The URA master plan highlights the sheer amount of government dollars being poured into this place, as part of a critical infrastructure plan. That\u2019s good news to property buyers who are getting in on the ground floor, snapping up properties there before they skyrocket:<\/p>\n<h3><b>A brief summary of the area<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">For a large part of Singapore\u2019s history, the eastern side of the island (Katong, Marine Parade, Tampines, etc.) has been considered an affluent area. Back in the 1800s, it was the place for our rich colonial masters and their seaside villas. From the 1950s onward, it was associated with wealthy expatriate enclaves and Singapore\u2019s growing upper middle class.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">By contrast, areas in the west, such as Jurong, were more working class. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u00a0was \u2013 and still is \u2013 the industrial heart of Singapore. It\u2019s home to flatted factories and chemical and power plants, and residences there originally catered to the workers in these industries. Right up till the 1980\u2019s, there the property was considered \u201ccheap\u201d to buy and live in. It wasn\u2019t glamorous, and amenities were sparse.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But over time, It&#8217;s\u00a0undeveloped spaces gave rise to something you\u2019ll struggle to find in central or eastern Singapore: park land. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Jurong Bird Park, Chinese Garden, and fantastic views of the Jurong Lake district contrast sharply with the glass and concrete landscape that dominates most of Singapore.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Then around 2008, it was transformed by announcements in the URA master plan. <\/span><\/p>\n<h3><b>The Jurong Gateway<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The URA master plan aims to develop the area into two parts: the Jurong Gateway, and Jurong Lake.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Jurong Lake is a lifestyle hub; <\/span><a href=\"https:\/\/www.facebook.com\/99dotco\/?fref=ts\"><span style=\"font-weight: 400;\">like us on Facebook<\/span><\/a><span style=\"font-weight: 400;\"> and we\u2019ll give you the rundown on that in a later part of this series. For now, we\u2019re focusing on the Jurong Gateway.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Jurong Gateway is an area of 70 hectares, centralised around the Jurong East MRT station. It\u00a0is intended to be nothing less than a second business district, to complement the existing Central Business District (CBD.) The URA has announced it will be the <\/span><a href=\"https:\/\/www.ura.gov.sg\/uol\/master-plan\/View-Master-Plan\/master-plan-2014\/Growth-Area\/Jurong-Lake-District\/Jurong-Gateway.aspx\"><span style=\"font-weight: 400;\">biggest commercial hub<\/span><\/a><span style=\"font-weight: 400;\"> outside the city centre.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is a critical infrastructure issue: at present, the amount of traffic moving to and from the CBD may not be sustainable, given a rising population. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">There\u2019s significant pressure on the train service, as there\u2019s a massive rush of people crowding into the CBD all at the same time. It\u2019s a miracle if the trains <\/span><i><span style=\"font-weight: 400;\">don\u2019t <\/span><\/i><span style=\"font-weight: 400;\">break down. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">In order to make Jurong Gateway a viable alternative, it is being built up with <\/span><i><span style=\"font-weight: 400;\">half a million<\/span><\/i><span style=\"font-weight: 400;\"> square metres of office space, 250,000 square metres of retail space, and hotels that will provide easy access to places like Jurong Bird Park.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This has seen a <\/span><a href=\"http:\/\/www.channelnewsasia.com\/news\/business\/singapore\/jurong-east-s-increased\/1831470.html\"><span style=\"font-weight: 400;\">rush of property buyers<\/span><\/a><span style=\"font-weight: 400;\"> into the Jurong area. And as,\u00a0it\u00a0wasn\u2019t previously a hotspot, many of its existing properties are considered undervalued, in light of the amenities being built.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Key highlights of the Jurong Gateway are:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">A cluster of major malls<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Expectations of rising capital gains and rental income<\/span><\/li>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">Establishment of the High Speed Railway<\/span><\/li>\n<\/ul>\n<ol>\n<li>\n<h3><b> A cluster of major malls<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">Jurong Gateway and the connected Jurong Lake have access to several major malls, including JEM, IMM, and Westgate. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">While Orchard continues to dominate with luxury goods, these malls are home to most major retail chains. Unless they regularly shop at Luis Vuitton or Patek Phillipe, most Jurong residents never have to go to town to buy what they want.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It also means it is far less \u201cdead\u201d than its old image would suggest, and as the population builds up we can expect the malls to see a growing range of tenants.<\/span><\/p>\n<ol start=\"2\">\n<li>\n<h3><b> Expectations of rising capital gains and rental income<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">This is true for both commercial and residential properties. The writing is on the wall: the government is pumping money in to encourage businesses, retail, and a new hotel zone to create a tourist hotspot.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">One of the first residential developments in Jurong Gateway, the creatively titled <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/j-gateway\">J Gateway<\/a>, sold out in record time in 2013.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For estimates on prices and rental yield, <\/span><span style=\"font-weight: 400;\">check out the listings<\/span><span style=\"font-weight: 400;\"> on 99.co. We can put you in touch with people who know the specific property you\u2019re referring to. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">Even if you don\u2019t like the area as a place to live, there\u2019s no denying that it\u2019s one of the more solid investment choices right now.<\/span><\/p>\n<ol start=\"3\">\n<li>\n<h3><b> Establishment of the High Speed Railway<\/b><\/h3>\n<\/li>\n<\/ol>\n<p><span style=\"font-weight: 400;\">The <\/span><a href=\"https:\/\/en.wikipedia.org\/wiki\/Kuala_Lumpur%E2%80%93Singapore_High_Speed_Rail\"><span style=\"font-weight: 400;\">High Speed Railway (HSR)<\/span><\/a><span style=\"font-weight: 400;\"> is a project to connect Singapore and Johor via a special train service. Completion is expected to come in 2022.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The HSR will provide easy access to Malaysia for Jurong residents, and it will be of especial interest to Malaysians who work in Singapore (of vice versa.) While it\u2019s still a long way off, the HSR is expected to give surrounding properties a big boost in value once complete.<\/span><\/p>\n<h3><b>Overall, it allows investors a chance to get in on the ground floor.<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">The quiet, sleepy image of Jurong is about to vanish, and fast. Investors are already seizing the\u00a0property with long term plans, and more Singaporeans are taking the idea of an \u201calternative CBD\u201d seriously.
