However, foreigners made up nearly 50% of home purchases priced above $5 million.<\/b><\/p>\n<p><span style=\"font-weight: 400;\">Private home prices edged <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/singapore-private-home-prices-are-up-almost-1-in-q3-2019\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">higher in the third quarter<\/span><\/a><span style=\"font-weight: 400;\"> as demand for homes in the prime districts receive a boost from foreign investors seeking <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/singapore-property-is-picking-up-despite-recession-risk-or-maybe-because-of-it\/\"><span style=\"font-weight: 400;\">safe-haven assets<\/span><\/a><span style=\"font-weight: 400;\"> and from buyers drawn to city-centre living.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Data from the Urban Redevelopment Authority (URA) showed that private residential prices rose 0.9 per cent in 3Q 2019, marking a second consecutive quarter of rising home prices.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The biggest winners were <a href=\"https:\/\/www.99.co\/singapore\/sale?listing_type=sale&amp;main_category=condo&amp;map_bounds=1.256161%2C103.736649%2C1.382818%2C103.892521&amp;page_num=1&amp;page_size=25&amp;price_max=19900000&amp;property_segments=residential&amp;query_coords=1.3039947%2C103.8298507&amp;query_ids=dtdistrict09%2Cdtdistrict10%2Cdtdistrict11&amp;query_limit=radius&amp;query_type=district&amp;radius_max=1000&amp;rental_type=unit&amp;show_cluster_preview=true&amp;show_future_mrts=true&amp;sub_categories=condo_apartment%2Cexecutive_condo%2Cgeneric_condo%2Cservice_apartment%2Cwalkup&amp;zoom=13\" target=\"_blank\" rel=\"noopener noreferrer\">properties in the Core Central Region (CCR<\/a>), where private home prices gained 2.9 per cent sequentially, accelerating from 2.3% in the previous quarter. The uptick was fuelled largely by rising demand for prime and super-lux condos.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In this article, we seek to examine the profile of buyers of luxury homes within the prime districts, as well as buying trends and behaviors in the high-end segment.\u00a0<\/span><\/p>\n<h2><b>Singaporeans make up over 60% of luxury home buyers this year\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Based on URA data, Singaporeans accounted for roughly 64% of buyers of non-landed private residential properties within the prime districts between Q3 2018 and Q3 2019.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">About 16% of these buyers were Singapore Permanent Residents (PR), while 18% were Non Permanent Residents (NPR) or foreign buyers. About 1% were corporate buyers.\u00a0<\/span><\/p>\n<ul>\n<li><strong>Private home sales in Singapore&#8217;s prime districts<\/strong><\/li>\n<\/ul>\n<figure id=\"attachment_29945\" aria-describedby=\"caption-attachment-29945\" style=\"width: 800px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-29945\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/10\/Private-Home-Sales-In-Singapore-CCR.png\" alt=\"\" width=\"800\" height=\"430\"><figcaption id=\"caption-attachment-29945\" class=\"wp-caption-text\">Source: URA, 99.co. Data is accurate as at 4 October, 2019.<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Luxury homes priced between $2 million and $3 million saw the highest number of transactions between Q3 2018 and Q3 2019. Properties within the pricing threshold were also the most popular with Singaporeans, followed by properties between $1.5 million and $2 million, and those between $1 million and $1.5 million.<\/span><\/p>\n<h2><b>But foreigners drove sales of pricier properties, leading transactions above $5 million\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Non-landed luxury homes above $5 million were most popular with foreign buyers, who made up for nearly 50% of such purchases between 3Q 2018 and 3Q 2019, according to URA data. This was followed by prime district condos between $4 million and $5 million, and those between $3 million and $4 million.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Based on URA caveats, we observed that there were about 403 transactions for luxury condos priced above the $5 million threshold over the past year, and there<\/span><span style=\"font-weight: 400;\">\u00a0were about as<\/span><span style=\"font-weight: 400;\"> many Singaporean buyers (30%), as they were Chinese buyers (30%), who purchased such properties.<\/span><span style=\"font-weight: 400;\"> Another notable group is Indonesian buyers, who accounted for about 6% of such property purchases.<\/span><\/p>\n<h2>Will prices rise further?<\/h2>\n<p><span style=\"font-weight: 400;\">Singapore\u2019s reputation as a safe investment haven in Southeast Asia will continue to attract foreign investors, especially amid the ongoing US-China trade war, Brexit and uncertainties which threaten to cast a pall on the global economy. <\/span><span style=\"font-weight: 400;\">Some <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/are-hong-kong-investors-buying-singapore-properties-or-not\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">Hong Kong tycoons<\/span><\/a><span style=\"font-weight: 400;\"> have reportedly moved their personal assets offshore as concern deepens over a local government plan to allow extraditions of suspects to face trial in China for the first time.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Given these factors, we won\u2019t be surprised if home prices continue to rise in the coming quarters.<\/span><\/p>\n<p><i><span style=\"font-weight: 400;\">How would the property market perform in the coming quarters?
