Before you get into it, here are some things about housing to perk you up:<\/p>\n<h3>A Happy National Day to All Our Readers<\/h3>\n<p>Enjoy your well-deserved long weekend, and the fireworks (especially those of you who can <a href=\"https:\/\/www.99.co\/singapore\/insider\/hdb-flats-national-day-fireworks\/\">see it from your house<\/a>). And whether you&#8217;re celebrating National Day the traditional way (i.e. spending money in Johor) or just reveling in a Netflex binge session, here are some things to pick you up:<\/p>\n<ul>\n<li>We made it easier to get older flats this year<\/li>\n<li>Resale flat prices are still super affordable<\/li>\n<li>You no longer need to wait twice a year for Sale of Balance Flat exercises<\/li>\n<\/ul>\n<h3>1. We made it easier to get older flats this year<\/h3>\n<figure id=\"attachment_26923\" aria-describedby=\"caption-attachment-26923\" style=\"width: 708px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\" wp-image-26923\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/06\/You-can-Now-Book-an-HDB-Flat-the-Day-After-Applying-Different-Ethnicity.jpg\" alt=\"Residents of differPeople talking in void deckent ethnicities gathering at the void deck.\" width=\"708\" height=\"473\"><figcaption id=\"caption-attachment-26923\" class=\"wp-caption-text\">Home ownership is easier these days, compared to a decade ago<\/figcaption><\/figure>\n<p>You can now use your CPF to buy a flat<a href=\"https:\/\/www.99.co\/singapore\/insider\/5-things-to-know-about-the-new-hdb-loan-and-cpf-rules\/\"> even if there&#8217;s only 20 years or less on the lease<\/a> (this used to be capped at 30 years). This is good news for Singaporeans who absolutely must have flats in a given area, such as near their aging parents, or close to their own business. We&#8217;ve already seen a<a href=\"https:\/\/www.99.co\/singapore\/insider\/sale-of-older-hdb-flats-up-40-from-last-year\/\"> spike in demand for older flats<\/a>, so there&#8217;s an advantage to sellers too: Singaporeans who once had trouble offloading their aging homes are more likely to find buyers.<\/p>\n<h3>2. Resale flat prices are still super affordable<\/h3>\n<p>Resale flat prices have <a href=\"https:\/\/www.channelnewsasia.com\/news\/singapore\/hdb-flats-resale-prices-fall-q2-2019-continue-decline-11676060\">continued to fall in Q2 2019<\/a>, and resale prices were even at a seven-year low late last year. <strong>The average price of resale flats, island-wide, is now about $418 per square foot, or just over $432,000.<\/strong><\/p>\n<p>The rise in affordability will help certain groups of Singaporeans, such as:<\/p>\n<ul>\n<li>Those who need to move in right away, and can&#8217;t wait for BTO flats<\/li>\n<li>Permanent Residents who cannot buy BTO flats<\/li>\n<li>Singaporeans who <em>die die <\/em>need to buy a flat in certain mature areas, where there&#8217;s no BTO launch<\/li>\n<\/ul>\n<p>This is partly due to the large number of resale flats entering the market, as more reach their Minimum Occupancy Period this year. This has triggered a higher supply of resale flats from upgraders, who have put their flats up on the market (they&#8217;re moving on to private properties).<\/p>\n<p>We wouldn&#8217;t wait too long for prices to drop further though &#8211; the <a href=\"https:\/\/www.99.co\/singapore\/insider\/hdb-resale-transactions-spike-but-prices-stay-down\/\">volume of resale transactions has spiked<\/a>, and if volumes rise while prices stay low, that could mean the market&#8217;s bottomed out.<\/p>\n<h3>3. You no longer need to wait twice a year for Sale of Balance Flat exercises<\/h3>\n<figure id=\"attachment_22801\" aria-describedby=\"caption-attachment-22801\" style=\"width: 707px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\" wp-image-22801\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/02\/Laptop.jpg\" alt=\"Man using laptop and smartphone\" width=\"707\" height=\"472\"><figcaption id=\"caption-attachment-22801\" class=\"wp-caption-text\">You can now check for unsold flats all year around<\/figcaption><\/figure>\n<p>You can now buy <a href=\"https:\/\/cnalifestyle.channelnewsasia.com\/trending\/how-hdb-s-new-exercise-help-flat-buyers-book-next-day-apply-11245626\">unsold HDB flats all year round<\/a>, instead of just twice a year. In addition, you no longer need to wait a week to find out if your application was successful; you&#8217;ll know the results the next working day.<\/p>\n<p>The faster you can get your flat, the more you&#8217;ll save on having to rent. And it might save you even needing to get a resale flat, if you buy an unsold one that&#8217;s up for grabs.<\/p>\n<h3>So things are looking up for Singaporean home owners!<\/h3>\n<p>There&#8217;s a lot more help these days for getting your flat, so keep calm.
