Living near your parents will give you peace of mind with one child and a baby on the way. You will receive:<\/p>\r\n<p><strong>S$20,000 in PHG<\/strong>, as you live within 4km of your parents&#8217; but not with them.<\/p>\r\n<p>You earn S$5,000\/month, and your spouse earns S$3,500\/month. The average gross monthly household income is S$8,500. This means:<\/p>\r\n<ul>\r\n<li>You have met the income ceiling and are therefore eligible for the Family Grant. As you are purchasing a 5-room flat, you will receive <strong>S$50,000 in Family Grants.<\/strong><\/li>\r\n<li>You have also met the income ceiling and are eligible for the EHG. Pretty impressive, huh?<\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p><strong>In comparison, the typical BTO applicants will be <a href=\"https:\/\/www.99.co\/singapore\/insider\/hdb-grants-for-couples\/\" target=\"_blank\" rel=\"noreferrer noopener\">eligible for a maximum of S$120,000 in grants<\/a>, as they may only be eligible for the EHG.<\/strong> BTO applicants do not qualify for the Family or <a href=\"https:\/\/www.99.co\/singapore\/insider\/proximity-housing-grant-phg-resale-flats-guide\/\" target=\"_blank\" rel=\"noreferrer noopener\">Proximity Housing Grant<\/a>.<\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p>If you are wondering why there is a large gap, it is because resale flats are generally sold at <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-valuation-priority\/\" target=\"_blank\" rel=\"noreferrer noopener\">market value<\/a>. On the other hand, HDB sells BTO flats at a discounted price. The discount is mainly due to the additional waiting time for a BTO flat to be built.<\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p>For certain locations and towns, if you factor in the higher HDB grants available for a resale flat, buying an HDB resale flat can be even lower than a BTO flat.<\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p>(Of course, the catch is that the cheaper HDB resale flat may have a lower remaining lease, whereas a BTO flat comes with a fresh 99-year lease.)<\/p>\r\n<p>\r\n\r\n<\/p>\r\n<h2 id=\"h-how-do-hdb-resale-grants-work\" class=\"wp-block-heading\"><strong>How do HDB resale grants work?<\/strong><\/h2>\r\n<p>\r\n\r\n<\/p>\r\n<h3 id=\"How-to-apply-for-HDB-resale-grants\" class=\"wp-block-heading\">How to apply for HDB resale grants?<\/h3>\r\n<p>\r\n\r\n<\/p>\r\n<p>You\u2019ll need to apply for the <a href=\"https:\/\/www.99.co\/singapore\/insider\/hfe-hdb-flat-eligibility-letter-what-is-it-how-to-apply\/\" target=\"_blank\" rel=\"noreferrer noopener\">HFE letter<\/a> before the owner issues you an <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-option-to-purchase-otp\/\" target=\"_blank\" rel=\"noreferrer noopener\">option to purchase (OTP)<\/a> a resale flat.<\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p>Based on certain criteria, such as income, HDB will determine your eligibility to<\/p>\r\n<ul>\r\n<li>Buy an HDB flat (BTO or resale)<\/li>\r\n<li>Receive grants you qualify for and the respective grant amounts<\/li>\r\n<li>Get an HDB housing loan and the loan amount\u00a0<\/li>\r\n<\/ul>\r\n<p>\r\n\r\n<\/p>\r\n<p>One thing to note is that the income assessment period is 12 months, calculated up to two months before the HFE letter application. This may affect your eligibility for certain grants with an income ceiling.<\/p>\r\n<p>\r\n\r\n<\/p>\r\n<p>Moreover, the HFE letter will be processed within 21 working days.
