Situated in the Caldecott Hill Estate Good Class Bungalow Area (GCBA), this property has a built-up area of 9,920 sqft. The bungalow has been described as a “resort-style modern bungalow” with six bedrooms, two living rooms, a dining room, a basement wine cellar and lounge, a helper’s room, an infinity pool and a koi pond.<\/p>\n\n\n\n

    These GCB areas were officially gazetted in 1980. The purpose was to ‘protect the high environmental quality of these established large bungalow areas from intrusion of more intensive forms of housing, such as semi-detached or terrace houses.’<\/p>\n\n\n

    As part of URA’s control plan for these GCB areas, it’s set certain guidelines. For instance, the minimum plot size for any newly created bungalow within the 39 GCB areas must be at least 1,400 sq m (15,070 sq ft). Unless it is at least 2,800 sq m (30,139 sq ft) in size, it cannot be sub-divided into two GCB plots as well.<\/p>\n\n\n
