Boy proposes. Girl accepts. They apply for a BTO together and get married in two to three years.<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Why two to three years? Because that\u2019s how long it takes for a bunch of flats to be built and be livable. Conventional wisdom says: get engaged, live with your parents,\u00a0 and when your flat is almost ready, get married and then move in together and make lots of babies. (That last part is untrue.)\u00a0<\/span><\/p>\n<h2><b>It\u2019s a classic story for good reason<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Every now and then, we get young 20-somethings asking us whether they should buy BTO or resale.\u00a0 \u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u00a0As much as we hate to admit it and despite the fact that Resale HDBs have their good qualities, BTOs are the most affordable option and definitely should be <strong>considered first.<\/strong><\/span><\/p>\n<h2><b>You gotta believe us, because we absolutely do not benefit when you buy a BTO flat (our website only deals in private property + resale HDBs)\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">But anyway, you wanted reasons? Here they are:\u00a0<\/span><\/p>\n<h2><b>Yes, generally resales are bigger. But they are also more expensive.<\/b><\/h2>\n<h3><img decoding=\"async\" class=\"aligncenter wp-image-29520\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/resale-is-bigger.jpg\" alt=\"\" width=\"600\" height=\"600\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/resale-is-bigger.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/resale-is-bigger-180x180.jpg 180w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/h3>\n<p><span style=\"font-weight: 400;\">BTOs are always cheaper than Resale flats, as they aren\u2019t being sold by owners looking for capital gains. Almost every Singaporean expects to make money by selling their flat.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As a recent case illustrates, a BTO launch in Sengkang for a 4 \u2013 room HDB was valued at $252,000, while a comparable unit changed hands on the resale market for about $400,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">And yes, while older HDBs tend to be bigger and more convenient, they are also more expensive.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you want to check whether you\u2019re getting value for money, it\u2019s best to assess the property in terms of its price per square foot.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That said, even taking different apartment sizes into account, BTOs are still substantially cheaper than Resale flats.<\/span><\/p>\n<h2><b>Sure, both of them have grants, but BTO still wins in cost. <\/b><\/h2>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-29521\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/bto-defeats-resale-in-cost.jpg\" alt=\"\" width=\"600\" height=\"600\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/bto-defeats-resale-in-cost.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/bto-defeats-resale-in-cost-180x180.jpg 180w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">For BTOs there is for instance the option to apply for the Additional CPF Housing Grant (AHG) and Special CPF Housing Grant (SHG), which together can come up to $80,000.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Whether you can get the grant, and how much of it depends on whether you meet certain eligibility criteria. However, the ample choice of locations for resale flats gives you more options; can live close to your parents and therefore attain the Proximity Housing Grant, at $20,000, or live near key amenities to you (like top schools, your office, etc.)<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The grants available for each, and your eligibility for said grants will have an impact on the price.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While prices may be less divergent as is often thought, BTOs are still cheaper, by a landslide.<\/span><\/p>\n<h2><b>If you can wait long enough, BTOs having a good location is only a matter of time.\u00a0 <\/b><\/h2>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-29522\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/bto-matter-of-time.jpg\" alt=\"\" width=\"600\" height=\"544\"><\/p>\n<p><span style=\"font-weight: 400;\">Resale flats are sold on the market and can as such be found round about anywhere on the island, granting you ample choice in terms of location.\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For the location of a BTO flat you are dependent on HDB launch sites. Generally speaking BTOs tend to be launched in less mature estates. That\u2019s mainly because the good spots have already been taken.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Still, as argued for in <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/mature-estate-vs-non-mature-estate\/\"><span style=\"font-weight: 400;\">a related article<\/span><\/a><span style=\"font-weight: 400;\">, less mature estates, while often viewed as less appealing to their mature counterparts, do not necessarily have a worse location. Indeed, with the government set on extensively developing every inch of the island, your BTOs area will sooner or later come to flourish. There\u2019s also less traffic and noise pollution in less mature estates (quiet enclaves) So if you can bear with initially living in an ulu neighbourhood, you may very well look at some healthy property appreciation in the future.<\/span><\/p>\n<h2><b>BTOs will last you a lifetime. Resales might not *(unless you die early). <\/b><\/h2>\n<h3><b><img decoding=\"async\" class=\"aligncenter wp-image-29523\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/BTOlastalifetime_Dan.jpg\" alt=\"\" width=\"600\" height=\"438\"><\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Lease terms matter. Why? Because we are all homeowners, right? Well kind of, or rather \u2013 kind of not. BTOs come with a 99-year leasehold.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Older HDBs can easily have only 70 or 60 years left on their lease, and by any standard of logic that should \u2013 everything else held equal \u2013 be making them worth less than newer BTOs with 99 years left.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While nobody may at this point yet be factoring it in, there will probably sooner or later be a point when the end-of-lease factor will be locked into our collective consciousness, and when that time comes, homes with little time left on their lease will see their value take a hit.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here\u2019s one way to think about it:\u00a0<\/span><\/p>\n<p><strong>Think of your HDB flats as rented apartments, and calculate how much you\u2019re paying per month for rent. <\/strong><\/p>\n<p><img decoding=\"async\" class=\"aligncenter size-full wp-image-29527\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/Screenshot-2019-09-16-at-2.21.44-PM.png\" alt=\"\" width=\"1238\" height=\"296\"><\/p>\n<p><span style=\"font-weight: 400;\">For a hypothetical 5-room resale flat with 93 years left, costing $600,000, that\u2019s:\u00a0\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">$600,000\/93 (years left) \/ 12 (months) =<strong> $537 per month.\u00a0<\/strong><\/span><\/p>\n<p><span style=\"font-weight: 400;\">For a hypothetical BTO flat with 99 years left, costing $360,000, that\u2019s $360,00 \/ 99 \/ 12 = <strong>$303 per month.<\/strong><\/span><\/p>\n<p><span style=\"font-weight: 400;\">Also, it\u2019s harder to resell your resale flat 10 or 15 years down the road \u2013 most Singaporeans want to be able to leave a home to their children.<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><b>Based on this, BTOs\u2019 always win.\u00a0<\/b><b><br \/>\n<\/b><\/p>\n<h2><b>Be prepared to pay more reno for a resale.<\/b><\/h2>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-29525\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/resalerenobill_Melinda.jpg\" alt=\"\" width=\"600\" height=\"424\"><\/p>\n<p><span style=\"font-weight: 400;\">BTOs come in a vanilla state, unfurnished and without any decor. Good? Bad? If you see your new pad as your very own Singaporean Sistine Chapel, then a BTO can serve well as your blank canvas.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you do not mind other people\u2019s taste, or indeed cherish it, then resale flats may suit you more. You do not have to do all the designing yourself (or hire a pricey interior designer), you can simply pick a resale flat with an interior you like to begin with. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">BUT, if you do intend to do some reno, more often than not,\u00a0 time and time again, resales will set you back more. Got to hack away existing renovations as well as install new things.<\/span><\/p>\n<h2><b>So why buy a resale?\u00a0<\/b><\/h2>\n<figure id=\"attachment_29528\" aria-describedby=\"caption-attachment-29528\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"wp-image-29528\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/01\/reasons-to-buy-resale.jpg\" alt=\"\" width=\"600\" height=\"424\"><figcaption id=\"caption-attachment-29528\" class=\"wp-caption-text\">Well, mostly three: citizenship, the Income ceiling and waiting time.<\/figcaption><\/figure>\n<h2><b>Citizenship:<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">If there\u2019s no Singaporean Citizen (SC) in your family nucleus, then you have no choice. All PR families have to buy resale.<\/span><\/p>\n<h2><b>Income ceiling:\u00a0<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">Well, this one is pretty straightforward. You bust the income ceiling, you can\u2019t buy a subsidized flat. Hey \u2013 earning a lot of money is a good problem to have. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><b><\/b><\/p>\n<h2><b>Waiting time:<\/b><\/h2>\n<p><span style=\"font-weight: 400;\">With this one resale flats win \u2013 hands down. As soon as you make the deal you can generally move in within a few weeks. <\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\"><br \/>\n<\/span><span style=\"font-weight: 400;\">With BTOs, not so much: as noted previously most BTOs take around two to three years to be developed. There are two options here- either stay with your parents or move into the rental market.
