With the current CPF OA interest rate at 2.5%, <strong>the interest rate for the HDB loan is now at 2.6%.<\/strong><\/p>\n\n\n\n<p>Do note that for HDB flats and ECs, regardless of the type of home loan you&#8217;re taking, you&#8217;ll be subjected to the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-mortgage-servicing-ratio-msr\/\" target=\"_blank\" rel=\"noopener\">Mortgage Servicing Ratio (MSR)<\/a>. It caps your monthly mortgage instalments<strong>&nbsp;at 30% of your monthly income.&nbsp;<\/strong><\/p>\n\n\n\n<p>For example, if you and your spouse earn a combined S$10,000, the maximum monthly repayment for your HDB flat is S$3,000. (Use <a href=\"https:\/\/www.99.co\/singapore\/tools\/msr-calculator\" target=\"_blank\" rel=\"noopener\">99.co&#8217;s MSR calculator<\/a> to help you figure out your monthly mortgage limit.)<\/p>\n\n\n\n<p>On top of that, with the new cooling measures, as of 30 September 2022, there&#8217;s a stress-test interest rate of 3% for HDB loans. HDB would extend a higher loan amount to the younger applicant simply because he\/she has more years to pay off the loan before his\/her retirement age, which is the cut-off age for any HDB loan.<\/p>\n\n\n\n<p>The repayment period is capped at either of the following, whichever is shorter<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>25 years<\/li>\n\n\n\n<li>Up till the buyer is 65 years old<\/li>\n\n\n\n<li>The remaining lease of the flat during application, minus 20 years<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-ltv-limit\"><strong>LTV limit<\/strong><\/h3>\n\n\n\n<p>The <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-loan-to-value-ratio-ltv\/\" target=\"_blank\" rel=\"noopener\">Loan-to-Value<\/a> (LTV) also comes into play when taking an HDB loan. It refers to the maximum amount an individual can borrow for a housing loan based on the loan tenure, borrower\u2019s age and existing loans.<\/p>\n\n\n\n<p>During the <a href=\"https:\/\/www.99.co\/singapore\/insider\/national-day-rally-2024\/\" target=\"_blank\" rel=\"noopener\">cooling measures in August 2024<\/a>, it was lowered from 80% to 75%, which means a 25% downpayment instead of the previous 20%.<\/p>\n\n\n\n<p><strong>Example:<\/strong> You bought an HDB flat for S$500,000 using an HDB loan.<\/p>\n\n\n\n<p>How much loan can you get? With an 75% LTV limit, <strong>your maximum loan amount will be S$375,000<\/strong>, which means that you\u2019ll have to pay the S$125,000 downpayment using cash and\/or CPF funds.<\/p>\n\n\n\n<p>The LTV limit will also be pro-rated, depending on whether the remaining lease of the property can cover the youngest buyer to the age of 95 years and beyond at the point of applying for the flat. If it does, the applicable LTV will be up to 75% for new flats, and of the lower of the resale price or valuation for resale flats.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-pay-less-interest-on-your-loan\"><strong>Pay less interest on your loan<\/strong><\/h3>\n\n\n\n<p>To save on interest payments, you can do two things:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Take a smaller loan amount<\/li>\n\n\n\n<li>Shorten the loan tenure<\/li>\n<\/ol>\n\n\n\n<h4 class=\"wp-block-heading\" id=\"h-1-taking-a-smaller-loan-amount\">1. Taking a smaller loan amount<\/h4>\n\n\n\n<p>Taking a smaller HDB loan means putting a bigger downpayment, which will let you save more on interest over time.<\/p>\n\n\n\n<p>Here&#8217;s an example comparing a S$250,000 loan against a S$200,000 loan. We will assume a loan tenure of 25 years, with a current interest rate of 2.6%.<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td><strong>Loan amount<\/strong><\/td><td>S$250,000<\/td><td>S$200,000<\/td><\/tr><tr><td><strong>Monthly payment<\/strong><\/td><td>S$1,134.17<\/td><td>S$907.34<\/td><\/tr><tr><td><strong>Total interest paid<\/strong><\/td><td>S$90,252.13<\/td><td>S$72,201.70<\/td><\/tr><tr><td><strong>Payment over 25 years<\/strong><\/td><td>S$340,252.13<\/td><td>S$272,201.70<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>That&#8217;s a difference of S$18,050 in interest over 25 years. If you&#8217;re unable to take a smaller loan amount from the get-go, HDB allows you to do partial capital repayments as and when you have the funds, so you can include it in your financial planning when calculating your loan repayments.<\/p>\n\n\n\n<p>Taking on a smaller housing loan and paying it off early frees you up to pursue other financial goals, such as building up your retirement fund or investing your money in other vehicles.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">2. Shortening the loan tenure<\/h4>\n\n\n\n<p>You can also choose to shorten your loan tenure. Here are the calculations based on a S$250,000 loan.<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td><strong>Loan tenure<\/strong><\/td><td>20 years<\/td><td>25 years<\/td><\/tr><tr><td><strong>Monthly payment<\/strong><\/td><td>S$1,336.97<\/td><td>S$1,134.17<\/td><\/tr><tr><td><strong>Total interest paid<\/strong><\/td><td>S$70,872.83<\/td><td>S$90,252.13<\/td><\/tr><tr><td><strong>Payment over 25 years<\/strong><\/td><td>S$320,872.83<\/td><td>S$340,252.13<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>From the table above, you&#8217;ll be able to save S$19,379 in interest. Keep in mind that going down this route will increase your monthly mortgage instalments, so make sure you&#8217;re able to service your loan before committing to a shorter tenure.<\/p>\n\n\n\n<p>Use a <a href=\"https:\/\/www.moneysense.gov.sg\/financial-tools\/mortgage-calculator\" target=\"_blank\" rel=\"noreferrer noopener\">mortgage calculator<\/a> to check how much you can save on interest.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\" id=\"h-hdb-housing-loan-insurance-policies\"><strong>HDB housing loan insurance policies<\/strong><\/h2>\n\n\n\n<p>You&#8217;ll have to purchase these two insurance policies if you either take over ownership of an HDB flat or take an HDB loan. It&#8217;s a non-negotiable, so don&#8217;t skip out on this.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-1-hdb-s-fire-insurance-policy\"><strong>1. HDB&#8217;s fire insurance policy<\/strong><\/h3>\n\n\n\n<p>HDB introduced its <a href=\"https:\/\/www.hdb.gov.sg\/residential\/living-in-an-hdb-flat\/fire-insurance\" target=\"_blank\" rel=\"noreferrer noopener\">Fire Insurance Scheme<\/a> to ease the financial burden on homeowners in the event of a fire. The scheme covers the cost of reinstating damaged internal structures, and fixtures, as well as areas built and provided by HDB. HDB&#8217;s home protection policy<\/strong><\/h3>\n\n\n\n<p>There&#8217;s also the <a href=\"https:\/\/www.99.co\/singapore\/insider\/nine-essential-answers-about-home-protection-scheme\/\" target=\"_blank\" rel=\"noreferrer noopener\">Home Protection Scheme<\/a> (HPS) by CPF, which insures families against losing their home in the unfortunate event of the policyholder becoming either incapacitated (terminal illness or permanent disability) or passing away before the housing loan is fully settled.<\/p>\n\n\n\n<p>HPS insures policyholders up to 65 years old or until the housing loans are paid up, whichever is earlier.<\/p>\n\n\n\n<p>Based on the extent of coverage you decide to go with, the annual premium will be automatically deducted from your Ordinary Account (OA).
