Year-on-year, <a href=\"https:\/\/www.99.co\/singapore\/new-launches\" target=\"_blank\" rel=\"noopener\">new home<\/a> sales dropped by 64.1%.<\/p>\n<p>Given the <a href=\"https:\/\/www.99.co\/singapore\/insider\/the-ultimate-property-buying-checklist-for-the-hungry-ghost-month\/\" target=\"_blank\" rel=\"noopener\">Hungry Ghost Month<\/a>, developers have held back new launches, with only 134 units launched for sale.<\/p>\n<p>According to data released by URA on Thursday 15 September, a majority of the new homes sold in the month were from the CCR, with 220 units (50.3%). Meanwhile, 127 units (29.1%) were sold in the RCR, and 90 units (20.6%) were sold in the OCR.<\/p>\n<p>The best-selling projects in the month were:<\/p>\n<ul>\n<li><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/hyll-on-holland\" target=\"_blank\" rel=\"noopener\">Hyll on Holland<\/a><\/li>\n<li><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/riviere\" target=\"_blank\" rel=\"noopener\">Riviere<\/a><\/li>\n<li><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/perfect-ten\" target=\"_blank\" rel=\"noopener\">Perfect Ten<\/a><\/li>\n<li><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-hyde\" target=\"_blank\" rel=\"noopener\">The Hyde<\/a><\/li>\n<li><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/leedon-green\" target=\"_blank\" rel=\"noopener\">Leedon Green<\/a><\/li>\n<li><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-gazania\" target=\"_blank\" rel=\"noopener\">The Gazania\u00a0<\/a><\/li>\n<li><a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/one-pearl-bank\" target=\"_blank\" rel=\"noopener\">One Pearl Bank<\/a><\/li>\n<\/ul>\n<p>Tricia Song, Head of Research, Southeast Asia at CBRE, said, \u201cIncluding the 4,222 new homes sold in H1 2022, preliminary new developer sales (excluding ECs) year-to-August now stand at 5,493 units, 40.8% below the 9,277 units sold over the same period last year.\u201d<\/p>\n<h2>Narrowing price gap between CCR, RCR and OCR<\/h2>\n<p>Lee Sze Teck, Senior Director (Research) at Huttons Asia, pointed out that last month marked the first time since October 2017 that CCR sales exceeded 50% of monthly sales. A possible explanation could be the <a href=\"https:\/\/www.99.co\/singapore\/insider\/whats-narrowing-gap-between-ccr-rcr-prices\/\" target=\"_blank\" rel=\"noopener\">narrowing price gap between CCR and RCR homes<\/a>.<\/p>\n<p>\u201cBuyers are shifting their focus to the CCR as the median price per sq ft between the CCR and RCR has narrowed to 14.9% in August 2022 compared to 41.6% in January 2022,\u201d Lee added.<\/p>\n<figure id=\"attachment_59196\" aria-describedby=\"caption-attachment-59196\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-ccr-rcr-price-gap.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-59196\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-ccr-rcr-price-gap.png\" alt=\"Price gap between CCR and RCR new homes \" width=\"600\" height=\"259\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-ccr-rcr-price-gap.png 942w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-ccr-rcr-price-gap-150x65.png 150w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><figcaption id=\"caption-attachment-59196\" class=\"wp-caption-text\">Source: URA, Huttons Research<\/figcaption><\/figure>\n<p>Song added that nine of the 10 top-performing projects last month came from the CCR and RCR, which could indicate that buyers are seeing the value in these two segments. This is as the price gap narrows against recent OCR launches, which have crossed the S$2,000 psf threshold.<\/p>\n<h2>Increasing purchases by foreigners<\/h2>\n<p>The data also revealed that 59 new homes were bought by foreigners last month, up from 42 units in July.<\/p>\n<p>Experts have pointed out that the proportion of foreign purchases of new homes has shot up to 13.3%, with Lee adding that it is the highest since March 2016.<\/p>\n<p>In comparison, the proportion was 5.1% in July.<\/p>\n<figure id=\"attachment_59195\" aria-describedby=\"caption-attachment-59195\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-foreigners.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-59195\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-foreigners.png\" alt=\"Proportion of new homes bought by foreigners in Aug 2022\" width=\"600\" height=\"351\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-foreigners.png 902w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-foreigners-150x88.png 150w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><figcaption id=\"caption-attachment-59195\" class=\"wp-caption-text\">Source: URA, Huttons Research as of 15 September 2022<\/figcaption><\/figure>\n<p>Christine Sun, Senior Vice President of Research &amp; Analytics at OrangeTee &amp; Tie, said, \u201cYear-on-year, the proportion of foreign purchases increased by 9.8 percentage points from 3.6% (40 units) in August 2021.\u201d<\/p>\n<p>As expected, the new homes bought by foreigners were mainly located in the CCR.<\/p>\n<p>New launches with the highest number of purchases by foreigners include The Hyde with eight units, while <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/haus-on-handy\" target=\"_blank\" rel=\"noopener\">Haus on Handy<\/a>, Hyll on Holland, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/midtown-modern\" target=\"_blank\" rel=\"noopener\">Midtown Modern<\/a>, Perfect Ten and Riviere each saw four units sold.<\/p>\n<h2>Largest proportion of new homes sold was between S$1.5m &#8211; S$2m<\/h2>\n<p>According to Song, the largest proportion of new private home sales remained in the S$1.5 million to S$2 million range, at 36.0% of the month\u2019s transaction volume. This was followed by the S$3 million to S$5 million price bracket at 20.3%.<\/p>\n<figure id=\"attachment_59194\" aria-describedby=\"caption-attachment-59194\" style=\"width: 600px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-price-range.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-59194\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-price-range.png\" alt=\"Proportion of new homes sold in Aug 2022 according to price range\" width=\"600\" height=\"401\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-price-range.png 538w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/09\/aug-2022-new-homes-price-range-150x100.png 150w\" sizes=\"(max-width: 600px) 100vw, 600px\" \/><\/a><figcaption id=\"caption-attachment-59194\" class=\"wp-caption-text\">Source: URA, CBRE Research<\/figcaption><\/figure>\n<h2>Outlook<\/h2>\n<p>Experts expect new home sales in September to rebound as major projects such as <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/sky-edenbedok\" target=\"_blank\" rel=\"noopener\">Sky Eden@Bedok<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/lentor-modern\" target=\"_blank\" rel=\"noopener\">Lentor Modern<\/a> are launched this month. <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/reviews\/sky-edenbedok\" target=\"_blank\" rel=\"noopener\">Sky Eden@Bedok<\/a> saw 75% of its units sold on the first day at an average price of S$2,100 psf.<\/p>\n<p>\u201cEven at higher price points, units are being snapped up in these two projects. Their successful launches testify that affordability is not an issue for some buyers and people are willing to pay for projects with good locations and attractive product attributes,\u201d Sun added.<\/p>\n<p>Upcoming launches in October include <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/gems-ville\" target=\"_blank\" rel=\"noopener\">Gems Ville<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/k-suites\" target=\"_blank\" rel=\"noopener\">K Suites<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/mattar-residences\" target=\"_blank\" rel=\"noopener\">Mattar Residences<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/sophia-regency\" target=\"_blank\" rel=\"noopener\">Sophia Regency<\/a>.<\/p>\n<p>Two new ECs, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/copen-grand\" target=\"_blank\" rel=\"noopener\">Copen Grand<\/a> (the first EC in Tengah) and <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/tenet\" target=\"_blank\" rel=\"noopener\">Tenet<\/a>, are also expected to launch by the end of this year.<\/p>\n<p>Experts estimate that around 9,000 new homes will be sold this year, with Huttons predicting a price increase of up to 8%.<\/p>\n<p>Song, however, believes the price growth will moderate in the second half of the year as interest rates rise and macroeconomic headwinds could crimp affordability, especially for over-leveraged buyers.<\/p>\n<p>\u201cBarring a severe global economic downturn, CBRE Research expects private
