Government Land Sales (GLS) sites have always drawn much interest from developers, prospective buyers and agents. We think the ones to watch these days are the Pine Grove (Parcel A)<\/a> and Dunman Road GLS<\/a> sites.<\/p>\n

Both sites were previously under the Reserve List for the H2 2021 Government Land Sales (GLS)<\/a>, before they were moved to the Confirmed List for the H1 2022 GLS.<\/p>\n

The tender for both sites closed on 2 June. Pine Grove (Parcel A)<\/a> had received the top bid from United Venture Development at S$671.5 million while the Dunman Road GLS<\/a> received the top bid from SingHaiyi at S$1.284 billion.<\/p>\n

Pine Grove (Parcel A)<\/h2>\n

This Pine Grove (Parcel A)<\/a> site was launched earlier in February<\/a> under the H1 2022 GLS Confirmed List. Next to it is the adjacent Pine Grove (Parcel B) that\u2019s currently under the Reserve List.<\/p>\n

Located at Ulu Pandan, both parcels are the former site of Nexus International School, which has since moved to Aljunied<\/a> in January 2020.<\/p>\n

The site is nestled in a quiet residential area, with Ayer Rajah Expressway (AYE) just a few minutes drive away. So it\u2019s suitable for those who prioritise some peace and quiet.<\/p>\n

On the other hand, it\u2019s not for those who don\u2019t drive. For instance, Clementi MRT<\/a> and Dover MRT<\/a> are both around 1km away, so residents will need to take the bus to get to the MRT.<\/p>\n

(According to this thread on HardwareZone<\/a>, rumour has it that there will be an MRT in the area. We don\u2019t think it\u2019s going to happen though. For starters, the area doesn\u2019t seem to have enough human traffic to warrant an MRT station. Plus, URA\u2019s press release<\/a> stated that the number of units for the Parcel A plot is capped at 520 \u201cto manage traffic demand in the area\u201d.)<\/p>\n

For daily necessities and retail needs, Clementi Mall, Grantral Mall @ Clementi and Clementi Avenue 2 Market and Food Centre can be reached in less than 10 minutes by car.<\/p>\n
