They accuse us of being lazy entitled snowflakes, wax lyrical about a war they didn\u2019t live through and talk about how hard their time used to be.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There\u2019s some truth in that, no doubt. Lazy millennials exist. And Singapore\u2019s developed economic status wasn\u2019t an easy badge to earn, either.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But yesterday\u2019s good advice is today\u2019s fake news. Some things that were applicable back then, simply don&#8217;t work now. Here are some examples:<\/span><\/p>\n<h2><strong>Annoying #1: &#8220;Why you so old still don&#8217;t have a house&#8221;<\/strong><\/h2>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-30951\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/whysooldstillnohouse.png\" alt=\"\" width=\"800\" height=\"416\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/whysooldstillnohouse.png 1962w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/whysooldstillnohouse-1536x799.png 1536w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/whysooldstillnohouse-150x78.png 150w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Sure, the starting pay for diploma grades used to be as low as $1,500. But four-room HDB flats used to go for as low as <\/span><a href=\"https:\/\/sg.finance.yahoo.com\/news\/hdb-home-prices-then-now-130000490.html\"><span style=\"font-weight: 400;\">$80,000 in the 1980s. <\/span><\/a><span style=\"font-weight: 400;\">These days, a degree holder starts off at $3,200, but those four-room flats start around $340,000. <\/span><span style=\"font-weight: 400;\">Salaries have increased by approximately by two times. Property has increased by at least four times. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">And boomers are <strong>ALSO<\/strong> the ones who\u2019ve profited the most off it.\u00a0<\/span><\/p>\n<h2><strong>Annoying #2: &#8220;Why don&#8217;t you buy a condo? If you work hard you can buy one. Don&#8217;t be lazy.&#8221;<\/strong><\/h2>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-30952\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/why-dont-you-buy-condo.png\" alt=\"\" width=\"800\" height=\"441\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/why-dont-you-buy-condo.png 1992w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/why-dont-you-buy-condo-270x149.png 270w\" sizes=\"(max-width: 800px) 100vw, 800px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">Yeah. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Except in the past, loan curbs were less savage, and Deferred Payment Schemes (DPS) were everywhere. Back in 2008, it was quite common to use the DPS to put down 20 per cent of the property price, and then you could wait two whole years before you even had to pay another cent (there are still DPS schemes today, but they are much less common).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0And then in the last round of cooling measures in 2018, the Loan to Value ratios were dropped to 75 per cent \u2013 and just in case the five per cent sounds inconsequential, it\u2019s not.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After all, five per cent of an entry-level million dollar condo is $50,000. Not a small amount indeed.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">(Loan curbs are not a bad thing as they ensure affordability, and it\u2019s healthy as part of the big picture. But that doesn\u2019t change the fact that it makes it harder to get financing for a condo).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Going back to the first point, the whole boomer generation were also able to raise the capital by selling the HDBs they were living in for quadruple the buying value.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Today, that\u2019s virtually impossible. Wake up your idea, boomers.\u00a0<\/span><\/p>\n<h2><strong>Annoying #3: &#8220;You can rent out your condo to pay for it. Very easy one.&#8221;<\/strong><\/h2>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-30953\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/buy-condo-rental.png\" alt=\"\" width=\"800\" height=\"506\"><\/p>\n<p><span style=\"font-weight: 400;\">In the property heydays of 2013, people used to talk about condos as cash-generating assets, with sky high rental yields above five per cent \u2013 you expected to have money left over after paying costs.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But the rental yield for condos today? Between two to three per cent for most residential units. Rental income has fallen by close to a quarter. At the same time, the prices of condos have gone up roughly 15 per cent.\u00a0 Rental income decreasing. Price of condo increasing. Not a good combination for prospective landlords.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Couple this with all the other costs a condo carries &#8211; such as quarterly maintenance fees of around $1,200 to $1,400 per month, the rental income may not even cover your costs. You\u2019d bank on capital appreciation to make money, and that\u2019s speculative.\u00a0<\/span><\/p>\n<p>&nbsp;<\/p>\n<figure id=\"attachment_30957\" aria-describedby=\"caption-attachment-30957\" style=\"width: 595px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-30957 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/Condo-Prices-2004-to-2019.png\" alt=\"\" width=\"595\" height=\"513\"><figcaption id=\"caption-attachment-30957\" class=\"wp-caption-text\">Prices of condos have went up 15.35% since 2013&#8230; and rental income has went down. That spells disaster for investors looking for rental yield.<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<figure id=\"attachment_30958\" aria-describedby=\"caption-attachment-30958\" style=\"width: 595px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-30958 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/Rental-Transactin.png\" alt=\"\" width=\"595\" height=\"513\"><figcaption id=\"caption-attachment-30958\" class=\"wp-caption-text\">Rental yield has fallen almost 25% Devastating. The myth of &#8216;rental being able to cover your condo needs to die in 2020.&#8217;<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<h2><strong>Annoying #4: &#8220;Last time I make a lot of money from BTO.&#8221;<\/strong><\/h2>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-30954\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/bto-can-make-alot-of-money.png\" alt=\"\" width=\"800\" height=\"459\"><\/p>\n<p><span style=\"font-weight: 400;\">Once again, whatever your mom\/dad\/uncle\/horse is saying is based on the astronomical growth of BTO prices in the past. BTOs were introduced in 2001, and the explosive resale growth of HDB flats halted in 2013 due to a variety of factors, including the \u201899-years-saga\u2019, VERS, COV and the government repeatedly implying that HDB is a roof over your head, not an asset\/investment. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><\/p>\n<figure id=\"attachment_30959\" aria-describedby=\"caption-attachment-30959\" style=\"width: 595px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-30959 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/12\/Resale-HDB-prices.png\" alt=\"\" width=\"595\" height=\"582\"><figcaption id=\"caption-attachment-30959\" class=\"wp-caption-text\">Since 2013, HDBs prices have been on a downtrend. So yeah, selling your BTO is no longer as lucrative as it used to be.\u00a0 Don&#8217;t get us wrong \u2013 you still can make a tiny wee bit of money.<\/figcaption><\/figure>\n<p>But those days of trading HDBs like commodities?<\/p>\n<p><strong>They&#8217;re way, way, over.\u00a0<\/strong><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n","protected":false},"excerpt":{"rendered":"<p>I\u2019m not sure about you, but the boomers I know have really been taking a shit on us millennials for the past few years.
