Singaporean buyers trust developers so much, they could replace show flats with half-assembled Lego sets and still find buyers. That\u2019s a problem, because here\u2019s what we often miss:<\/p>\n<h3><strong>1. While completion is not often a risk, quality still is<\/strong><\/h3>\n<p>Singapore\u2019s property firms are well regulated, so there\u2019s little threat of a developer failing to complete construction. But there\u2019s no guarantee they will finish construction well, or even in a satisfactory manner.<br \/>\nThere have been incidents of BTO and DBSS flats being <a href=\"http:\/\/www.straitstimes.com\/singapore\/couples-sewage-disaster-in-new-punggol-bto-flat-explodes-online\" target=\"_blank\" rel=\"noopener\">rife with defects<\/a>. Even high end private property may not be finished with the quality you expect, as is the case with <a href=\"https:\/\/www.99.co\/singapore\/insider\/how-the-seaview-is-a-gigantic-warning-to-singapores-property-buyers-2\/\" target=\"_blank\" rel=\"noopener\">The Seaview<\/a>.<\/p>\n<p>If you\u2019re lucky these defects will be trivial \u2013 tiles that scuff easily, or the occasional leak. But a major defect, such as poor ventilation or a bad layout for plumbing, can be permanent. If the corridor outside your unit constantly floods and the water seeps in, for example, there\u2019s nothing any repair man can do.<\/p>\n<p>For this reason, owner-occupiers should be extra cautious when buying under-development properties. If you intend to stay there for 20 or 30 years, or even the rest of your life, you may be better off skipping discounts and buying what you can see.<\/p>\n<h3><strong>2. There is a risk of delay<\/strong><\/h3>\n<p>The property will be completed, but I suspect you\u2019d like it done before denture shopping becomes a big part of your day. Property development can be delayed for any number of reasons \u2013 from bureaucratic tangles (the developer needs to co-ordinate with multiple government bodies) to contractors who steal materials.<\/p>\n<p>For owner-occupiers, this could mean a whole other year of living with the in-laws.<br \/>\nFor landlords, every month of delay is a month of lost rental income.<\/p>\n<figure id=\"attachment_16837\" aria-describedby=\"caption-attachment-16837\" style=\"width: 774px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-16837\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2015\/12\/considerations-buying-under-development-properties.jpg\" alt=\"considerations buying under development property\" width=\"774\" height=\"1024\" \/><figcaption id=\"caption-attachment-16837\" class=\"wp-caption-text\">What you see may not be what you get<\/figcaption><\/figure>\n<h3><strong>3. The show flat may not be an accurate representation<\/strong><\/h3>\n<p>Show flats are like glamour shots \u2013 they look good, but it\u2019s the attractiveness that comes from posing, clever lighting, and a whole team of image consultants.<\/p>\n<p>In fact, show flats were so misleading, the government had to <a href=\"http:\/\/sbr.com.sg\/professional-serviceslegal\/news\/ura-rolls-out-tighter-rules-showflats-in-tight-property-market\" target=\"_blank\" rel=\"noopener\">pass actual laws<\/a> to govern how much they could be dressed up. Before 2012, it was even possible for show flats to not match the actual dimensions of real units.<\/p>\n<p>There are ways to spot which show flat elements are fake (if you <a href=\"https:\/\/www.facebook.com\/99dotco\/\" target=\"_blank\" rel=\"noopener\">like us on Facebook<\/a> we\u2019ll update you on that in a coming article.) But for now, just remember not to trust the show flat. It\u2019s unlikely your unit will be that good looking, not without an award winning design house and a $100,000 renovation budget.<\/p>\n<p>On a related note\u2026<\/p>\n<h3><strong>4. The view may not be what you imagined<\/strong><\/h3>\n<p>Some people try to work out the view by staring at the architectural model. They may as well try work out airplane blueprints by looking at its Lego set. No matter what the sales person tells you, bear in mind that the view can be unpredictable.<\/p>\n<p>You may end up having a better look at the canal\u2019s puke-strewn contents than the park connector it\u2019s in. In one unlucky development, which I won\u2019t name, another condo was completed in front of it, less than three months after the residents moved in.<\/p>\n<p>For some of those residents, their sea view was replaced by rows of strangers watching TV in the next condo.<\/p>\n<p>With resale properties, good views are obvious, and sellers are always eager to show them off. Have a look at some of the best views on <a href=\"https:\/\/www.99.co\/singapore\/rent\/condos\/marina-bay-suites-3-central-boulevard-zRck8qWFmA42dN5yNZ4zcT?\" target=\"_blank\" rel=\"noopener\">99.co<\/a>, before you decide to put money one that\u2019s still imaginary.<\/p>\n<h3><strong>5. If you are trying to flip the property, you\u2019re playing a dangerous game<\/strong><\/h3>\n<p>There are people who try to buy while the property is still being developed, and then sell upon completion. This usually happens three to four years from the time of purchase.<\/p>\n<p>This is a dangerous game, because property is better suited to be a long term investment. There\u2019s no guarantee that the property market will be doing well three to five years from now.<\/p>\n<p>Take into account factors like potential delay (see point 2), and you\u2019ll realise you\u2019re holding on to an illiquid asset that can quickly turn into a liability.<\/p>\n<h3><strong>6. The \u201cdefects free\u201d period is often loaded with conditions<\/strong><\/h3>\n<p>Under-development properties have a \u201cdefects free\u201d period, during which the developer is obliged to correct any defects. The duration of the period varies (check with the agent). The terms and conditions are easy to decipher, if you are used to language challenges such as deciphering ancient Egyptian.<\/p>\n<p>The defects free arrangement can be loaded with loopholes for the developer (e.g. yes, we\u2019re supposed to replace cracked windows, but you installed a safety grill and that counts as a modification, so buy yourself a new one.)<\/p>\n<p>I\u2019d tell you to \u201cread the terms and conditions carefully,\u201d but that\u2019s useless advice; like writing \u201cdon\u2019t drown\u201d as a swimming tip. Instead, I\u2019ll just say you should set aside some extra money to deal with the defects.<\/p>\n<p>Trust me, there\u2019s a good chance you\u2019ll end up paying for them yourself.<\/p>\n<h3><strong>7. The rental yields are speculative<\/strong><\/h3>\n<p>Rental yields are a bizarre thing \u2013 there are properties within three minutes of an MRT station that find few tenants. There are properties located so far from town, the tenants might seriously consider buying a camel or two to make the trip; but everyone\u2019s eager to stay there.<\/p>\n<p>There are too many variables at stake, and the best way to determine rental yield is\u2026well, is to see what it\u2019s been renting for. You can\u2019t do that with a property that doesn\u2019t exist yet.<\/p>\n<p>As such, buying an under-development property to rent can be a classic case of counting chickens before they\u2019re hatched.
