I\u2019ve also seen plenty of couples who\u2019ve never seen it through So before you pop the question and ask \u201c<em>Ai<\/em>\u00a0BTO\u00a0<em>mai<\/em>?\u201d (Hokkien: Wanna BTO not?), did you know that you\u00a0<strong>could lose anything from $10 to more than $78,000<\/strong>?<\/p>\n<p>Note: the numbers and figures quoted in this article will be based on break-up scenarios involving a 4-room BTO HDB flat<\/p>\n<h2>Here\u2019s how much you\u2019ll stand to lose if you break up:<\/h2>\n<ul>\n<li class=\"p3\">before Unit Selection:\u00a0<strong>$10<\/strong><\/li>\n<li>after Booking A Flat but before Signing The Agreement For Lease:\u00a0<strong>$2,010<\/strong><\/li>\n<li>after Signing The Agreement For Lease but before Key Collection:\u00a0<strong>$62,328.24<\/strong><\/li>\n<li>after Key Collection:\u00a0<strong>$78,487.87 (assuming a worst-case scenario where you don\u2019t get a single cent back from HDB)<\/strong><\/li>\n<\/ul>\n<h2><strong>But there\u2019s more to it than just financial loss\u2026<\/strong><\/h2>\n<p>You\u2019ll also\u00a0<strong>lose your First-Timer Applicant privileges<\/strong>\u00a0and you\u2019ll even get\u00a0<strong>barred from buying or balloting for another BTO flat for a set number of years<\/strong>.<\/p>\n<h2>The Nitty Gritty<\/h2>\n<p><iframe assumptions:<\/p>\n<ul>\n<li>You applied for a<strong>\u00a04-room BTO HDB flat<\/strong>\u00a0in Tampines GreenGlen (indicative starting price: $312,000) during the September 2019 BTO Sales Launch<\/li>\n<li>You\u2019re a\u00a0<strong>First-Timer Applicant<\/strong><\/li>\n<li>Your average monthly household income is\u00a0<strong>$5,000<\/strong><\/li>\n<li>You take a CPF Housing Loan<\/li>\n<\/ul>\n<\/div>\n<div class=\"sc-1vfodt7-8 cCYspl\">\n<h2 class=\"p3\"><b>Before Unit Selection<\/b><\/h2>\n<table id=\"tablepress-2233\" class=\"tablepress accorded due to previous unsuccessful applications will be reset to zero<\/td>\n<\/tr>\n<\/tbody>\n<\/table>\n<p>As a\u00a0<strong>First-Timer Applicant<\/strong>, your housing needs are more pressing.<\/p>\n<p>As a result, you\u00a0<strong>enjoy greater priority<\/strong>\u00a0when you apply for a new HDB flat.<\/p>\n<p>Here are some of the benefits for couples, with a first-timer applicant, applying for a new BTO HDB flat:<\/p>\n<ul>\n<li>A higher proportion of flat supply for first-timers<\/li>\n<li>More ballot chances (you get 2 ballot chances)<\/li>\n<li>Additional ballot chances for unsuccessful attempts<\/li>\n<li>May be eligible for Staggered Downpayment Scheme<\/li>\n<\/ul>\n<p>If you decide to cancel your application \u2013 even if you have not been called up HDB to book (or select) a flat \u2013 HDB will consider you as having\u00a0<strong>rejected a chance to select a flat<\/strong>.<\/p>\n<p>This means that if you cancel your application again, chump change either.<\/p>\n<p>However, the biggest problem is that you\u2019ll\u00a0<strong>not be allowed to apply to buy or ballot for another HDB flat for one year<\/strong>.<\/p>\n<p>Plus, any additional chances accumulated from previous unsuccessful applications will be reset to zero so whatever advantage you garnered initially is lost.<\/p>\n<p>If you\u2019re absolutely sure you want to Staggered Downpayment Scheme, you\u2019ll need to put down\u00a0<strong>5% of the property purchase price<\/strong>\u00a0as downpayment. That amounts to\u00a0<strong>$15,600<\/strong>\u00a0for a 4-room BTO HDB flat with a property price of $312,000.<\/p>\n<p>If you\u2019re taking a\u00a0<strong>bank loan<\/strong>, you would\u2019ve paid 10% of the property purchase price, or $31,200 as downpayment instead.<\/p>\n<ul>\n<li>Buyer\u2019s Stamp Duty<\/li>\n<\/ul>\n<p>Using the\u00a0<a href=\"https:\/\/www.iras.gov.sg\/irashome\/Quick-Links\/Calculators\/\" target=\"_blank\" rel=\"noopener noreferrer\">Stamp Duty Calculator<\/a>\u00a0from the Inland Revenue Authority of Singapore\u2019s website, you\u2019ll need to pay\u00a0<strong>$4,440 in Stamp Duty<\/strong>.<\/p>\n<p>Note: According to a friend who found himself in this situation, if you\u2019re\u00a0<strong>using HDB\u2019s lawyers<\/strong>, you might be able to get them to apply to IRAS for a\u00a0<strong>refund of your Buyer\u2019s Stamp Duty<\/strong>.<\/p>\n<ul>\n<li>Legal Fees<\/li>\n<\/ul>\n<p>Legal fees include\u00a0<strong>Conveyancing Fees<\/strong>\u00a0and\u00a0<strong>Caveat Registration Fees<\/strong>.<\/p>\n<p>Conveyancing fees are calculated:<\/p>\n<ul>\n<li>First $30,000: $0.90 per $1,000<\/li>\n<li>Next $30,000: $0.72 per $1,000<\/li>\n<li>Remaining Amount: $0.60 per $1,000<\/li>\n<\/ul>\n<p>For a $312,000 property, you\u2019ll need to pay<strong>\u00a0$213.79 (inclusive of GST) in conveyance fees<\/strong>.<\/p>\n<p>The Caveat Registration Fee of\u00a0<strong>$64.45 (inclusive of GST)<\/strong>\u00a0is payable when you sign the Agreement for Lease.<\/p>\n<ul>\n<li>Housing Grants<\/li>\n<\/ul>\n<p>Any grants you get, for example, the\u00a0<a href=\"https:\/\/blog.seedly.sg\/enhanced-cpf-housing-grant\/\" target=\"_blank\" rel=\"noopener noreferrer\">Enhanced CPF Housing Grant<\/a>\u00a0would also have to be\u00a0<strong>returned\u00a0with interest<\/strong>.<\/p>\n<p>Assuming your monthly household income is $5,000.
