You know the ones we&#8217;re talking about &#8211; the pictures look like they were taken by a drug-addict in a desperate attempt to show you where he&#8217;s overdosing; and the property information reads something like &#8220;<em>A place next to a road where there are like, some white lines down the middle of it.&#8221; <\/em>To make sure your property listing works, take note of the following to avoid:<\/p>\n<h3>Traits that make a property listing suck<\/h3>\n<ul>\n<li>The rooms were not cleared before taking photos<\/li>\n<li>Using unnecessary adjectives<\/li>\n<li>Nothing &#8220;pops&#8221;<\/li>\n<li>No punctuation or grammar<\/li>\n<li>No solid Call to Action<\/li>\n<\/ul>\n<h3>1. The rooms were not cleared before taking photos<\/h3>\n<figure id=\"attachment_27189\" aria-describedby=\"caption-attachment-27189\" style=\"width: 801px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\" wp-image-27189\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/06\/How-to-Stage-Your-Property-on-Instagram-Messy-Room.jpg\" alt=\"Messy room\" width=\"801\" height=\"508\"><figcaption id=\"caption-attachment-27189\" class=\"wp-caption-text\">&#8220;And if you walk very carefully sideways, you can sometimes make it all the way to the bed.&#8221;<\/figcaption><\/figure>\n<p>You&#8217;d think this is common sense, but it really isn&#8217;t. We&#8217;ve seen listings where the rooms are so cluttered, you&#8217;ll start looking for the mama-store attendant in the corner. People leave all<em> kinds<\/em> of things lying around in room pictures, including their <a href=\"https:\/\/www.99.co\/singapore\/insider\/naked-flat-owner\/\">genitals<\/a>.<\/p>\n<p>For landlords, not bothering to clear the room is a red flag to some tenants. If you can&#8217;t be bothered moving a sock off the sofa before taking pictures, what are the odds you&#8217;ll bother with more detailed maintenance? And for sellers, cluttered rooms put your house in the<em> worst<\/em> light; it&#8217;s like if McDonald&#8217;s tried to advertise the deliciousness of McMuffins by showing you how they look inside your digestive tract.<\/p>\n<p>The only time stuff should be left lying on tables, sofas, etc. in property pictures is when the room&#8217;s on an episode of <em>Crime Watch<\/em>. Other than that, clear any room before posting images.<\/p>\n<h3>2. Using unnecessary adjectives<\/h3>\n<figure id=\"attachment_22370\" aria-describedby=\"caption-attachment-22370\" style=\"width: 800px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\" wp-image-22370\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/01\/Dictionary.jpg\" alt=\"man wearing glasses reading the dictionary\" width=\"800\" height=\"543\"><figcaption id=\"caption-attachment-22370\" class=\"wp-caption-text\">Let&#8217;s see. Should we go with &#8216;scintillating&#8217;, &#8216;transcendent&#8217;, or &#8216;damn atas&#8217;?<\/figcaption><\/figure>\n<p>An attribute adds a description to a noun (e.g. if you write &#8220;artisanal counter-top&#8221;, artisanal would be the adjective. Favourites of the property industry include:<\/p>\n<ul>\n<li>Good<\/li>\n<li>Nice<\/li>\n<li>Clean<\/li>\n<li>Excellent<\/li>\n<li>Beautiful<\/li>\n<\/ul>\n<p>Most of these don&#8217;t add any specific meaning. They barely even have meaning in <em>actual conversation<\/em>. If you&#8217;re talking to someone, and they reply &#8220;<em>that&#8217;s good<\/em>&#8221; to whatever you said, that pretty much means &#8220;<em>watching my arm hair grow is more exciting than this topic of conversation<\/em>&#8220;.<\/p>\n<p>So to make your property listing concise, drop the unnecessary adjectives (that&#8217;s most of them). It&#8217;s more impactful, for example, to write &#8220;<em>view of Changi beach, National Day fireworks visible from living room window&#8221; <\/em>than to write &#8220;<em>nice view&#8221; <\/em>or &#8220;<em>beautiful view<\/em>&#8220;.<\/p>\n<h3>3. Nothing &#8220;pops&#8221;<\/h3>\n<figure id=\"attachment_17961\" aria-describedby=\"caption-attachment-17961\" style=\"width: 720px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-17961 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/06\/condo-facilities-rock-climbing-wall.jpg\" alt=\"Condo facilities rock climbing wall\" width=\"720\" height=\"480\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/06\/condo-facilities-rock-climbing-wall.jpg 720w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2018\/06\/condo-facilities-rock-climbing-wall-440x294.jpg 440w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><figcaption id=\"caption-attachment-17961\" class=\"wp-caption-text\">&#8220;<em>Features Singapore&#8217;s least challenging rock climb<\/em>&#8220;<\/figcaption><\/figure>\n<p>You&#8217;re fighting to differentiate the listing from 200+ copy\/paste descriptors. Now most of the description is part of a template:<\/p>\n<ul>\n<li>Say the property is really close to an MRT station (which property isn&#8217;t these days?)<\/li>\n<li>State the development has some kind of design award<\/li>\n<li>Mention there is a supermarket nearby<\/li>\n<li>Explain about the nearest school<\/li>\n<\/ul>\n<p>All those basics need to be there; but you need something else to really make it &#8220;pop&#8221;. All it takes is <em>one <\/em>little twist. For example: &#8220;<em>Renovated just two years ago&#8221; <\/em>or &#8220;<em>Owner looking for quick sale&#8221;.<\/em><\/p>\n<p>Just pick <em>something <\/em>positive to highlight. Since a lot of people who write listings ignore this, just that one added line can be enough to grab a propsect&#8217;s attention. And if you can&#8217;t think of what to highlight, you haven&#8217;t thought hard enough about the property. There&#8217;s <em>always <\/em>something.<\/p>\n<h3>4. No punctuation or grammar<\/h3>\n<p>Your English teacher warned you about this in school but you may have forgotten how not having proper punctuation and just lumping everything together really makes it all very hard to read especially if you keep adding extra points like this without any commas or anything and the entire paragraph is just one long sentence until the reader gets totally lost and goes off and reads a better written listing.<\/p>\n<p>I trust you get the point.<\/p>\n<p>Use commas. Use full stops. Don&#8217;t make the entire description a single sentence.<\/p>\n<h3>5. No solid Call to Action<\/h3>\n<figure id=\"attachment_15960\" aria-describedby=\"caption-attachment-15960\" style=\"width: 724px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-15960\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2017\/06\/iStock-874205546.jpg\" alt=\"transferring keys\" width=\"724\" height=\"483\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2017\/06\/iStock-874205546.jpg 724w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2017\/06\/iStock-874205546-440x294.jpg 440w\" sizes=\"(max-width: 724px) 100vw, 724px\" \/><figcaption id=\"caption-attachment-15960\" class=\"wp-caption-text\">&#8220;<em>I only c<\/em><em>alled because you wrote your contact details in 42 pt Comic Sans<\/em>&#8221; &#8211; No prospect ever<\/figcaption><\/figure>\n<p>Just sticking your name and number on the listing is not a solid call to action. It&#8217;s exactly like property agents who answer queries with &#8220;<em>best to call me and we can talk<\/em>.&#8221;<\/p>\n<p>(If you&#8217;re one of them, by the way, the answer is NO. Most people <em>won&#8217;t<\/em> call you if you type that, for the same reason you&#8217;re not inclined to immediately call or register your email address online).<\/p>\n<p>The Call to Action has to come at the <em>end <\/em>of your pitch. So you need wind readers up with a solid descriptor first &#8211; <em>then <\/em>they may be inclined to go to your website, call you, or do whatever it is you want them to.
