{"id":33486,"date":"2022-07-05T12:00:00","date_gmt":"2022-07-05T04:00:00","guid":{"rendered":"https:\/\/www.99.co\/blog\/singapore\/?p=33486"},"modified":"2024-10-10T15:20:31","modified_gmt":"2024-10-10T07:20:31","slug":"proximity-housing-grant-phg-resale-flats-guide","status":"publish","type":"post","link":"https:\/\/www.99.co\/singapore\/insider\/proximity-housing-grant-phg-resale-flats-guide\/","title":{"rendered":"HDB\u2019s Proximity Housing Grant (PHG) for resale flats: All you need to know"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div>\r\n<p>All hail HDB&#8217;s Proximity Housing Grant (PHG) \u2014 the government\u2019s encouraging Singaporeans to stay close to their families and maintain a robust intergenerational support system!<\/p>\r\n\r\n\r\n\r\n<p>Here are the basics about the PHG. <strong>The PHG is a CPF housing grant of up to S$30,000, and it&#8217;s for buying <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\" target=\"_blank\" rel=\"noopener\">HDB resale flats<\/a> only.<\/strong><\/p>\r\n\r\n\r\n\r\n<p>Two buyers can benefit: those who want to live WITH their parents\/children in an HDB resale flat and those who want to buy an HDB resale flat NEAR their parents\/children.<\/p>\r\n\r\n\r\n\r\n<p class=\"has-text-align-center\"><iframe loading=\"lazy\" class=\"giphy-embed\" src=\"https:\/\/giphy.com\/embed\/fYGM9HVdNeSzOI3Wet\" width=\"480\" height=\"270\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\r\n\r\n\r\n\r\n<p>The PHG doesn&#8217;t just mean your resale flat will get subsidised. Some perks to multi-generational living or living close to your family include frequent get-togethers (very Modern Family vibes), the ease of bringing elderly parents to doctor appointments and the peace of mind that an emergency babysitter is nearby.<\/p>\r\n\r\n\r\n\r\n<p>Okay, let&#8217;s jump into the details of the PHG.<\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-a-brief-backgrounder-on-the-proximity-housing-grant-phg\" class=\"wp-block-heading\"><strong>A brief backgrounder on the Proximity Housing Grant (PHG)<\/strong><\/h2>\r\n\r\n\r\n\r\n<p>The PHG was launched in 2015 and has since helped over 30,000 households. In 2018, the criteria for PHG was <a href=\"https:\/\/www.mnd.gov.sg\/newsroom\/press-releases\/view\/closer-families-stronger-ties-enhanced-proximity-housing-grant-to-help-more-families-live-closer-together\" target=\"_blank\" rel=\"noopener\">revised<\/a> to allow more Singaporeans to benefit from this grant. It is now more inclusive and generous.<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><strong>More $:<\/strong> The maximum grant amount for those living <em>with<\/em> their parents\/children in the same HDB flat is now S$30,000, up from S$20,000. Those living <em>near<\/em> their parents\/children will receive S$20,000 in grants \u2014 this remains unchanged.<\/li>\r\n\r\n\r\n\r\n<li><strong>Singles welcome:<\/strong> The PHG is also available for singles buying an HDB resale flat. Single applicants will receive half the grant amount that a couple would: S$10,000 if they live <em>near <\/em>their parents\/children and S$15,000 if they live <em>with\u00a0<\/em>their parents\/children (up from S$10,000).<\/li>\r\n\r\n\r\n\r\n<li><strong>Wider radius: <\/strong>The PHG is now available when buying a resale flat within a 4 km radius of the family&#8217;s HDB flat or private property address. Previously, the maximum distance was a 2 km radius or within the same HDB town \u2013 a condition buyers found limiting.*<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p>*<em>Note that an HDB flat in the same town but further than 4 km from the other house won&#8217;t qualify for the PHG. However, the grant amount you get will be similar to singles.<\/li>\r\n\r\n\r\n\r\n<li><strong>You must be buying an HDB resale flat.<\/strong> The flat must be a 2-room flat or larger and have a remaining lease of at least 20 years. PHG isn\u2019t for BTO flats!<\/li>\r\n\r\n\r\n\r\n<li><strong>The house your parents\/children live in can be an HDB flat or private residential property (e.g. condo, landed home).<\/strong> For private properties, your parents\/children must be living in it (i.e. owner-occupiers). The property must also be owned by your parents\/children (including your children or adopted children, parent(s) )-in-law or immediate family members such as your siblings).<\/li>\r\n\r\n\r\n\r\n<li>There is <strong>no income ceiling<\/strong> on the PHG. <em>Hurrah<\/em>!<\/li>\r\n\r\n\r\n\r\n<li>Both first-time homebuyers and second-time homebuyers are eligible.<\/li>\r\n\r\n\r\n\r\n<li>You will only be able to receive the PHG once in your lifetime. If you have received the PHG previously, you won&#8217;t be eligible again.<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<h2 id=\"h-how-do-i-check-if-a-flat-qualifies-for-proximity-housing-grant-phg\" class=\"wp-block-heading\"><strong>How do I check if a flat qualifies for a Proximity Housing Grant (PHG)? <\/strong><\/h2>\r\n\r\n\r\n\r\n<p>Okay, so what is a 4 km radius exactly? HDB has set up a <a href=\"https:\/\/services2.hdb.gov.sg\/webapp\/BB292KM\/BB292KM_ENQ\" target=\"_blank\" rel=\"noopener\">Distance Enquiry e-service<\/a> that lets you check if the HDB resale flat you have in mind is within 4 km of your children&#8217;s or parent\u2019s home. Source: HDB<\/figcaption>\r\n<\/figure>\r\n\r\n\r\n\r\n<p>BUT the HDB Map Search doesn&#8217;t show you which units are currently for sale.<\/p>\r\n\r\n\r\n\r\n<p>So, if you&#8217;re looking to buy an <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\" target=\"_blank\" rel=\"noopener\">HDB resale flat<\/a> within 4km of your parent\/children, the most straightforward way is to <strong>head to property portal <a href=\"http:\/\/99.co\" target=\"_blank\" rel=\"noopener\">99.co<\/a>, type in that home&#8217;s address or postal code and hit &#8216;Search&#8217;<\/strong>.<\/p>\r\n\r\n\r\n\r\n<p>Once you do that, you&#8217;ll be taken to a results screen with a map view. Unless you plan to stay in the same house forever \u2013 which is unlikely as families grow\/shrink over time \u2013 you&#8217;ll need to refund the grants you&#8217;ve taken when you sell your flat.<\/p>\r\n\r\n\r\n\r\n<p>This refund comprises the received principal grant amount and any CPF monies used for the house (such as downpayment and monthly instalments). <em>Plus\u00a0the accrued interest of 2.5% on these<\/em>. <a href=\"https:\/\/www.99.co\/singapore\/insider\/cpf-accrued-interest-affect-property-sale-proceeds\/\" target=\"_blank\" rel=\"noopener\">Accrued interest<\/a> is the amount your grant could have earned if it had stayed untouched in your CPF Ordinary Account.<\/p>\r\n\r\n\r\n\r\n<p>The money will have to be refunded back into your CPF OA*. And it comes from the proceeds from selling your current flat.<\/p>\r\n\r\n\r\n\r\n<p class=\"has-text-align-center\"><iframe loading=\"lazy\" class=\"giphy-embed\" src=\"https:\/\/giphy.com\/embed\/McPUSBzEiHyOtVSamF\" width=\"480\" height=\"270\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\r\n\r\n\r\n\r\n<p>However, the good news is that the amount returned to your CPF OA may be used to buy your next home.<\/p>\r\n\r\n\r\n\r\n<p>*<em>Note that if you\u2019ve also taken the AHG, SHG or EHG in addition to the PHG, only a <a href=\"https:\/\/www.hdb.gov.sg\/about-us\/news-and-publications\/publications\/hdbspeaks\/Flat-Buyers-Keep-the-Housing-Grants-Given-to-Them\" target=\"_blank\" rel=\"noopener\">maximum of S$60,000<\/a> from these grants will return to your CPF OA when you sell your flat. The excess will be put into your CPF Special Account \/Retirement Account and Medisave Account.<\/em><\/p>\r\n\r\n\r\n\r\n<h2 id=\"h-am-i-really-living-near-my-parents\" class=\"wp-block-heading\"><strong>Am I living near my parents?<\/strong><\/h2>\r\n\r\n\r\n\r\n<p>In <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/pasir-ris\" target=\"_blank\" rel=\"noopener\">Pasir Ris<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/tampines\" target=\"_blank\" rel=\"noopener\">Tampines<\/a>, the two flats \u00adare a short bus ride and a walk apart.<\/p>\r\n\r\n\r\n\r\n<p>However, not all flats within 4 km of each other are well-connected.
