In fact, we are willing to bet you did not even know what they were; you are only <em>now <\/em>Googling them to find out why your loan is lower from one bank than another.<\/p>\r\n\r\n\r\n\r\n<p><span data-preserver-spaces=\"true\">Whether you are searching to purchase a new unit, striving to\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/go.99.co\/99gformblog\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">sell your existing home<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0or simply doing anything property-related, it&#8217;s important to know what goes into a property valuation.\u00a0<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">After all, it is crucial to get an indicative value of how much your property is worth to ensure that you are getting the most out of your investment and what the market offers.<\/span><\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\">What exactly is a property valuation?<\/h2>\r\n\r\n\r\n\r\n<p>Property valuation is an estimate of a specific property&#8217;s value, as provided by a <em>licensed appraiser<\/em>.<\/p>\r\n\r\n\r\n\r\n<p>There are 2 types of property valuations \u2014 <strong>indicative<\/strong> valuations and <strong>actual<\/strong> valuations.<\/p>\r\n\r\n\r\n\r\n<h3 class=\"wp-block-heading\">Indicative valuations<\/h3>\r\n\r\n\r\n\r\n<p><strong><span data-preserver-spaces=\"true\">Indicative valuations<\/span><\/strong><span data-preserver-spaces=\"true\"> are simple estimations of the value of a property, usually derived by considering the average price of properties bought and sold around the same area of said property. <\/span><\/p>\r\n<p><span data-preserver-spaces=\"true\">These valuations are usually conducted by property owners or agents through observation and research. They are commissioned to find out a property\u2019s market value based on a series of quantifiable metrics.<\/p>\r\n\r\n\r\n\r\n<p>This happens when you want to take out a home loan. The bank will engage someone to check out the house and conduct an actual valuation*. This can cause a different ballpark figure from an indicative valuation.<\/p>\r\n\r\n\r\n\r\n<p><em>(*Unless the property is still under development. In these cases, the bank will usually accept the developer&#8217;s price as a fair valuation. )<\/em><\/p>\r\n\r\n\r\n\r\n<p>Don&#8217;t confuse the official valuation with the ballpark estimates provided by a property agent. Those are all great ways to <em>guesstimate<\/em> property values \u2014 but the official valuation is the one that the bank will use.<\/p>\r\n\r\n\r\n\r\n<h3 class=\"wp-block-heading\">What are the factors that affect property valuation?<\/h3>\r\n\r\n\r\n\r\n<p>Each licensed appraiser has their own methods. And while they will not disclose the exact maths behind it (some appraisers will value certain factors more than others), most will tell you they look at:<\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li>The land value, which includes current and future amenities, accessibility, and even factors like traffic congestion and pollution<\/li>\r\n<li>The price histories of surrounding properties, and of the property itself<\/li>\r\n<li>Rental incomes in the area over time<\/li>\r\n<li>The size of the property and the facing, layout, number of rooms, etc.<\/li>\r\n<li>The quality of finishing, and the overall maintenance standards<\/li>\r\n<li>The value of any renovations or additions<\/li>\r\n<li>The floor you live on (the topmost floors have the highest value)<\/li>\r\n<li>The position of your particular block and the resulting light, heat, and view<\/li>\r\n<li>Quality of the facilities, especially for condominiums<\/li>\r\n<li>Redevelopment potential<\/li>\r\n<li>Remaining lease<\/li>\r\n<\/ul>\r\n\r\n\r\n\r\n<p>And many, many others. Because of the exacting measurements and precision, a licensed appraiser can come up with a valuation that is surprisingly different from guesstimates. It is also possible for two licensed appraisers to come up with very different valuations, as they place different weightage on the various factors.<\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">You will be provided with a valuation report detailing the structure, land size, condition, and consequent value of the property. Ideally, the best way to ensure you get an accurate price sign of your property is to seek three different valuation quotes and take the majority range.<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\"><strong>For HDB flats<\/strong>, you can get a valuation report <a href=\"https:\/\/services2.hdb.gov.sg\/webapp\/BB31ERESALE3\/BB31SMain\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">directly from the HDB<\/a>. \u00a0The valuation will be carried out by one of HDB&#8217;s panel of valuers, who are professionally qualified and licensed by the Inland Revenue Authority of Singapore (IRAS).<\/span><\/p>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\"><strong>For private properties<\/strong>, you can find valuers at the<\/span><a href=\"http:\/\/www.sisv.org.sg\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\"><span style=\"font-weight: 400;\"> Singapore Institute of Surveyors and Valuers (SISV)<\/span><\/a><span style=\"font-weight: 400;\">. However, some of the more established realtors like CBRE, Jones Lang LaSalle (JLL), Colliers and Savills also offer similar valuation services.<\/span><\/p>\r\n\r\n\r\n\r\n<p>You may be asked to pay for the valuation yourself \u2014 this often falls between S$500 to S$700.<\/p>\r\n\r\n\r\n\r\n<h2 class=\"wp-block-heading\" id=\"h-benefits-of-doing-a-property-valuation-for-sellers\">Benefits of doing a property valuation for sellers<\/h2>\r\n\r\n\r\n\r\n<p><span style=\"font-weight: 400;\">A valuation report, combined with a good knowledge of prices of similar properties, will help homeowners better price their property for sale. Aside from the obvious advantage of acquiring a firm understanding of how much their property is worth, getting a proper valuation done will also benefit homeowners by:<\/span><\/p>\r\n\r\n\r\n\r\n<ul class=\"wp-block-list\">\r\n<li><span style=\"font-weight: 400;\">Allowing peace of mind for potential buyers intending to purchase the property by letting them know that a \u201cfair price\u201d is paid for it<\/span>.<\/li>\r\n<li><span style=\"font-weight: 400;\">Being used as a supporting document to help potential buyers get a bank loan<\/span>.<\/li>\r\n<li><span style=\"font-weight: 400;\">Avoiding pricing disputes with the prospective buyer<\/span>.<\/li>\r\n<\/ul>\r\n\r\n<p><a id=\"nopopup\" href=\"https:\/\/go.99.co\/99gformblog\" target=\"_blank\" rel=\"noopener\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"alignnone wp-image-62770 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355.jpg\" alt=\"Seller 99.co in-house CTA banner\" width=\"1200\" height=\"225\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355-150x28.jpg 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/a><\/p>\r\n\r\n<h2 class=\"wp-block-heading\">How does valuation affect the property purchase for buyers?\u00a0<\/h2>\r\n\r\n\r\n\r\n<p>For buyers, the valuation process has three significant effects on your property purchase:<\/p>\r\n\r\n\r\n\r\n<ol class=\"wp-block-list\">\r\n<li>It will affect the loan quantum<\/li>\r\n<li>Higher valuations mean more taxes<\/li>\r\n<li>It could be a cause to re-evaluate your decision<\/li>\r\n<\/ol>\r\n\r\n\r\n\r\n<h3 class=\"wp-block-heading\" id=\"h-1-it-can-affect-the-loan-quantum\">1. It can affect the loan quantum<\/h3>\r\n\r\n\r\n\r\n<p>When taking a home loan, the loan quantum (the maximum you can borrow) is based on the lower of the property price or valuation. The <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-ltv-ratio\/\" target=\"_blank\" rel=\"noreferrer noopener\">loan-to-value (LTV)<\/a> ratio determines this. The key thing to remember is that <em>the lower the property valuation, the less you can borrow to buy it<\/em>.<\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image aligncenter is-resized wp-image-24457\">\r\n<figure id=\"attachment_24457\" aria-describedby=\"caption-attachment-24457\" style=\"width: 1200px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/03\/calculator.jpg\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"wp-image-24457\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2019\/03\/calculator.jpg\" alt=\"Calculator\" width=\"1200\" height=\"800\" \/><\/a><figcaption id=\"caption-attachment-24457\" class=\"wp-caption-text\">A lower valuation means a smaller loan.<\/figcaption><\/figure>\r\n<figcaption><\/figcaption>\r\n<\/figure>\r\n\r\n\r\n\r\n<p>Under normal circumstances, the maximum LTV is 75% when you take a bank loan. This means you can borrow up to 75% of the property price or valuation, <strong>whichever is lower<\/strong>.<\/p>\r\n\r\n\r\n\r\n<p>Say the seller&#8217;s price is S$1.7 million, whereas the valuation places the property at S$1.68 million. Your maximum loan quantum is 75% of S$1.68 million, which is S$1.26 million. This leaves you with a much larger down payment of (S$1.7 million &#8211; S$1.26 million) = S$440,000, versus just S$425,000 (25% of S$1.7 million).<\/p>\r\n\r\n\r\n\r\n<p>For this reason, some property buyers will seek a higher valuation by approaching different banks. This is especially if the asking price is greatly over the actual valuation.<\/p>\r\n\r\n\r\n\r\n<p>Each bank could use a different appraiser, and will hence ascribe a unique value to the property. To reduce the cash outlay, a buyer might look for a valuation that better matches the seller\u2019s asking price.<\/p>\r\n\r\n\r\n\r\n<h3 class=\"wp-block-heading\" id=\"h-2-higher-valuations-mean-more-taxes\">2. Higher valuations mean more taxes<\/h3>\r\n\r\n\r\n\r\n<p>Taxes such as the <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-buyers-stamp-duty-bsd\/\" target=\"_blank\" rel=\"noreferrer noopener\">Buyer&#8217;s Stamp Duty (BSD)<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-jargon-of-the-day-absd\/\" target=\"_blank\" rel=\"noreferrer noopener\">Additional Buyer&#8217;s Stamp Duty (ABSD)<\/a> apply to the higher of a property price or valuation. For example, if you purchase a property for S$1.5 million, but the valuation is S$1.55 million, you would pay BSD on S$1.55 million. This comes up to S$46,600.<\/p>\r\n\r\n\r\n\r\n<p>Say you are buying a second property, pay an ABSD of 17%. Let&#8217;s say you get the better of the seller and purchase the property for S$1 million. However, the official valuation is S$1.2 million. In this situation, you would have to pay 17% of $1.2 million, or <strong>S$204,000<\/strong>.<\/p>\r\n\r\n\r\n\r\n<p>If the valuation had been as low as the price, you would only have paid an ABSD of S$170,000. (But of course, this is more than covered by having bought the property for S$200,000 under value!)<\/p>\r\n\r\n\r\n\r\n<p>For this reason, some buyers do not <em>want <\/em>a high valuation on the After conducting a valuation, you may find the property is worth less or more than expected. For example, one valuation firm may rate the freehold nature of a property much higher than another. Another firm may consider bottom and top-floor units more valuable than mid-floor units. Consulting five valuation firms can cause five different valuations.<\/p>\r\n\r\n\r\n\r\n<p>This means that, if you do not get a valuation you are happy with, you can use different companies (or approach different banks), until you arrive at a valuation you are comfortable with.<\/p>\r\n\r\n\r\n\r\n<p>There is no guarantee, however, that using another valuer will give you the results you desire.
