In land-scarce Singapore, it\u2019s not unusual to see properties getting demolished to make way for new developments. And public housing isn\u2019t spared from this either. In an effort to renew old housing estates, some HDB blocks are chosen to be redeveloped through Selective En bloc Redevelopment Scheme (SERS)<\/span><\/a>.<\/p>\n

The project was first announced<\/span><\/a> by then PM Goh Chok Tong during the National Day Rally on 20 August 1995, with a number of blocks at Boon Tiong Road\/Tiong Bahru being the first to go through SERS. As of writing, 77 SERS projects<\/span><\/a> have been completed.<\/p>\n

As we look through the list of sites that have gone through SERS, we wonder, what are they now? So we trawled through Google Maps and the URA SPACE<\/span><\/a> map and found that some sites have been transformed to become new housing sites, with a new address.<\/p>\n

1. Before: Blk 1 to 16 Boon Tiong Road\/ Tiong Bahru Road\u00a0\u00a0<\/b><\/h2>\n

SERS announcement date: 22 August 1995<\/em><\/p>\n

This is the first site chosen for SERS, announced two days after the National Day Rally. The 16 blocks were all four storeys tall and were home to 384 households<\/span><\/a>.<\/p>\n

TOP: 2005<\/em><\/p>\n

According to what we found on the URA map, Blk 2, 4, 6, 8, 10, 12 and 13 were demolished in 1999 and redeveloped into what is today Boon Tiong Arcadia. Blk 4A, 8A and 8B at the Boon Tiong Road project are also the designated replacement blocks for those affected by the first SERS project.<\/p>\n

2. Before: Blk 79 Toa Payoh Central<\/b><\/h2>\n

SERS announcement date: 17 February 1997<\/em><\/p>\n

At 300 metres long, Blk 79 was probably one of the longest HDB blocks. The 10-storey building was torn down in 2002 after the SERS announcement.<\/p>\n

After: Central Horizon<\/b><\/h2>\n

TOP: 2009<\/em><\/p>\n

The area was rebuilt<\/span><\/a> to be what is now Central Horizon. It\u2019s also way denser now, as it comprises five blocks that are 40 storeys tall.<\/p>\n

3. Before: Blk 1 to 7 Short Street\/ Prinsep Street, Blk 11 to 13 Short Street\u00a0<\/b><\/h2>\n

SERS announcement date: 21 July 1998<\/em><\/p>\n

Blk 1 to 7 were four-storey buildings, while Blk 11 to 13 were nine storeys tall. All of them were demolished in 2002.<\/p>\n

Unlike the other sites we came across while looking through the maps, the Short Street\/Prinsep Street site wasn\u2019t redeveloped for housing. The art campus moved<\/span><\/a> from its Goodman Road campus to this site in 2007.<\/p>\n

4. Before: Blk 68, 70 and 72 Dakota Crescent\u00a0<\/b><\/h2>\n

SERS announcement date: 29 October 1999<\/em><\/p>\n

Before the 2015 announcement that Dakota Crescent<\/span><\/a> was to be redeveloped, there\u2019s the SERS announcement on these three blocks. They were demolished back in 2003.<\/p>\n

The estate was one of Singapore\u2019s oldest public housing estates built by Singapore Improvement Trust (SIT), the predecessor of HDB. After calls for conservation, part of the estate will be retained<\/span><\/a>, including the iconic dove playground.<\/p>\n

After: Waterbank at Dakota\u00a0<\/b><\/h2>\n

TOP: 2013<\/em><\/p>\n

The site occupied by the three blocks is part of a larger land parcel that is now Waterbank at Dakota. The condo comprises nine blocks that are 20 storeys tall.<\/p>\n

5. Before: Blk 311 to 314 Clementi Avenue 4\u00a0<\/b><\/h2>\n

SERS announcement date: 12 August 2000<\/em><\/p>\n

Torn down in 2006, these blocks were all 12 storeys tall.<\/p>\n

Given the large site, now you can find two HDB projects here: Trivelis DBSS and Clementi Ridges BTO. Both comprise blocks standing at 40 storeys tall.<\/p>\n

6. Before: Blk 1, 2, 5, 6 and 7 Seletar West Farmway 6<\/b><\/h2>\n

SERS announcement date: 3 March 2001<\/em><\/p>\n

This was another site with four-storey blocks, which were demolished in 2004.<\/p>\n

Part of the area that was occupied by these blocks is now part of the BTO site. The project was launched in the November 2017 BTO exercise. As of writing, it\u2019s still under construction.<\/p>\n

7. Before: Blk 1 to 3 Jalan Pasar Baru\/ Geylang Serai\u00a0<\/b><\/h2>\n

SERS announcement date: 20 February 2003<\/em><\/p>\n

The 11-storey blocks were demolished in 2005 together with single-storey market stalls.<\/p>\n

After: Geylang Serai Market\u00a0<\/b><\/h2>\n

Now, you can find Geylang Serai Market at the SERS site. The two-storey wet market and hawker centre is also one of the busiest markets in Singapore.<\/p>\n

On top of that, it\u2019s integrated with Sri Geylang Serai, a public housing development.<\/p>\n

8. Before: Blk 436 to 438 Clementi Avenue 3\u00a0<\/b><\/h2>\n

SERS announcement date: 28 March 2005<\/em><\/p>\n

These blocks were demolished in 2011 along with a temporary bus interchange.<\/p>\n

Standing at the site now is Clementi Cascadia. Blk 440A to 440C have been designated as replacement blocks for those affected by the Clementi Avenue 5 SERS.<\/p>\n

9. Before: Blk 5 to 10 Yung Ping Road\/ Yung Kuang Road<\/b><\/h2>\n

SERS announcement date: 22 March 2006<\/em><\/p>\n

These 11-storey blocks were built<\/span><\/a> by Jurong Town Corporation (JTC) in the early seventies to attract workers to move and work in Jurong. After the SERS announcement, they were torn down in 2012.<\/p>\n

After: Yung Kuang Court BTO<\/b><\/h2>\n

The project at the SERS site now comprises five blocks of 20 storeys tall. It\u2019s launched as part of the November 2013 BTO exercise.<\/p>\n

10. Before: Blk 216, 217, 219 and 220 Boon Lay Avenue\u00a0<\/b><\/h2>\n

These blocks were torn down in 2012, six years after the SERS announcement.<\/p>\n

Just like Yung Kuang Court, the site is now a BTO project from the November 2013 launch.<\/p>\n

11. Before: Blk 94 and 96 Henderson Road\u00a0<\/b><\/h2>\n

SERS announcement date: 23 February 2007<\/em><\/p>\n

Located in Tiong Bahru, both of these blocks were demolished in 2012.<\/p>\n

At the site now is City Vue @ Henderson, where you can find sky parks and sky bridges<\/span><\/a> on the 28th floor. The development also comprises SERS replacement flats in Blk 95A to 95C, 96A and 96B for the nearby Redhill Close SERS project.<\/p>\n

12. Before: Blk 17 to 19 and 22 to 31 Silat Walk\/ Kampong Bahru Hill\/ Silat Road\u00a0<\/b><\/h2>\n

SERS announcement date: 23 February 2007<\/em><\/p>\n

These flats were also built<\/span><\/a> by SIT in the 1950s. However, not all of them were demolished after the SERS announcement. Only Blk 17, as well as Blk 25 to 31, were torn down in 2012.<\/p>\n

After: Avenue South Residence<\/b><\/h2>\n

The site previously occupied by the demolished blocks is now part of a larger land plot that will be Avenue South Residence. The condo is currently under construction.<\/p>\n

It will comprise two 56-storey blocks and five four-storey conserved blocks, which seem to be the blocks that were part of the SERS project. Named the Heritage Collection, these blocks will have residential and commercial space.<\/p>\n
