This marks a first in the estate, as well as the first time in four years for a flat in a non-mature estate to be sold for at least a million dollars.<\/p>\n<p>The first resale flat in a non-mature estate that was sold for S$1 million was an executive maisonette in <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/hougang\" target=\"_blank\" rel=\"noopener\">Hougang<\/a> back in January 2018.<\/p>\n<p>According to the <a href=\"https:\/\/s3-ap-southeast-1.amazonaws.com\/static.streetsine\/marketFlashReport\/20220310\/8xWl_HDB_Flash_report_February_2022_for_web.pdf\" target=\"_blank\" rel=\"noopener\">99.co and SRX report on the HDB resale market in February<\/a>, the Yishun flat spans 2,013 sq ft, translating to a price psf of S$516.<\/p>\n<p><iframe loading=\"lazy\" style=\"border: 0;\" src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3988.586546154702!2d103.83795981475419!3d1.4237632989616418!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0x31da146b93bd43dd%3A0x38e1eaa63d877fcb!2s652%20Yishun%20Ave%204%2C%20Block%20652%2C%20Singapore%20760652!5e0!3m2!1sen!2ssg!4v1646882456237!5m2!1sen!2ssg\" width=\"600\" height=\"450\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>Located at 652 Yishun Avenue 4, the flat is just across the street from Yishun Park, Yishun Pond and Khoo Teck Puat Hospital.<\/p>\n<h2><strong>29 flats sold for at least a million dollars last month<\/strong><\/h2>\n<p>In total, 29 flats were sold for at least a million dollars in February 2022. This is slightly higher than in January when 27 units were sold.<\/p>\n<p>The estate with the highest number of million-dollar flats sold was Central Area, with seven of such flats sold last month. <a href=\"https:\/\/www.99.co\/singapore\/hdb\/the-pinnacle-duxton-de84zoRNJ9gpzbow3a7N2CS3\" target=\"_blank\" rel=\"noopener\">Pinnacle @ Duxton<\/a>, which is located in the estate, has generally been clocking the highest number of million-dollar flats sold, with the estate recording 10 of such transactions back in December 2021.<\/p>\n<p>This is followed by <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/queenstown\" target=\"_blank\" rel=\"noopener\">Queenstown<\/a> with four of such flats sold last month, with <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/toa-payoh\" target=\"_blank\" rel=\"noopener\">Toa Payoh<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/kallang\" target=\"_blank\" rel=\"noopener\">Kallang\/Whampoa<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/clementi\" target=\"_blank\" rel=\"noopener\">Clementi<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/bishan\" target=\"_blank\" rel=\"noopener\">Bishan<\/a> each recording three of such sales.<\/p>\n<p>Still, at 1.5%, these flats form a small minority of the total number of flats sold last month.<\/p>\n<h2><strong>22% decrease in sales volume last month<\/strong><\/h2>\n<p>1,904 flats were sold in February 2022, which is a 22% decrease from January\u2019s transaction volume. This may be due to the Chinese New Year period when sales would traditionally be lower, as well as the increasing resale flat prices.<\/p>\n<p>Month-on-month, prices have increased by 0.6%, marking the 20th straight month of rising flat prices.<\/p>\n<h2><strong>Would you pay a S$1M for a flat in Yishun?
