Other important factors include:<\/p>\n<p><strong>Country Governance<\/strong><br \/>\nBeing a city-state, Singapore is much more reliant on open border trading than almost all other Asian countries. Hence, its positioning and stellar reputation as a global investment (both in terms of economy and real estate &#8211; despite land scarcity) and being a cutting edge talent hub are vital for its future and long term success. As a small country, the need to increase national GDP and population are also significant factors in keeping up the demand for Singapore real estate.<\/p>\n<p><strong>Real Estate Perks<\/strong><br \/>\nWealthy foreigners have been flocking to Singapore to park their money in real estate, with many establishing family offices with a long term view of gaining PR status through the country&#8217;s Global Investors Programme. As the region&#8217;s top choice for luxury homes and other property investments, one of the biggest perks related to permanent residency include reduced stamp duties on real estate, hence a win-win situation for both sides.<\/p>\n<p><strong>Regulated Quality of Housing <\/strong><br \/>\nURA&#8217;s guidelines on maximum unit sizes are committed to keeping Singapore housing and neighbourhoods liveable over the long term. This reassures investors, knowing that the quiet neighbourhood they&#8217;re investing in today will not transform into a less attractive fully-built up area a few years later.<\/p>\n<p><strong>Political Stability<\/strong><br \/>\nWhile the ongoing political uncertainty we&#8217;ve previously seen in Hong Kong and Myanmar has made them less than secure markets to invest in over the past year, Singapore&#8217;s property market has constantly <a href=\"https:\/\/www.99.co\/singapore\/insider\/high-net-worth-individuals-bought-sold-bungalows-property-singapore-recent\/\" target=\"_blank\" rel=\"noopener\">attracted ultra-high-net-worth individuals<\/a> from around Asia thanks to its strong political stability and policies.<\/p>\n<p><strong>Financial Governance<\/strong><br \/>\nSingapore&#8217;s central bank, the Monetary Authority of Singapore, keeps the Singapore dollar pegged to a basket of currencies rather than controlling it by relying on monetary supply alone. The Singapore dollar&#8217;s strength helps keep real estate investments as a stable (or growing) asset class for investors from any part of the world.<\/p>\n<p>Furthermore, thanks to innovative measures such as extra budget rollouts and economic stimulus, which kept the employment rate higher than expected, positive sentiments kept the property sector robust through last year&#8217;s troubled pandemic times and prevented bubbles from forming. Unlike what we have seen from property markets in <a href=\"https:\/\/www.scmp.com\/business\/article\/3139466\/hong-kongs-real-estate-deals-jump-24-year-high-first-half-buoyed-upbeat\" target=\"_blank\" rel=\"noopener\">Hong Kong<\/a>, <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2021-05-17\/china-s-home-market-out-of-control-as-prices-climb-further\" target=\"_blank\" rel=\"noopener\">China<\/a>, <a href=\"https:\/\/www.smh.com.au\/business\/banking-and-finance\/australia-s-housing-fomo-is-more-contagious-than-covid-20210701-p585zz.html\" target=\"_blank\" rel=\"noopener\">Australia<\/a> and <a href=\"https:\/\/www.scmp.com\/magazines\/style\/luxury\/article\/3126627\/new-zealand-property-market-currently-fire-thanks-covid-19\" target=\"_blank\" rel=\"noopener\">New Zealand<\/a> in recent times, emphasis on stability and government-initiated control is rare in other markets, until recently. (Image source: <a href=\"https:\/\/unravel.ink\/singapore-and-hong-kong-a-tale-of-two-different-cities\/\" target=\"_blank\" rel=\"noopener\">Unravel<\/a>)<\/figcaption><\/figure>\n<p><strong>Positive Turnarounds after Past Crises<br \/>\n<\/strong>Ever since the Global Financial Crisis in 2008 and the onslaught of Brexit in 2013, both of which initiated waves of uncertainty in global markets around the world, <a href=\"https:\/\/www.99.co\/singapore\/insider\/singapore-property-market-safe-haven\/\" target=\"_blank\" rel=\"noopener\">Singapore&#8217;s property market<\/a> has stood out from other Asian countries as a better alternative due to its past experiences in resolving crises &#8211; from the 1997 Asian Financial Crisis, dot com bubble, 9\/11 to SARS.<\/p>\n<p>&nbsp;<\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-41759 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/07\/shutterstock_1691650606.jpg\" alt=\"sars pandemic crisis southeast asia region virus covid-19\" width=\"1051\" height=\"700\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/07\/shutterstock_1691650606.jpg 1051w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/07\/shutterstock_1691650606-150x100.jpg 150w\" sizes=\"(max-width: 1051px) 100vw, 1051px\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>After the global crisis in 2008, Singapore&#8217;s property market bounced back and recorded one of its peak performance cycles in 2017. The sector recorded a <a href=\"https:\/\/www.channelnewsasia.com\/news\/business\/is-the-singapore-property-market-a-safe-haven-investors-99-co-10914286\" target=\"_blank\" rel=\"noopener\">44.8 per cent rise<\/a> in foreign real estate investments, showcasing the global appetite and attraction for Singapore&#8217;s properties. We saw this again in Q3 2018 when Singapore&#8217;s luxury property market outshone Hong Kong&#8217;s.<\/p>\n<p>In 2019, a CNBC <a href=\"https:\/\/www.cnbc.com\/2019\/11\/25\/chinese-investors-picking-singapore-property-over-hong-kong-for-now.html\" target=\"_blank\" rel=\"noopener\">report<\/a> confirmed that over the past two years, Chinese multi-millionaire investors have made up the most significant foreign buyer group, boosting positive market sentiment in Singapore. Despite the fact that foreigners in Singapore must pay a 20% tax on any residential property purchase, Chinese investors were still choosing Singapore over Hong Kong as they strongly believed Singapore to be a safe haven for their investments.<\/p>\n<p>This trend isn&#8217;t expected to subside, even with the spectre of the pandemic still upon us. In fact, Singapore&#8217;s <a href=\"https:\/\/www.99.co\/singapore\/insider\/luxury-home-shopping-spree-condos\/\" target=\"_blank\" rel=\"noopener\">luxury condominium market<\/a> has continued to show record-breaking average per-square-foot or home prices on a near-monthly basis.<\/p>\n<p>A Colliers Consulting <a href=\"https:\/\/www.colliers.com\/en-sg\/news\/2021-04-15-2021-q1-report-growing-investment-momentum-in-singapore\" target=\"_blank\" rel=\"noopener\">study<\/a> in April 2021 concluded that Singapore&#8217;s property market would slowly return to pre-pandemic levels in the next three years, as overall real estate investment sales rose 25.8 per cent in Q1 2021. This translates to a year-on-year increase of 47.9 per cent to S$3.8 billion.<\/p>\n<p>In the residential sector, investment sales grew 12.9% quarter-on-quarter and 154% year-on-year in Q1 2021 to S$1.6 billion.<\/p>\n<p>Steven Tan, Senior Director of Investment Services at Colliers International said: &#8220;Foreign investors&#8217; confidence in Singapore&#8217;s real estate market is very strong, the sale of all 20 units at the completed freehold luxe condominium, Eden, for <a href=\"https:\/\/www.99.co\/singapore\/insider\/entire-condo-sold-swire-eden-ardmore-draycott\/\" target=\"_blank\" rel=\"noopener\">S$293 million to the Tsai family<\/a> of Taiwan is a great testimonial.&#8221;<\/p>\n<p>&nbsp;<\/p>\n<figure id=\"attachment_39897\" aria-describedby=\"caption-attachment-39897\" style=\"width: 1200px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-39897\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2021\/03\/single-buyer-buys-whole-condo-transactions-eden-scaled-e1617176785980.jpg\" alt=\"Eden\" width=\"1200\" height=\"1042\"><figcaption id=\"caption-attachment-39897\" class=\"wp-caption-text\">Taiwan&#8217;s Tsai family of Want Want China Holdings bought all 20 units of EDEN, a freehold condo at 2 Draycott Park for S$293 million, or S$14.65 million per unit.<\/figcaption><\/figure>\n<p><strong>Rejuvenation of the Core Central Region<br \/>\n<\/strong>Finally, Singapore is exploring <a href=\"https:\/\/www.99.co\/singapore\/insider\/wfh-becoming-new-normal-convert-more-commercial-office-spaces-mixed-use-developments\/\" target=\"_blank\" rel=\"noopener\">converting mono-use CBD office buildings into mixed-use hybrid developments<\/a>. There are plans to rejuvenate the areas that are generally slated for office use only in an attempt to attract more talent and families from around the world.<\/p>\n<p>As families reside in the city, particularly the <a href=\"https:\/\/www.99.co\/singapore\/insider\/rejuvenating-core-central-region-ccr-ura-masterplan-orchard-newton-novena-health-city\/\" target=\"_blank\" rel=\"noopener\">Core Central Region which includes the CBD and Orchard<\/a>, their lifestyles will revolve around both work and living addresses, potentially reducing commute times and upscaling their quality of life.<\/p>\n<p>This continuous cycle, where foreign investment fuels a significant portion of the luxury property market, will no doubt sustain the safe haven impression among ultra-high-net-worth individuals, for a long time to come.<\/p>\n<p>&#8211;<\/p>\n<h2 class=\"p4\"><b>Are you a foreigner planning to make a property investment in Singapore?
