Come the age of 65, when we walk out of the office for the last time, we will need some income. If the plan is to look at the house, then it&#8217;s logical to ponder which type is the real moneymaker. Not everyone can get a condo. So should you look at BTO, EC, or resale flat for the most profit?<\/p>\n<h2>A key consideration: Location<\/h2>\n<p>For the argument, assume that the following pertains to units in the same general location. Otherwise,<strong> location is a more significant determinant of flat values<\/strong>, when compared to the type of flat in question.<\/p>\n<h2><b><b><b>#1: BTO flats<\/b><\/b><\/b><\/h2>\n<p><strong>How much:<\/strong> Around S$300,000 for a four-room flat in a non-mature estate<\/p>\n<p><strong>Pros:<\/strong><\/p>\n<ul>\n<li>High potential appreciation\/profit margin<\/li>\n<li>Typically cheaper to renovate, compared to resale flats<\/li>\n<li>Unit layout more aligned to modern lifestyles compared to older flats<\/li>\n<\/ul>\n<p><strong>Cons:<\/strong><\/p>\n<ul>\n<li>Long wait for completion (can consider <a href=\"https:\/\/www.99.co\/singapore\/insider\/sale-of-balance-flats-hdb\/\" target=\"_blank\" rel=\"noopener\">Sale of Balance Flats<\/a>, which are closer to completion\/already completed)<\/li>\n<li>Limited choice of location<\/li>\n<li>Fewer grants are available, compared to resale flats<\/li>\n<li>Low chances of successful balloting for popular projects<\/li>\n<\/ul>\n<p>The main advantage of <a href=\"https:\/\/www.99.co\/singapore\/insider\/feb-2022-hdb-bto-overview\/\" target=\"_blank\" rel=\"noopener\">HDB BTO<\/a> flats is that it is always sold at a discount to market value, even though BTO prices have been creeping up steadily. Despite gripes about BTO prices, the reason Singaporean first-time homebuyers still flock to them is simply because a BTO flat will <em>always<\/em> be worth significantly more than the initial price once it hits its five-year <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-minimum-occupation-period-mop\/\" target=\"_blank\" rel=\"noopener\">Minimum Occupation Period (MOP)<\/a>.<\/p>\n<p>Here&#8217;s a recent case-in-point: four-room flats in <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/sembawang\" target=\"_blank\" rel=\"noopener\">Sembawang<\/a>&#8216;s <a href=\"https:\/\/www.99.co\/singapore\/hdb\/montreal-ville-de5BveLP5CWF8D5nhjk4CAHU\" target=\"_blank\" rel=\"noopener\">Montreal Ville<\/a> cost S$255,000 to S$310,000 when they were launched in April 2011. Since hitting its MOP in 2019, these flats have been sold between S$322,000 to S$510,000.<\/p>\n<p>Profits for sellers can be as high as S$200k, making this BTO project a surer and more profitable bet than most things you can put your money on.<\/p>\n<p>Price-wise, BTO flats in non-mature estates are sold at a higher discount. Combined with upside from future developments, the BTO flats here could see higher potential appreciation, percentage-wise, than pricier BTO flats in mature estates, even <a href=\"https:\/\/www.99.co\/singapore\/insider\/bto-project-the-pinnacle-duxton\/\" target=\"_blank\" rel=\"noopener\">exceeding<\/a> <a href=\"https:\/\/www.99.co\/singapore\/hdb\/the-pinnacle-duxton-de84zoRNJ9gpzbow3a7N2CS3\" target=\"_blank\" rel=\"noopener\">Pinnacle @ Duxton<\/a>.<\/p>\n<p>On top of that, we now have the <a href=\"https:\/\/www.99.co\/singapore\/insider\/plh-prime-location-public-housing-model-hdb\/\" target=\"_blank\" rel=\"noopener\">Prime Location Public Housing (PLH)<\/a> model for BTOs near the city centre. With restrictions such as a 10-year MOP and subsidy clawback, resale gains for these flats are expected to be lower.<\/p>\n<p>Alas, the difficulty of balloting for a BTO flat means not every Singaporean first-time homebuyer can get one, especially if they cannot wait four to five years for a home to call their own.<\/p>\n<p>For those looking to make a profit, be warned that oversupply of new flats in estates such as <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/punggol\" target=\"_blank\" rel=\"noopener\">Punggol<\/a> (and the upcoming <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/tengah\" target=\"_blank\" rel=\"noopener\">Tengah<\/a> and Tampines North) will also make it more challenging for flat owners to sell flats upon MOP. The supply may also result in downward price pressure, and owners could find themselves in danger of selling below valuation even though there is a mathematical profit. Such sellers could fall into the trap of making a <a href=\"https:\/\/www.99.co\/singapore\/insider\/negative-sale-hdb-condo-debt\/\" target=\"_blank\" rel=\"noopener\">negative sale<\/a>, with dire financial consequences.<\/p>\n<p>So, its worth being open to options when BTO owners have reached the five-year MOP period. Even for owners who want to upgrade, it&#8217;s important to consider the option of retaining your HDB flat for <a href=\"https:\/\/www.99.co\/singapore\/insider\/hdb-rental-yields-high\/\" target=\"_blank\" rel=\"noopener\">rental yield<\/a>, even if doing so will entail having to pay ABSD for <a href=\"https:\/\/www.99.co\/singapore\/insider\/consider-buying-second-property\/\" target=\"_blank\" rel=\"noopener\">buying a second property<\/a>.<\/p>\n<p>Even though this may take you a few years more to save up to upgrade, it could be a better long-term asset progression strategy than selling your BTO flat.<\/p>\n<figure id=\"attachment_36126\" aria-describedby=\"caption-attachment-36126\" style=\"width: 600px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-36126\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2020\/08\/aug-2020-hdb-bto-geylang-dakota-one-1.png\" alt=\"dakota one bto\" width=\"600\" height=\"361\" \/><figcaption id=\"caption-attachment-36126\" class=\"wp-caption-text\">BTO flats, especially those in mature estates, are getting expensive. Photo: Dakota One\/HDB.<\/figcaption><\/figure>\n<h2><b>#2: Resale flats<\/b><\/h2>\n<p><strong>How much:<\/strong> From around S$450,000 for a four-room flat in a non-mature estate<\/p>\n<p><strong>Pros:<\/strong><\/p>\n<ul>\n<li>Very wide selection; can choose any location you want<\/li>\n<li>The <a href=\"https:\/\/www.99.co\/singapore\/insider\/hdb-resale-grants-how-much\/\" target=\"_blank\" rel=\"noopener\">additional resale grants available<\/a> for buyers of resale flats can make them even cheaper than BTO<\/li>\n<li>Some unit configurations may be larger than BTO flats<\/li>\n<\/ul>\n<p><strong>Cons:<\/strong><\/p>\n<ul>\n<li>Not a fresh 99-year lease<\/li>\n<li>Higher renovation cost if hacking\/disposal is needed<\/li>\n<li>Older flats could mean maintenance issues down the road<\/li>\n<li>Newer resale flats are expensive<\/li>\n<\/ul>\n<p>To be blunt, buying a <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\" target=\"_blank\" rel=\"noopener\">resale flat<\/a> will net you the lowest profit when you sell it again. This is because resale flats are primarily bought for reasons beyond profitability.<\/p>\n<p>What&#8217;s certain is that buyers of <a href=\"https:\/\/www.99.co\/singapore\/insider\/million-dollar-flat-hotspots-bishan-vs-toa-payoh\/\" target=\"_blank\" rel=\"noopener\">million-dollar resale flats<\/a> <a href=\"https:\/\/www.99.co\/singapore\/insider\/designer-jumbo-flat-ang-mo-kio-hdb-million\/\" target=\"_blank\" rel=\"noopener\">such as this<\/a> cannot expect to make huge profits. Given the large sum they paid for their resale units, it&#8217;s unlikely that the value will appreciate in 10 or 15 years. The value of the flat could even depreciate because of the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-lease-decay\/\" target=\"_blank\" rel=\"noopener\">lease decay<\/a>.<\/p>\n<p>One reason buyers tolerate the higher price is that the flat is already completed and ready to move in. There is no construction wait time, and it is one way to immediately get a flat in a mature area, or in the exact location you want.<\/p>\n<p>Also, the government offers a greater variety of housing grants and a higher total grant amount (up to S$160,000) for buyers of resale flats versus BTO flats. This is a huge incentive.<\/p>\n<p>Some buyers, such as <a href=\"https:\/\/www.99.co\/singapore\/insider\/can-pr-buy-hdb-resale-flat\/\" target=\"_blank\" rel=\"noopener\">families with only Permanent Residents, can only buy resale flats<\/a>.<\/p>\n<p>Despite higher prices, rental yields of resale flats still average around 7%. So factor this into your asset progression strategy, or adopt a diversified investment approach rather than relying on your flat&#8217;s value as a nest egg.<\/p>\n<p>Some owners just treat their nicely renovated resale flat as a liability (i.e. an expense) rather than an asset, and that is not a bad option if you have a sound long-term financial plan in place and all you want is just a decent They can also undergo en bloc.<\/li>\n<li>Buyers must sell their existing HDB flat<\/li>\n<\/ul>\n<p>Like BTO flats, <a href=\"https:\/\/www.99.co\/singapore\/sale\/executive-condominiums\" target=\"_blank\" rel=\"noopener\">Executive Condos<\/a> also promise stellar price appreciation upon MOP.<\/p>\n<p>Let&#8217;s compare an EC (<a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/prive\" target=\"_blank\" rel=\"noopener\">Prive<\/a>) and non-EC (<a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/parc-centros\" target=\"_blank\" rel=\"noopener\">Parc Centros<\/a>) launched in roughly the same location in Punggol less than one year apart in December 2011 and July 2012, respectively. Prive&#8217;s three-bedder prices were around S$695 per square foot (median figure) in the first three months of its launch versus S$920 psf for three-bedroom units at Parc Centros.<\/p>\n<p>In 2020, such units at Parc Centros transacted at a median of S$1,147 psf, whereas similar units at Prive transacted at a median of S$978 psf.<\/p>\n<p>This translates to a 24.7% profit for Parc Centros three-bedder units, and an eye-popping 40.7% for Prive&#8217;s three-bedder units.<\/p>\n<p>Over the next few years, as Prive becomes fully privatised, prices will be closer to that of resale condos, netting even more profit for sellers.<\/p>\n<p>That being said, developers are raising the prices of ECs. The latest EC to hit the market, <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/parc-greenwich\" target=\"_blank\" rel=\"noopener\">Parc Greenwich<\/a>, had an <a href=\"https:\/\/www.straitstimes.com\/business\/property\/parc-greenwich-ec-sells-65-of-units-on-launch-weekend\" target=\"_blank\" rel=\"noopener\">average price psf of S$1,200<\/a> during its
