This marked an increase of new condo sales for the fourth consecutive month.<\/p>\n<p>For more details and expert analysis, read <a href=\"https:\/\/www.99.co\/singapore\/insider\/experts-take-august-condo-sales-accelerate-to-year-high\/\">Experts&#8217; Take: August condo sales accelerate to year-high<\/a><\/p>\n<figure id=\"attachment_36799\" aria-describedby=\"caption-attachment-36799\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/MDS-best-selling-projects.jpg\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-36799\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/MDS-best-selling-projects.jpg\" alt=\"new launch condo projects sales august\" width=\"600\" height=\"225\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/MDS-best-selling-projects.jpg 1600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/MDS-best-selling-projects-1536x576.jpg 1536w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><figcaption id=\"caption-attachment-36799\" class=\"wp-caption-text\">Click\/tap to enlarge: Source: OrangeTee &amp; Tie, URA.<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<h2>#2: Government affirms that cooling measures will stay in place for now<\/h2>\n<p>The new National Development Minister Desmond Lee <a href=\"https:\/\/www.todayonline.com\/singapore\/property-cooling-measures-are-there-well-being-singaporeans-desmond-lee\">reiterated that property cooling measures are especially necessary<\/a> for the &#8220;well-being&#8221; of Singaporeans amid current economic woes.<\/p>\n<p>&#8220;A home is a big ticket item and it&#8217;s for the well-being of Singaporeans that some of the measures are there,&#8221; he said, while also acknowleging that &#8220;at some stages, [the measures] can cause pain and friction to genuine homebuyers.&#8221;<\/p>\n<p><strong>The minister also stated that &#8220;no measure is perpetual&#8221;, and that the Ministry of National Development (MND) will continue to review and calibrate the property rules as needed.<\/strong><\/p>\n<p>Mr Lee made his comments on 16 September at the Propnex Mid Year 2020 Convention, in response to PropNex CEO Ismail Gafoor&#8217;s questions about whether the government would consider easing some of the cooling measures currently in place, such as the Additional Buyer&#8217;s Stamp Duty<\/p>\n<p>Mr Gafoor had questioned the status quo, arguing among other things that speculative acitivity in the property market has been &#8220;eradicated&#8221; and that the ABSD might drive Singaporeans to invest in riskier assets, such as real estate overseas.<\/p>\n<p>Mr Lee took this opportunity to urge Singaporeans to be &#8220;very prudent and careful&#8221; about financial investments.<\/p>\n<p>At the same time, Mr Lee emphasised the need for a balanced approach to policy making. &#8220;\u201cWe&#8217;ll continue to study those measures to see how we can enable those who are aspiring and have prepared well for the upgrade, to be able to do so while ensuring that we reduce the risk of speculation and runaway prices that will hurt everyone,&#8221; he said.<\/p>\n<h2>\n<strong>#3: Freehold clan association building in Geylang on sale for $36 million<\/strong><\/h2>\n<p>Nanyang Pho Leng Hui Kuan, a Chinese clan association with roots dating back to 1940, has <a href=\"https:\/\/www.businesstimes.com.sg\/real-estate\/eight-storey-clan-association-building-in-geylang-for-sale-with-s36m-guide-price\">put up its premises at 26 Lorong 27A Geylang for sale<\/a> via expression of interest, with a guide price of $36 million.<\/p>\n<p><strong>The eight-storey freehold property, which comes with an attic, was built in 2017 at a cost of $32 million<\/strong>, according to exclusive marketing agent Cushman &amp; Wakefield.<\/p>\n<figure id=\"attachment_36894\" aria-describedby=\"caption-attachment-36894\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-36894\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/geylang-clan-association.jpg\" alt=\"geylang clan association\" width=\"600\" height=\"450\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/geylang-clan-association.jpg 1600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/geylang-clan-association-1536x1152.jpg 1536w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/geylang-clan-association-150x113.jpg 150w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/09\/geylang-clan-association-380x284.jpg 380w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><figcaption id=\"caption-attachment-36894\" class=\"wp-caption-text\">Nanyang Pho Leng Hui Kuan. Photo: Cushman &amp; Wakefield<\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<p>The building sits on a land plot measuring 9,360 square feet (sq ft), with a gross floor area of about 26,205 sq ft. Under the URA Master Plan 2019, the site\u2014a five-minute walk from Aljunied MRT station\u2014can be redeveloped into a residential development such as a boutique condominium.<\/p>\n<p>The land is zoned residential\/institutional under the URA Master Plan 2019; buyers may continue to use the building for civic, cultural or association\/clan purposes.<\/p>\n<p>In 2018, the URA had carried out <a href=\"https:\/\/www.businesstimes.com.sg\/real-estate\/no-more-new-residential-projects-in-14-ha-area-of-geylang\">extensive rezoning of land parcels<\/a> between Lorong 4 and Lorong 22 Geylang, from residential\/institutional use to commercial\/institution use. The 14-hectare rezoned precinct has the potential to be a future business hub, Cushman &amp; Wakefield added.<\/p>\n<p>&nbsp;<\/p>\n<h2>#4: Virtual Property Expo set for October<\/h2>\n<p>More than 15 newly launched condo projects will feature in the upcoming Singapore Property Show 2020, jointly organised by Mediacorp, PropNex and 99.co.<\/p>\n<p>To be held from 10 October to 4 December 2020, the expo will be hosted on the 99.co platform.
