Prices of units sold ranged from S$1,856 psf to S$2,538 psf. All 63 1-bedroom units and 231 2-bedroom units have been fully sold. More than 73% of its 3-bedroom units and more than 50% of its 4-bedroom units have also been snapped up.<\/p>\n<p>According to GuocoLand, 92% of total buyers were Singaporeans, while the remaining 8% were foreigners and PRs. Buyers were mainly owner-occupiers, and a bulk of them were upgraders.<\/p>\n<p>_<\/p>\n<p><span style=\"font-weight: 400;\">GuocoLand\u2019s <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/lentor-modern\"><span style=\"font-weight: 400;\">Lentor Modern<\/span><\/a><span style=\"font-weight: 400;\"> opened for previews on 2 Sep 2022. As it\u2019s the first and only integrated development in the Lentor neighbourhood, the project has gained a lot of traction over the past few weeks.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In July this year, <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/amo-residence\"><span style=\"font-weight: 400;\">AMO Residence<\/span><\/a><span style=\"font-weight: 400;\">, a new launch condo located in Ang Mo Kio, made headlines for selling 98% of its units on launch day. Only seven units were left unsold.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Not only that, it also set a new price benchmark for OCR <a href=\"https:\/\/www.99.co\/singapore\/new-launches\">new launches<\/a>, ranging from S$1,890 to S$2,406 psf based on URA\u2019s data. The average prices were S$2,113 psf.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/lentor-modern\">Lentor Modern<\/a> is located close to AMO Residence, will it be the next development to sell out?<\/span><\/p>\n<h2>What makes a project successful?<\/h2>\n<p><span style=\"font-weight: 400;\">Besides AMO Residence, recent developments in 2022 like <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/piccadilly-grand\"><span style=\"font-weight: 400;\">Piccadilly Grand<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/liv-mb\"><span style=\"font-weight: 400;\">LIV@MB<\/span><\/a><span style=\"font-weight: 400;\"> also fared well. In Q4 of 2021, <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/canninghill-piers\"><span style=\"font-weight: 400;\">Canninghill Piers<\/span><\/a><span style=\"font-weight: 400;\"> and <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-commodore\"><span style=\"font-weight: 400;\">The Commodore<\/span><\/a><span style=\"font-weight: 400;\"> also performed well. What makes a project successful?<\/span><\/p>\n<h3>1. <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/reviews\/amo-residence\">AMO Residence<\/a> &#8211; sold over 98% on launch day, average price &#8211; Other factors that stand out include proximity to schools, limited supply of new launches in the same area and attractive average prices relative to other new projects nearby.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">To some extent, buyers also care about facilities and the developers of the projects.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Of course, not all the projects mentioned ticked all the boxes. Canninghill Piers and AMO Residence still fared well despite having higher average prices than the market. This might be because buyers were willing to pay for the value that they offered.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The Commodore is the only one on the list with a boutique developer, JBE Holdings. But it still managed to do well because of its differentiation in providing luxurious fittings and facilities that are not commonly seen in the OCR.\u00a0<\/span><\/p>\n<h2>How does Lentor Modern fit in?<\/h2>\n<p><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/reviews\/lentor-modern\"><span style=\"font-weight: 400;\">Lentor Modern<\/span><\/a><span style=\"font-weight: 400;\"> is directly linked to Lentor MRT on the TEL and is a decently-sized mall with a supermarket and childcare centre. There\u2019s also a strong nature theme as the architecture and landscape are inspired by a freshwater stream that used to run in the area.\u00a0<\/span><\/p>\n<figure id=\"attachment_58916\" aria-describedby=\"caption-attachment-58916\" style=\"width: 4032px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/4-bedroom-living-area.jpg\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"size-full wp-image-58916\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/4-bedroom-living-area.jpg\" alt=\"lentor modern 4 bedroom unit\" width=\"4032\" height=\"3024\" \/><\/a><figcaption id=\"caption-attachment-58916\" class=\"wp-caption-text\">A 4-bedroom unit at Lentor Modern<\/figcaption><\/figure>\n<p><span style=\"font-weight: 400;\">Lentor Modern\u2019s unit layouts are also efficient, and 2 to 4-bedroom units come with a Flex Room that can suit any purpose. Luxury provisions include kitchen appliances by Smeg and sanitary wares by high-end brands Hansgrohe and Roca. Half of the project\u2019s units get views of the low-density private housing estate in Lentor.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Furthermore, GuocoLand is an experienced developer with expertise in mixed-use projects like Guoco Tower and Guoco Midtown. So that builds confidence in buyers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But besides the project itself, other factors might affect Lentor Modern\u2019s performance.\u00a0<\/span><\/p>\n<h2>1. Low supply of new condos in the area and OCR<\/h2>\n<p><span style=\"font-weight: 400;\">One of the main reasons why <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/lentor-modern\">Lentor Modern<\/a> would do well is the low supply of new condos in the area. The last condo to be completed in the area was <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-calrose\"><span style=\"font-weight: 400;\">The Calrose<\/span><\/a><span style=\"font-weight: 400;\"> in 2008. Other projects near Lentor MRT are older such as <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/thomson-grove\"><span style=\"font-weight: 400;\">Thomson Grove<\/span><\/a><span style=\"font-weight: 400;\"> (1984), <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/far-horizon-garden\"><span style=\"font-weight: 400;\">Far Horizon Garden<\/span><\/a><span style=\"font-weight: 400;\"> (1987) and <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/seasons-park\"><span style=\"font-weight: 400;\">Seasons Park<\/span><\/a><span style=\"font-weight: 400;\"> (1997).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">There\u2019s also a low supply of HDB projects in the area. The last BTO launch was <\/span><a href=\"https:\/\/www.99.co\/singapore\/hdb\/yio-chu-kang-beacon-dedXFutwyp3jYHDiqFf6ZP3Y\"><span style=\"font-weight: 400;\">Yio Chu Kang Beacon<\/span><\/a><span style=\"font-weight: 400;\"> in 2019.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Hence, there could be pent-up demand for new housing in the area from buyers who want to upgrade from nearby HDBs or young buyers who want to move out of their parents\u2019 homes. There might also be a \u201cspillover\u201d effect from those who couldn\u2019t get a unit at AMO Residence.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In the broader context, there are fewer new launches in 2022 compared to previous years. So far, there have only been less than 10 new launches. In contrast, there were over 30 new launches in 2020 and 2021, while in 2019, there were about 60 new launches.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">According to <\/span><a href=\"https:\/\/www.ura.gov.sg\/-\/media\/Corporate\/Media-Room\/2022\/Jul\/pr22-30b2.pdf\"><span style=\"font-weight: 400;\">URA\u2019s Q2 real estate statistics<\/span><\/a><span style=\"font-weight: 400;\">, there were 517 unsold units in the OCR, as compared to 699 in the RCR and 1,613 in the CCR. This was also a 26.7% drop from Q1, when there were 705 unsold units.\u00a0<\/span><\/p>\n<h2>2. Strong demand for integrated developments in the OCR<\/h2>\n<p><span style=\"font-weight: 400;\">The OCR has seen two new integrated development launches in the last three years, and they have done well. When <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/pasir-ris-8\"><span style=\"font-weight: 400;\">Pasir Ris 8<\/span><\/a><span style=\"font-weight: 400;\"> launched in July 2021, it <\/span><a href=\"https:\/\/www.businesstimes.com.sg\/real-estate\/pasir-ris-8-sells-85-of-units-at-up-to-s2000-psf-developer-confirms-several-price\"><span style=\"font-weight: 400;\">sold 85% of units on its launch day<\/span><\/a><span style=\"font-weight: 400;\">, with prices ranging from S$1,400 psf to S$2,000 psf. Average prices were S$1,700 psf.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Currently, Singapore\u2019s north region has only one integrated development, <\/span><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/north-park-residences\"><span style=\"font-weight: 400;\">North Park Residences<\/span><\/a><span style=\"font-weight: 400;\"> at Yishun, completed in 2018. This potentially means Lentor Modern stands a good chance among buyers who value the convenience of an integrated development.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Based on these factors, we do not doubt that Lentor Modern will sell well due to the pent-up demand for new private condos in the area.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, whether or not it will do as well as AMO Residence is a question mark.\u00a0\u00a0<\/span><\/p>\n<h2>3. Lentor Modern vs AMO Residence<\/h2>\n<p><span style=\"font-weight: 400;\">Lentor Modern and AMO Residence are in the Ang Mo Kio planning area and near a TEL MRT station. They are near nature parks and low-density private housing, which means many units will enjoy great views. Both projects are also from reliable and trusted developers.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, in terms of proximity to schools, AMO Residence has a slight edge over Lentor Modern. While AMO Residence\u2019s 1km radius includes popular schools like Ai Tong and CHIJ St. Nicholas Girls\u2019 School, Lentor Modern only has Anderson Primary within a 1km radius. However, some people might still find the Lentor neighbourhood quite \u201culu\u201d (deserted), despite the fact that Lentor Modern is integrated into a mall.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">But Lentor Modern is putting its starting prices from S$1,880 psf, just slightly below what AMO Residence did at S$1,890 psf. If we\u2019re looking at average prices, there\u2019s a high chance that the average prices at Lentor Modern will be more than AMO Residences\u2019 S$2,113 psf.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, based on <\/span><a href=\"https:\/\/www.99.co\/singapore\/insider\/buyers-pay-more-ocr-integrated-developments\/\"><span style=\"font-weight: 400;\">OrangeTee &amp; Tie Research &amp; Analytics Market Watcher series report<\/span><\/a><span style=\"font-weight: 400;\">, buyers are willing to pay up to 27% for integrated projects in the OCR. In other words, Lentor Modern\u2019s link to an MRT station and retail and F&amp;B outlets could work to its advantage.\u00a0<\/span><\/p>\n<h2>4. New GLS sites in Lentor<\/h2>\n<p><span style=\"font-weight: 400;\">Other GLS projects in Lentor could also affect the performance of Lentor Modern.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/lentor-hills-residences\"><span style=\"font-weight: 400;\">Lentor Hills Residences<\/span><\/a><span style=\"font-weight: 400;\">, which was sold to GuocoLand, Intrepid Investments and TID Residential in January 2022, had a land price of S$1,060 psf per plot ratio. However, they haven\u2019t been awarded to developers, so we don\u2019t know their land prices yet. Overall, these sites (including Lentor Modern) will yield about 3,000 units.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">While some buyers are willing to pay a premium for integrated developments, others might not. The other Lentor sites might be cheaper than Lentor Modern as they are purely residential projects. Some buyers might take a \u201cwait and see\u201d approach.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">After all, all of them will be a short walking distance to Lentor MRT station and Lentor Modern. So buyers might be able to pay a lower premium but still enjoy the benefits of living near an integrated mall.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">As the first and only integrated development in Lentor, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/lentor-modern\">Lentor Modern<\/a> will definitely be an interesting project to watch. It has all the ingredients for success, and it\u2019s meeting pent-up solid demand for new private housing in the Ang Mo Kio neighbourhood. However, some buyers might be more cautious and wait for the five other residential projects in Lentor.
