Remaining works such as completing the swimming pool or other amenities can be carried out in the meantime.\u00a0<\/span> <span data-preserver-spaces=\"true\">On the other hand, in order to get the CSC, there are more requirements that the development needs to meet to certify that it is completely done.\u00a0<\/span> <span data-preserver-spaces=\"true\">The legal completion dates for TOP and CSC may be completely different. Just because the condo has residents already living there doesn\u2019t mean it has obtained its CSC.\u00a0<\/span> <span data-preserver-spaces=\"true\">According to the Building and Construction Authority (BCA)\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.corenet.gov.sg\/einfo\/Uploads\/Codes\/RBCA00013.pdf\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">guidelines<\/span><\/a><span data-preserver-spaces=\"true\">, the general period given to developers to obtain the CSC is one year after obtaining TOP.\u00a0<\/span> <a id=\"nopopup\" href=\"https:\/\/go.99.co\/99gformblog\" target=\"_blank\" rel=\"noopener\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"alignnone wp-image-62770 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355.jpg\" alt=\"Seller 99.co in-house CTA banner\" width=\"1200\" height=\"225\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355-150x28.jpg 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/a><\/p>\r\n<h2><strong><span data-preserver-spaces=\"true\">Seller\u2019s Stamp Duty (SSD)<\/span><\/strong><\/h2>\r\n<p class=\"extra-margin\"><span data-preserver-spaces=\"true\">Bought a private property last year and want to flip it this year for a fat profit? Not so fast. Owners looking for a sub-sale opportunity need to factor in the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-sellers-stamp-duty-ssd\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Seller\u2019s Stamp Duty<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0(SSD), which will take a hefty bite out of your sale proceeds.\u00a0<\/span> <span data-preserver-spaces=\"true\">Paying SSD is compulsory if you decide to sell your residential property within four years of purchase. You decide to sell it next year. This means you have to pay a 16% SSD of S$320,000. Not factoring in the myriad of other legal fees, you need to sell your unit for at least S$2.32 million just to break even.\u00a0<\/span> <span data-preserver-spaces=\"true\">You should only sell your unit four years after signing the <a href=\"https:\/\/www.99.co\/singapore\/insider\/sales-purchase-agreement-new-launch-condos\/\" target=\"_blank\" rel=\"noopener\">sales and purchase agreement (S&amp;P)<\/a> to avoid paying SSD.\u00a0<\/span><\/p>\r\n<h2><strong><span data-preserver-spaces=\"true\">Want to sub-sell your unit?<\/span><\/strong><\/h2>\r\n<p class=\"extra-margin\"><span data-preserver-spaces=\"true\">If you\u2019ve already\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.ura.gov.sg\/Corporate\/Property\/Residential\/-\/media\/763B90B277FC4C839AA6866384C88002.ashx\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">signed<\/span><\/a><span data-preserver-spaces=\"true\"> the S&amp;P and the developer has not yet conveyed the legal title of the unit to you, you\u2019ll need to inform the developer of the sub-sale.
