcaption id=\"caption-attachment-24880\" class=\"wp-caption-text\">The sale of a regular condo is limited by the Seller&#8217;s Stamp Duty (SSD).<\/figcaption><\/figure>\n<p>However, you&#8217;re free to sell without penalty from the fourth year onward. This is still two years shorter than the MOP.<\/p>\n<p>This flexibility can be important. For example, what happens if you face a financial emergency in the fourth or fifth year and need to downgrade? With an EC, you&#8217;re stuck because of the MOP. With a regular condo, you can quickly cash out to downgrade and tackle the situation.<\/p>\n<p>If your financial situation is more volatile than most people&#8217;s (e.g. you run your own business, or work on commissions), don&#8217;t underestimate the importance of having no MOP restriction.<\/p>\n<p>On top of that, an EC has a limited pool of buyers before the full privatisation. As long as it&#8217;s still counted as an HDB property, you can&#8217;t sell the EC to a foreign buyer. As any property agent can tell you, though, narrowing the pool of buyers lowers your odds of finding a good price.<\/p>\n<h3><strong>3. Buying restrictions<\/strong><\/h3>\n<p>You need to <a href=\"https:\/\/www.hdb.gov.sg\/residential\/buying-a-flat\/executive-condominium\/eligibility\" target=\"_blank\" rel=\"noopener\">qualify under one of the following schemes<\/a> to buy an EC:<\/p>\n<ul>\n<li>Public Scheme<\/li>\n<li>Fiance \/ Fiancee Scheme<\/li>\n<li>Orphans Scheme<\/li>\n<li>Joint Singles Scheme<\/li>\n<\/ul>\n<p>You need to be a Singapore citizen aged at least 21, and your co-applicant needs to be a Singapore citizen or Permanent Resident. Both of you must also be Singapore citizens aged at least 35.<\/figcaption><\/figure>\n<p>On top of all that, you must not own or have sold any private property (locally or abroad) for the past 30 months, and your household income cannot exceed S$16,000 per month.<\/p>\n<p>There is, of course, no such restriction with a regular condo. In particular, there&#8217;s no age restriction. If you&#8217;re a single Permanent Resident aged 28 who can afford it, you can just go for it and get a regular condo.<\/p>\n    <section id=\"portal-widget-tab-panel-6a3b6f4217244\" the price difference<\/h2>\n<p>We&#8217;re not disparaging ECs. In fact, they&#8217;re a pretty great deal, given that it&#8217;s a way to get private housing with government subsidies. They&#8217;re also cheaper than their private counterparts with the same general location and amenities. More importantly, they tend to have a higher capital appreciation over the years. So it&#8217;s hard to argue that it&#8217;s a bad deal.<\/p>\n<p>If we look at the past decade, ECs have seen price increases of around 120%, which is more than double the increases seen in the private condo segment.<\/p>\n<p><img decoding=\"async\" class=\"alignnone size-full wp-image-95780\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/06\/graph-2026-05-08T154410.431.png\" alt=\"\" width=\"780\" height=\"676\" \/><\/p>\n<p>There are some situations when a regular condo more than justifies the price difference and capital appreciation. Based on the above, we&#8217;d say pick a regular condo if:<\/p>\n<ul>\n<li>Your purpose is solely investment<\/li>\n<li>You&#8217;re not sure if you want to hold on to the property for 10 years or
