A look at the price psf along MRT lines"},"content":{"rendered":"<div id=\"bsf_rt_marker\"><\/div><p><span style=\"font-weight: 400;\">It\u2019s understood that centrally-located properties, especially those in the <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-core-central-region-ccr\/\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Core Central Region (CCR)<\/span><\/a><span style=\"font-weight: 400;\">, are the most expensive in Singapore. A general rule-of-thumb for residential property purchase is that the closer a property is to the city centre, the higher the value it commands.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Looking at the <\/span><a href=\"https:\/\/www.srx.com.sg\/research\/60931\/condo-resale-prices-rising-for-eighth-straight-month-monthly-volumes-estimated-to-hit-10-year-high\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">condo resale transactions in March 2021<\/span><\/a><span style=\"font-weight: 400;\">, the most expensive transaction was in <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/eden\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">EDEN<\/span><\/a><span style=\"font-weight: 400;\">, with each unit selling for S$18.3 million. Its nearest MRT stations are Orchard and Newtown.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Moving slightly away from the city centre, the highest transaction in the Rest of Central Region (RCR) was for a unit at <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/reflections-at-keppel-bay\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Reflections At Keppel Bay<\/span><\/a><span style=\"font-weight: 400;\"> for S$7 million at Telok Blangah. While in the Outside Central Region (OCR), the highest transacted price for a resale condo unit was at Bedok for a unit in <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/archipelago\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">Archipelago<\/span><\/a><span style=\"font-weight: 400;\"> for S$2.8 million.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">To explore further if prices really decrease the further they are from the CBD, we looked at the <\/span><a href=\"https:\/\/www.srx.com.sg\/mrt-home-prices\" target=\"_blank\" rel=\"noopener\"><span style=\"font-weight: 400;\">median price psf of private resale condos within 1km of MRT stations<\/span><\/a><span style=\"font-weight: 400;\">. Source: SRX<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Here\u2019s what we found.\u00a0<\/span><\/p>\n<h2><strong>Price psf is the highest in areas closest to the CBD<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">Condos closest to the MRT stations in the CBD area, such as Raffles Place, Tanjong Pagar, Marina Bay, Bayfront, Esplanade and Downtown, command the highest value. They all have a median price psf of at least S$2,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">At the same time, condos near Orchard MRT have a median price psf of S$2,348. Although Orchard is not as close to the CBD as areas like Raffles Place, it\u2019s a prime location and houses the billionaire\u2019s belt.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This supports the claim that homes in the city centre command the highest value.\u00a0<\/span><\/p>\n<h2><strong>Price psf decreases the further the property is from the CBD, but only to a certain extent<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">Generally, we can see this trend happening across all MRT lines.\u00a0<\/span><\/p>\n<h4><strong>East West Line<\/strong><\/h4>\n<figure id=\"attachment_40096\" aria-describedby=\"caption-attachment-40096\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-east-west-line-e1619075410724.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-40096\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-east-west-line-e1619075410724.png\" alt=\"Screenshot of East West Line with median price psf of resale condos\" width=\"600\" height=\"282\"><\/a><figcaption id=\"caption-attachment-40096\" class=\"wp-caption-text\">Median price psf of private resale condos within 1km of East West Line MRT stations. Source: SRX<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">When it comes to residential properties, Queenstown is one of the most popular locations. So it\u2019s no surprise that condos near Queenstown MRT have a median price psf of S$1,742. This is considered pretty high, but not as high as those near Tanjong Pagar MRT, which are closer to the CBD.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As for condos located around the end of the line, such as those near Boon Lay MRT and Pasir Ris MRT, the median prices psf are even lower at S$1,075 and S$964, respectively.\u00a0<\/span><\/p>\n<h4><strong>North South Line<\/strong><\/h4>\n<figure id=\"attachment_40098\" aria-describedby=\"caption-attachment-40098\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-north-south-line.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-40098\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-north-south-line.png\" alt=\"Screenshot of North South Line with median price psf of resale condos\" width=\"600\" height=\"659\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-north-south-line.png 548w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-north-south-line-150x165.png 150w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><figcaption id=\"caption-attachment-40098\" class=\"wp-caption-text\">Median price psf of private resale condos within 1km of North South Line MRT stations. Source: SRX<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Condos in city fringe locations like Toa Payoh have a median price psf S$1,454.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Further up north at Admiralty, the price psf is even lower at S$672. In fact, compared to those along the North South Line, condos near Admiralty MRT have the lowest median price psf.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But the main point still stands \u2014 that homes located further from the CBD generally fetch a lower price.\u00a0<\/span><\/p>\n<h4><strong>North East Line<\/strong><\/h4>\n<figure id=\"attachment_40097\" aria-describedby=\"caption-attachment-40097\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-north-east-line.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-40097\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-north-east-line.png\" alt=\"Screenshot of North East Line with median price psf of resale condos\" width=\"600\" height=\"572\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-north-east-line.png 600w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-north-east-line-150x143.png 150w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><figcaption id=\"caption-attachment-40097\" class=\"wp-caption-text\">Median price psf of private resale condos within 1km of North East Line MRT stations. Source: SRX<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Similarly, the median price psf of resale condos along the North East Line generally decreases as you move up northeast. Prices are the highest around the CBD, in locations such as Outram Park, Chinatown and Clarke Quay within the S$1,800 to S$2,000 range.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">At the city fringe locations such as Farrer Park and Potong Pasir, the median price psf is around S$1,400. Towards the north-east end of the line, the median price psf is within the range of S$1,000 to S$1,200.\u00a0<\/span><\/p>\n<h4><strong>Circle Line<\/strong><\/h4>\n<figure id=\"attachment_40094\" aria-describedby=\"caption-attachment-40094\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-circle-line-e1619075359177.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-40094 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-circle-line-e1619075359177.png\" alt=\"Screenshot of Circle Line with median price psf of resale condos\" width=\"600\" height=\"558\"><\/a><figcaption id=\"caption-attachment-40094\" class=\"wp-caption-text\">Median price psf of private resale condos within 1km of Circle Line MRT stations. Source: SRX<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Along Circle Line, the median price psf in city fringe locations such as Tai Seng is at S$1,504. This figure is pretty similar to condos in other city fringe locations along other MRT lines.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">On the other hand, there are city fringe areas along Circle Line with an even higher price psf, namely Botanic Gardens, Farrer Road and Holland Village. But this is hardly surprising since they\u2019re in the prime district of Bukit Timah.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Following the rule-of-thumb, the price psf of resale condos are the highest near Marina Bay MRT, Esplanade MRT and Bayfront MRT, which are all in the CBD. The median price psf in these areas are at least S$2,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In fact, as the MRT stations on this line circle <\/span><i><span style=\"font-weight: 400;\">(pun intended)<\/span><\/i><span style=\"font-weight: 400;\"> around the city centre, the median price psf of condos are generally the highest among those near MRT stations.\u00a0<\/span><\/p>\n<h4><strong>Downtown Line<\/strong><\/h4>\n<figure id=\"attachment_40095\" aria-describedby=\"caption-attachment-40095\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-downtown-line-e1619075377611.jpg\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-40095 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-downtown-line-e1619075377611.jpg\" alt=\"Screenshot of Downtown Line with median price psf of resale condos\" width=\"600\" height=\"390\"><\/a><figcaption id=\"caption-attachment-40095\" class=\"wp-caption-text\">Median price psf of resale condos within 1km of Downtown Line MRT stations. Source: SRX<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Likewise, the median price psf is on the higher end for condos near Telok Ayer MRT, Downtown MRT and Bayfront MRT, given their proximity to the CBD.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Moving away from the city centre, areas like Stevens and Sixth Avenue have a pretty high price psf, given their location in the prime district 10.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">And as seen in other MRT lines, the lowest price psf can be found towards the end of the line, such as Bukit Panjang and Expo.\u00a0<\/span><\/p>\n<h4><strong>Thomson-East Coast Line\u00a0<\/strong><\/h4>\n<figure id=\"attachment_40099\" aria-describedby=\"caption-attachment-40099\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-thomson-east-coast-line.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-40099\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-thomson-east-coast-line.png\" alt=\"Screenshot of Thomson-East Coast Line with median price psf of resale condos\" width=\"600\" height=\"646\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-thomson-east-coast-line.png 552w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/04\/resale-condo-price-psf-thomson-east-coast-line-150x161.png 150w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><figcaption id=\"caption-attachment-40099\" class=\"wp-caption-text\">Median price psf of private resale condos within 1km of Thomson-East Coast Line MRT stations. Source: SRX<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Despite the line being fully operational in 2024, resale transactions of condos near the Thomson-East Coast Line MRT stations are comparable to those along other lines. For instance, in central locations such as Shenton Way, Napier and Orchard Boulevard, the median price psf is above S$2,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Similarly, in prime locations further from the city centre, such as Mount Pleasant and Katong Park, the price psf hovers within the range of S$1,500 to S$1,700. Towards either end of the line at Woodlands and Sungei Bedok, the price psf is around S$800.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">All these numbers prove that as the property is located further away from the city centre, the price psf declines.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, as we take a closer look at the data, we find a few exceptions to this rule.\u00a0<\/span><\/p>\n<h2><strong>Exception #1: Jurong East and Clementi<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">Condos near Jurong East MRT have a median price psf of S$1,563. In the neighbouring Clementi, the price psf is S$1,417. Despite their suburban location, their median price psf are comparable to those in city fringe locations, such as Commonwealth.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The high property value in Jurong East and Clementi can be attributed to the plans for Jurong to be a second CBD.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Over the next 20 to 30 years, Jurong Lake District will be developed with commercial, housing and tourism developments. The area is also expected to have more than 100,000 new jobs in industries such as maritime, infrastructure and technology. All these plans may have driven up the property value here.\u00a0<\/span><\/p>\n<h2><strong>Exception #2: Bedok<\/strong><\/h2>\n<p><span style=\"font-weight: 400;\">The price psf at Bedok is not as pronounced as that of Jurong East and Clementi. But with a median price psf of S$1,384, condos near Bedok MRT are comparable to those in the RCR, like Kallang.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This can be due to its mature estate status, where residents have easy access to plenty of amenities and good food. It\u2019s also close to recreational options such as East Coast Park, and shopping malls and Bedok Town Centre.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">To sum up, the price psf of homes tend to decrease as they move away from the city centre. Although located slightly further from the city centre, houses in prime districts like Bukit Timah also fetch the highest prices.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">At the same time, proximity to the CBD isn\u2019t the only factor driving up property prices.
