A five-room resale flat at Pinnacle@Duxton<\/a> was sold for  a whopping S$1,388,888.88 last March. According to Christine Sun, Senior Vice President of Research and Analytics at OrangeTee & Tie, the transaction marks a new record for an HDB resale flat, smashing the previous record of S$1.36 million for a DBSS flat<\/a> in Bishan<\/a>.<\/p>\n\n\n\n

Brokered by Bernice Kang and Dion Kow from ERA, the price psf for the 1,152 sq ft flat is around S$1,205. According to our Researcher database, the flat also holds the record for being the highest price psf for an HDB flat (so far).<\/p>\n\n\n\n

The record breaking deal comes after last October\u2019s announcement about the Prime Location Public Housing (PLH) model<\/a> and last December\u2019s cooling measures announcement<\/a>.<\/p>\n\n\n\n

Under the PLH model, new flats launched in prime locations are subjected to various restrictions such as a 10-year Minimum Occupation Period (MOP)<\/a>, a subsidy clawback and an income ceiling for resale buyers, to curb the lottery effect.<\/p>\n\n\n\n

As for the new cooling measures pertaining to public housing, the loan-to-value (LTV)<\/a> ratio was lowered to 85% for those taking HDB loans.<\/p>\n\n\n\n

Sun noted that 82 flats were sold for at least a million dollars last quarter. This was almost on par with the 85 transactions recorded in Q4 2021.<\/p>\n\n\n\n

\u201cOf the million-dollar transactions, more flats breached the S$1.3 million mark and could soon be breaking the S$1.4 million level.\u201d<\/p>\n\n\n
