It is why we rely on experts, and property sites like <a href=\"https:\/\/www.99.co\/singapore\/insider\/\" target=\"_blank\" rel=\"noopener noreferrer\">99.co<\/a> (woohoo!), to keep us in the loop.<\/p>\n<p>For a round-up of what&#8217;s what in this year&#8217;s property scene, we consulted three experts. Dr Lee Nai Jia of <a href=\"https:\/\/www.knightfrank.com.sg\/\" target=\"_blank\" rel=\"noopener noreferrer\">Knight Frank Singapore<\/a> shared his company&#8217;s property findings, Ryan Teow of <a href=\"https:\/\/www.ocbc.com\/group\/group-home.html\" target=\"_blank\" rel=\"noopener noreferrer\">OCBC Bank<\/a> introduced the basics of property financing, and Quck Zhong Yi of <a href=\"https:\/\/asolidplan.sg\/\" target=\"_blank\" rel=\"noopener noreferrer\">Asolidplan<\/a> shared innovative ways to turn properties into homes. The panel attended the second edition of <a href=\"https:\/\/hausitgoing.99.co\/\" target=\"_blank\" rel=\"noopener noreferrer\">Haus it Going<\/a>, a 99.co property seminar and flagship event.<\/p>\n<p>Here is what we&#8217;ve learnt about property investing.<\/p>\n<h2><strong>Locations that should be on your watchlist<\/strong><\/h2>\n<p>Dr Lee\u00a0 highlighted that significant interest was shown to several districts over the course of 2018 and 2019. They are:<\/p>\n<ul>\n<li><strong>District 19<\/strong> &#8211; Hougang, Sengkang, Punggol<\/li>\n<li><strong>District 18<\/strong> &#8211; Tampines, Pasir Ris<\/li>\n<li><strong>District 5<\/strong> &#8211; Clementi, Pasir Panjang, West Coast, Dover, Buona Vista<\/li>\n<li><strong>District 3<\/strong> &#8211; Alexandra, Commonwealth<\/li>\n<\/ul>\n<p>We have new launches and more to thank for these. They include the Piermont Grand condominium and <a href=\"https:\/\/www.99.co\/singapore\/insider\/the-non-tourist-trap-guide-to-punggol-2\/\" target=\"_blank\" rel=\"noopener noreferrer\">Punggol Digital District (PDD<\/a>) in District 19, the <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/treasure-at-tampines\" target=\"_blank\" rel=\"noopener noreferrer\">Treasure at Tampines project<\/a> \u2014 which has over 2,000 units \u2014 in District 18, and the Parc Clematis project in District 5. Built-to-Order (BTO) launches will also affect the number of activities in certain areas.<\/p>\n<figure id=\"attachment_30272\" aria-describedby=\"caption-attachment-30272\" style=\"width: 3264px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-30272 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/11\/Haus-it-going-by-99.jpg\" alt=\"Full house at Haus it Going by 99.co\" width=\"3264\" height=\"2176\"><figcaption id=\"caption-attachment-30272\" class=\"wp-caption-text\">A full-house event at WeWork Funan<\/figcaption><\/figure>\n<h2><b>Singapore property and how it\u2019s affected by the trade war<\/b><\/h2>\n<p>Singapore\u2019s real estate scene might just benefit from the trade war. Often seen as a safe haven for property, many foreign investors are flocking to our little red dot.<\/p>\n<p>\u201cAs we are still unsure of [the trade war\u2019s] conclusion, it is best [for investors] to look at safe assets like gold and bonds. While real estate hasn\u2019t picked up,<a href=\"https:\/\/www.99.co\/singapore\/insider\/why-do-asians-love-property-assets-so-much\/\"> <span style=\"font-weight: 400;\">it is stable<\/span><\/a><span style=\"font-weight: 400;\">,\u201d says Dr Lee.<\/span><\/p>\n<p>But where are these foreign investors from exactly? According to research by Knight Frank, common countries include India, Indonesia, and Malaysia. There is a sliver of \u201cunspecified foreign buyers\u201d*, too. Anecdotal evidence suggests most foreign buyers are from China.<\/p>\n<p>Regardless of nationality, it seems that<a href=\"https:\/\/www.99.co\/singapore\/insider\/why-foreign-investors-buy-properties-in-singapore\/\"> foreign buyers<\/a> are mostly interested in District 9 and 10 properties. The Knight Frank research reports that in the first to third quarter of 2019, 121 units in <a href=\"https:\/\/www.99.co\/singapore\/sale\" target=\"_blank\" rel=\"noopener noreferrer\">District 10<\/a> were purchased by foreign buyers. One reason for this, according to Dr Lee, is that most foreign buyers are not as knowledgeable about other local neighbourhoods.<\/p>\n<p><em>*To form quarterly property market reports, the Urban Redevelopment Authority extracts information from two places: caveats lodged and developers\u2019 survey. While caveats are informative, surveys do not state the ethnicities or nationalities of interested investors.<\/em><\/p>\n<h2><b>Want to add value? Spruce up your home\u00a0<\/b><\/h2>\n<p>Interior design adds value to a home, especially older properties. \u201cWhen you buy an older flat for returns, you need to add value to the apartment. You can do that through <a href=\"https:\/\/www.99.co\/singapore\/insider\/time-saving-search-interior-designer\/\">interior design<\/a>. When the interior design is good, people tend to overpay,\u201d says Dr Lee. Some things you can do to improve your home design, according to architect Quck Zhong Yi, include:<\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li style=\"font-weight: 400;\"><b>Maximising the view you have.<\/b><span style=\"font-weight: 400;\"> It can make a great first impression for guests and potential buyers in the future.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Creating dialogue between spaces:<\/b><span style=\"font-weight: 400;\"> \u201cFor one of our homes, we created a seamless and open space from living room to kitchen. There are pockets of windows between the spaces so homeowners remain connected, too,\u201d says Zhong Yi.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Ensuring enough storage:<\/b><span style=\"font-weight: 400;\"> On the other hand, having lots of built-in storage can help you reduce clutter around the house. Take stock of what you have and allocate a space for it. Lining your storage across a wall, or replacing walls with storage, achieves a cleaner look.<\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<figure id=\"attachment_30273\" aria-describedby=\"caption-attachment-30273\" style=\"width: 2048px\" class=\"wp-caption alignnone\"><img decoding=\"async\" class=\"wp-image-30273 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/11\/asolidplanserangoonmaisonette.jpg\" alt=\"An interior design project by Asolidplan\" width=\"2048\" height=\"1366\"><figcaption id=\"caption-attachment-30273\" class=\"wp-caption-text\">A fresh take on a HDB maisonette by Asolidplan<\/figcaption><\/figure>\n<h2><b>Are old properties really that <em>jialat<\/em>?\u00a0<\/b><\/h2>\n<p>People rarely see old properties as a money-making asset. But is it all that bad? Dr Lee offered a different perspective \u2014 especially for those planning to keep a condominium beyond a 20-30 year investment horizon.<\/p>\n<p>He says, \u201cSome say that if you want to hold to a condominium that long, you might as well get a freehold; this is because prices have been proven to drop exponentially after the 60-year point. However, freehold prices might drop, too, as there is the matter of physical obsolescence. When you keep a condominium for that long, you are seeking one thing and one thing only: en-bloc.\u201d<\/p>\n<p>En-bloc is truly the best case scenario, as finding a buyer for old flats might prove to be tricky.<\/p>\n<p>&#8220;Do take note that banks consider the remaining lease of a property [before deciding on a loan amount]. If you were to buy a 50-year remaining lease property and you want to sell it 10 years later (at a 40-year remaining lease), the loan amount that your prospective buyer will receive is reduced. This will greatly reduce the prospect [of you selling the house], unless your buyers are paying by cash,\u201d explains Ryan.<\/p>\n<p><a href=\"https:\/\/www.99.co\/singapore\/insider\/should-you-buy-a-40-year-old-flat-when-regrets-are-useless-later\/\"><span style=\"font-weight: 400;\">Here&#8217;s more insight on old flats.<\/span><\/a><\/p>\n<h2><b>Know how much your property will <\/b><b><i>actually <\/i><\/b><b>cost you<\/b><\/h2>\n<p>Your dream condo unit might cost $700,000, but that\u2019s not all you will be paying. Before calculating how much you should be saving or earning per month to afford it, take note of these \u201chidden\u201d fees that will affect the total amount you will be paying.<\/p>\n<p><b>Buyer Stamp Duty: <\/b><span style=\"font-weight: 400;\">This applies to all property purchases. The more expensive the property, the more you will pay. Read about <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-buyers-stamp-duty-bsd\/\"><span style=\"font-weight: 400;\">buyer stamp duty rates<\/span><\/a><span style=\"font-weight: 400;\"> here.<\/span><\/p>\n<p><b>Additional Buyer Stamp Duty (ABSD):<\/b><span style=\"font-weight: 400;\"> Applicable if you are buying your second or third property. Good news is, you <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-additional-buyers-stamp-duty-absd\/\"><span style=\"font-weight: 400;\">might be eligible for a remission<\/span><\/a><span style=\"font-weight: 400;\">.\u00a0<\/span><\/p>\n<p><b>Legal fees:<\/b><span style=\"font-weight: 400;\"> Hey, someone needs to sort out <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-conveyancing-fees\/\"><span style=\"font-weight: 400;\">the paperwork and legal checks<\/span><\/a><span style=\"font-weight: 400;\"> for you.\u00a0<\/span><\/p>\n<p><b>Valuation fees:<\/b><span style=\"font-weight: 400;\"> To know how much a property is worth, it has to undergo a <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-valuation\/\"><span style=\"font-weight: 400;\">valuation<\/span><\/a><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><b>Mortgage Rates: <\/b><span style=\"font-weight: 400;\">There are three types of mortgage rates, each differentiated by who determines them. They are SIBOR and Fixed Rate \u2014<\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/should-you-choose-an-fhr-loan-or-a-sibor-loan\/\"> <span style=\"font-weight: 400;\">we talked about them here<\/span><\/a><span style=\"font-weight: 400;\"> \u2014 as well as Board Rate, which means the bank determines your interest rate based on internal requirements.<\/span><\/p>\n<p><b>Sales Agent Fee: <\/b><span style=\"font-weight: 400;\">Common commission rates for HDBs are 1% from buyer and 2% from seller, whereas it is 2% for sellers of private properties.<\/span><\/p>\n<p><b>Property Tax: <\/b><span style=\"font-weight: 400;\">This is based on a tax rate on the Net Annual Value of your property.<\/span><\/p>\n<p><b>Maintenance fees:<\/b><span style=\"font-weight: 400;\"> These are the <\/span><span style=\"font-weight: 400;\">Monthly Service &amp; Conservancy Charges for HDBs and services fees for private condominiums.<\/span><span style=\"font-weight: 400;\"> More on <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/sinking-fund-maintenance-fund-and-service-charge\/\"><span style=\"font-weight: 400;\">how these are priced here.<\/span> <\/a><\/p>\n<p><span style=\"font-weight: 400;\">Will the total cost of your property purchase impede your decision to buy a private property?<\/span><\/p>\n<h2><b>When investing, consider these important questions<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Dr Lee advises that when hunting for properties with investment potential, consider not only prices but mega trends as well. Answer these questions:<\/span><\/p>\n<ul>\n<li style=\"list-style-type: none;\">\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\"><strong>When your kids grow up, what type of homes would they [and their age group] want to live in?<\/strong> Due to globalisation and more people travelling for work, Dr Lee suggests that the future might be in renting rather than owning a property. Future property owners will also look out for greener and more sustainable spaces, due to the global awareness on climate change.<\/span><\/li>\n<li style=\"font-weight: 400;\"><strong>When you are old, what kind of area would you like to live or<a href=\"https:\/\/www.99.co\/singapore\/insider\/lease-buyback-vs-rightsizing\/\"> retire in<\/a><\/strong><span style=\"font-weight: 400;\"><strong>?<\/strong> Consider car-lite areas like Tengah, as you are less likely to drive or have a car the older you get; Places with more leisure areas like Waterway at Punggol are ideal for family activities; and Tanglin, where you do not have to travel far for hospitals, food, and shopping.<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">\u201cBase your investing steps on these two scenarios, and you won\u2019t fail,\u201d he says.<\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n<p>Have a topic you want covered?
