Now this is a good example of the old \u201cbroken telephone\u201d game. See, it\u2019s true that <\/span><i><span style=\"font-weight: 400;\">within the context of certain years<\/span><\/i><span style=\"font-weight: 400;\">, new properties appreciated faster. At some point, that was mistranslated into \u201cnew properties appreciate faster,\u201d period. Here\u2019s the truth of it:<\/span><\/p>\n<h3><b>Recent launches (since 2011) are likely to see <\/b><b><i>slower <\/i><\/b><b>appreciation<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">I spoke to Douglas Chow, CEO of Empower Advisory Pte. Ltd. As it turns out, the myth is so inaccurate the opposite may be true. Mr. Chow says that:<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201c<\/span><i><span style=\"font-weight: 400;\">New launches within the past few years will not be skyrocketing, especially those that got their Temporary Occupancy Permit last year and this year. This is due to the cooling measures still in place, and rising interest rates.<\/span><\/i><b><i>\u201d<\/i><\/b><\/p>\n<p><span style=\"font-weight: 400;\">In fact, let\u2019s look at some top winners in terms of appreciation:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">A 68<\/span><span style=\"font-weight: 400;\">th<\/span><span style=\"font-weight: 400;\"> floor unit in <\/span><a href=\"https:\/\/www.99.co\/singapore\/rent\/condos\/the-sail-marina-bay-6-marina-boulevard-Yr4KDcY2r2Bi47sd68DWaJ?listing_type=sale&amp;page=1\"><span style=\"font-weight: 400;\">The Sail@ Marina Bay<\/span><\/a><span style=\"font-weight: 400;\"> that was bought for $1,091 psf, and then sold at $2,750 psf, a 170 per cent return. The unit was purchased in <\/span><b>2004 <\/b><span style=\"font-weight: 400;\">and sold in <\/span><b>2010<\/b><span style=\"font-weight: 400;\">.<\/span><\/li>\n<\/ul>\n<ul>\n<li style=\"font-weight: 400;\"><span style=\"font-weight: 400;\">A 29<\/span><span style=\"font-weight: 400;\">th<\/span><span style=\"font-weight: 400;\"> floor unit at <\/span><a href=\"https:\/\/www.99.co\/singapore\/rent\/condos\/city-square-residences-14-kitchener-link-dPLo84G8qJoQvBemCXzbJh?listing_type=rent\"><span style=\"font-weight: 400;\">City Square Residences<\/span><\/a><span style=\"font-weight: 400;\">, that was bought for $714 psf, and then sold at $1,464 psf, a 105 per cent return. The unit was purchased in <\/span><b>2004 <\/b><span style=\"font-weight: 400;\">and sold in <\/span><b>2014.<\/b><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">(For more interesting listings for investors, check out 99.co. <a href=\"https:\/\/www.99.co\/\">Browse for your next bargain<\/a><\/span><span style=\"font-weight: 400;\">\u00a0for free.)<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Mr. Chow points out that <\/span><b><i>\u201c<\/i><\/b><i><span style=\"font-weight: 400;\">Recent launches from 2011 onwards have not seen such spectacular increase.\u201d <\/span><\/i><span style=\"font-weight: 400;\">Those launches came at a time when the property was not yet overheated, which created the possibility of fast, high appreciation.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It is a matter of timing: properties that launch now, under the burden of cooling measures like the Additional Buyers Stamp Duty (ABSD) and a growing interest rate, are not likely to see the same performance.<\/span><\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-17843\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/02\/new-properties-appreciation-rate.jpg\" alt=\"new properties may see a slower appreciation rate\" width=\"720\" height=\"480\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/02\/new-properties-appreciation-rate.jpg 1500w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/02\/new-properties-appreciation-rate-940x627.jpg 940w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2016\/02\/new-properties-appreciation-rate-440x294.jpg 440w\" sizes=\"(max-width: 720px) 100vw, 720px\" \/><\/p>\n<h3><b>Slow appreciation cannot be fixed by buying a new unit<\/b><\/h3>\n<p><i><span style=\"font-weight: 400;\">\u201cPrivate residential prices (old <\/span><\/i><b><i>and<\/i><\/b><i><span style=\"font-weight: 400;\"> new launches) have generally doubled since 2005, taking Jan 2016 as a point of reference,\u201d <\/span><\/i><span style=\"font-weight: 400;\">Mr. Chow says, \u201c<\/span><i><span style=\"font-weight: 400;\">However, in those past 10 years, Singapore experienced strong average annual GDP growth in excess of 4 per cent. Coupled with an increase in population, and moderate supply of private residential units, rentals surged and underpinned the increase in property prices. <\/span><\/i><\/p>\n<p><i><span style=\"font-weight: 400;\">Strong foreign demand, a favourable economic climate and easy access to credit fuelled the increase in property price.\u201d<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Those were great days, but notice that almost none of those conditions persist now. The population is still set to increase, but factors such as an oversupply of property, falling rentals, and slowing growth will all get in the way of property price appreciation.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These are fundamental problems that you cannot solve by buying a newer unit.<\/span><\/p>\n<h3><b>So does the age of the property matter at all?<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">It does, in the sense that the remaining lease impacts the price. However, the remaining lease is not the sole \u2013 or even most important \u2013 consideration.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201c<\/span><i><span style=\"font-weight: 400;\">New launches appreciate faster if by default every property comes with a 99-year lease, they are identical in features and layout, and they are in the same location. That way the only common factor is age,\u201d <\/span><\/i><span style=\"font-weight: 400;\">Mr. Chow says, \u201c<\/span><i><span style=\"font-weight: 400;\">Only then can we say new launches always do better than old launches, as they will have a longer lease left. But that is not the case<\/span><\/i><i><span style=\"font-weight: 400;\">.\u201d<\/span><\/i><\/p>\n<p><span style=\"font-weight: 400;\">Factors that determine appreciation are still going to be location, amenities, and a good entry price. If you get these right, it won\u2019t matter whether you\u2019re buying a new property or an old one.<\/span><\/p>\n<h3><b>But there is one small fragment of truth in the myth; it relates to the management committee<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">There is one point I\u2019d like to bring up, in which newer properties truly do have an advantage: An inept management committee has not had sufficient time to ruin it.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In older condominiums, a bad management committee is an obvious hindrance to price appreciation. Take a look at old, badly managed condos: the parking lot is a landfill, the swimming pool is an alarming shade of green, and the gym has more missing parts than a M.
