{"id":31606,"date":"2020-02-19T16:05:37","date_gmt":"2020-02-19T08:05:37","guid":{"rendered":"https:\/\/www.99.co\/blog\/singapore\/?p=31606"},"modified":"2022-06-13T17:24:46","modified_gmt":"2022-06-13T09:24:46","slug":"why-i-bought-an-ec-over-a-bto-or-resale-flat","status":"publish","type":"post","link":"https:\/\/www.99.co\/singapore\/insider\/why-i-bought-an-ec-over-a-bto-or-resale-flat\/","title":{"rendered":"Why I bought an EC over a BTO or resale flat"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div><p><em>(Written on behalf of 99.co reader, Dawn Tan.)<\/em><\/p>\n<p style=\"text-align: left;\">It may be the norm for local couples to apply for a Build-to-Order (BTO) flat before the wedding proposal, but I\u2019ve never been a risk-taker.<\/p>\n<p style=\"text-align: center;\"><iframe loading=\"lazy\" class=\"giphy-embed\" src=\"https:\/\/giphy.com\/embed\/HXcGeETpy7QvC\" width=\"480\" height=\"321\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p style=\"text-align: center;\"><a href=\"https:\/\/giphy.com\/gifs\/jake-peralta-amy-santiago-peraltiago-HXcGeETpy7QvC\">via GIPHY<\/a><\/p>\n<p>There have been so many stories of <a href=\"https:\/\/www.99.co\/singapore\/insider\/your-bto-break-up-will-cost-you-up-78k\/\" target=\"_blank\" rel=\"noopener noreferrer\">BTO breakups<\/a> so I wanted to be extra, extra sure before buying a home. So when my then-fiance proposed at the start of November 2016, and the application for Bidadari opened just weeks later, it felt like the stars aligned.<\/p>\n<h2><strong>The BTO rejection(s)<\/strong><\/h2>\n<p>Bidadari is not only near both our parents\u2019 places, it\u2019s also an up-and-coming estate with plenty of amenities including an MRT. And as we were not holding the wedding ceremony anytime soon the four- to five-year wait was not a problem.<\/p>\n<p>Our hopes were dampened when we received a queue position that exceeded the flat supply. Though we had expected it, as Bidadari projects were always oversubscribed, it was still disappointing. Especially because the wait for updates were\u2026 painful, to say the least. I had logged into the HDB website every day to check the diminishing <a href=\"https:\/\/www.99.co\/singapore\/insider\/ethnic-integration-policy\/\" target=\"_blank\" rel=\"noopener noreferrer\">racial quota<\/a> and available units.<\/p>\n<p style=\"text-align: center;\"><iframe loading=\"lazy\" class=\"giphy-embed\" src=\"https:\/\/giphy.com\/embed\/l2SpUoAPo0CBOkyxq\" width=\"480\" height=\"330\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p style=\"text-align: center;\"><a href=\"https:\/\/giphy.com\/gifs\/hulu-spaced-digital-rights-group-l2SpUoAPo0CBOkyxq\">via GIPHY<\/a><\/p>\n<p>We then applied for Sale of Balance Flats in Kallang\/Whampoa. These are unbooked flats from previous BTO launches. Unfortunately, our balloted queue position \u201cfar exceeded the flat supply\u201d once again.<\/p>\n<p>This costed us almost a year\u2019s worth of time.<\/p>\n<h2><strong>Hunting for resale flats<\/strong><\/h2>\n<p>Disappointed but determined to secure a good home, we started looking for <a href=\"https:\/\/www.99.co\/singapore\/sale?listing_type=sale&amp;query_coords=1.3039947%2C103.8298507&amp;query_type=city&amp;show_future_mrts=true&amp;zoom=11&amp;radius_max=1000&amp;query_limit=radius&amp;main_category=hdb&amp;is_new_launch=false&amp;rooms=3&amp;property_segments=residential\" target=\"_blank\" rel=\"noopener noreferrer\">resale HDB flats<\/a>. We like that older flats were bigger and had access to full amenities. Convenience is key. We also consulted a property agent whom we trust.<\/p>\n<p>With a budget of $600,000 to $700,000, we searched for five-room or maisonette units in either Serangoon or Toa Payoh. However, we avoided flats that were more than 30 years old as we were concerned about the problems that might come with old HDB blocks.<\/p>\n<figure id=\"attachment_31613\" aria-describedby=\"caption-attachment-31613\" style=\"width: 1146px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-31613\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/02\/Screenshot-2020-02-19-at-1.52.58-PM.png\" alt=\"\" width=\"1146\" height=\"1086\"><figcaption id=\"caption-attachment-31613\" class=\"wp-caption-text\">Some of the resale flats in Serangoon.<\/figcaption><\/figure>\n<p>After a few weeks of intense searching and Googling, we finally found one to visit: a five-room flat in Serangoon that was going for $550,000. However, it still just didn\u2019t feel right. We estimated that <a href=\"https:\/\/www.99.co\/singapore\/insider\/how-to-plan-your-home-renovation-budget\/\" target=\"_blank\" rel=\"noopener noreferrer\">renovation<\/a> for an old unit could cost us around $100,000 \u2013 not including furniture and appliances. That\u2019s not how we wanted to spend our hard-earned money.<\/p>\n<h2><strong>The introduction to Executive Condominiums<\/strong><\/h2>\n<p>At first, <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-executive-condominium-ec\/\" target=\"_blank\" rel=\"noopener noreferrer\">ECs<\/a> were not within our consideration as they were more expensive than HDB flats. However, due to our diminishing options, our agent shared with us the pros of buying an EC \u2013 particularly its potential return-on-investment after it privatises.<\/p>\n<p>Because ECs are sold at a lower price compared to privatised condominiums, we would have significant potential earnings after an EC privatisation; prices are often inflated to match that of privatised condominiums on the market.<\/p>\n<p style=\"text-align: center;\"><iframe loading=\"lazy\" class=\"giphy-embed\" src=\"https:\/\/giphy.com\/embed\/qi8Yhj4pKcIec\" width=\"480\" height=\"271\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p style=\"text-align: center;\"><a href=\"https:\/\/giphy.com\/gifs\/money-eastbound-and-down-kenny-powers-qi8Yhj4pKcIec\">via GIPHY<\/a><\/p>\n<p>My husband and I both agreed that we would be buying the apartment for own-stay, and possibly start a family here, so waiting five to 10 years before it privatises is reasonable. On the other hand, condominiums within our budget were often too small in size \u2013 like one-bedders or studio apartments.<\/p>\n<p>We realised that some of the ECs around our preferred neighbourhoods were still within our budget. After working out a budget and consulting loan experts on how to maximise our CPF monies without forking out cash, all we had to do was shop for a unit.<\/p>\n<figure id=\"attachment_31614\" aria-describedby=\"caption-attachment-31614\" style=\"width: 780px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-31614\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/02\/cd.jpg\" alt=\"\" width=\"780\" height=\"520\"><figcaption id=\"caption-attachment-31614\" class=\"wp-caption-text\">The Criterion by CDL<\/figcaption><\/figure>\n<p>We eventually settled for a unit in<a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-criterion\" target=\"_blank\" rel=\"noopener noreferrer\"> The Criterion<\/a> at Yishun, for which we paid $688,000. Yes, people joked about its infamous location (haha). And yes, it\u2019s not exactly walking distance to the MRT. But it was TOP-ing just in time for our wedding, the price and size was right, and everything worked out perfectly. <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/hundred-palms-residences\" target=\"_blank\" rel=\"noopener noreferrer\">Hundred Palms<\/a> at Yio Chu Kang was in our list too but its steep prices would have stretched us thin.<\/p>\n<h2><strong>No regrets over our decision <\/strong><\/h2>\n<p>We would have been happy to live in any of the property type \u2013 all we wanted was a place to call our own. \u00a0But when we drive by the Bidadari project and see that it\u2019s still building, we are thankful we chose to buy an EC.<\/p>\n<p>As ECs come with wardrobes and fully-equipped kitchens and bathrooms, we only spent $30,000 on renovations. This includes additional storage for shoes and even a customised bed. The cashflow would have been much tighter if we had gotten a resale flat.<\/p>\n<p style=\"text-align: center;\"><iframe loading=\"lazy\" class=\"giphy-embed\" src=\"https:\/\/giphy.com\/embed\/fnKdaKNaUIgxJQBOYm\" width=\"480\" height=\"270\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p style=\"text-align: center;\"><a href=\"https:\/\/giphy.com\/gifs\/kimsconvenience-cbc-kc-kims-convenience-fnKdaKNaUIgxJQBOYm\">via GIPHY<\/a><\/p>\n<p>Recent EC project launches have also proved that EC prices are on a sharp rise; what we paid for was so much more affordable than what is available now.<\/p>\n<p>Our home-buying journey was not as straight-forward, but we learnt a lot about the property market during the time. If you received a \u201cbad\u201d queue number for your BTO application, you might want to consider an EC instead.
