The process is even harder when it\u2019s been their home for decades.<\/p>\n<p>What better way to make the home-selling process more smooth-sailing than to get some expert insights and tips? We got two agents, Jason Low, Executive Group Division Director from ERA, and Ray Teo, Advisory Associate Branch District Director from PropNex, to share with <a href=\"http:\/\/99.co\" target=\"_blank\" rel=\"noopener\">99.co<\/a> some insights on what sellers should know when they sell their house.<\/p>\n<h2>Before putting the house for sale: What sellers should know<\/h2>\n<h3>Market value of the house<\/h3>\n<p>When asked this question, both Jason and Ray say that sellers should know <a href=\"https:\/\/www.99.co\/singapore\/property-value-tool\" target=\"_blank\" rel=\"noopener\">how much their property is worth<\/a>.<\/p>\n<p><iframe loading=\"lazy\" style=\"border: none; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\"><\/span><\/span><\/iframe><\/p>\n<p>Ray, who specialises in dealing with <a href=\"https:\/\/www.99.co\/singapore\/sale\/houses\" target=\"_blank\" rel=\"noopener\">landed property<\/a>, elaborates that landed home sellers should get an <a href=\"https:\/\/www.99.co\/singapore\/insider\/property-valuation-priority\/\" target=\"_blank\" rel=\"noopener\">indicative valuation<\/a> for their unit, adding that the property agent engaged should do a comparative market analysis of similar units in the vicinity.<\/p>\n<p>\u201cLanded homes tend to be non-homogeneous (unlike condos), so a detailed analysis based on the land price and relative age of the building will shed a better light on the correct pricing.\u201d<\/p>\n<h3>Objective of selling the house<\/h3>\n<p>People <a href=\"https:\/\/www.99.co\/singapore\/insider\/7-reasons-why-sell-right-size-property\/\" target=\"_blank\" rel=\"noopener\">sell their homes for various reasons<\/a>, such as to accommodate new additions to the family or to secure a place in a popular primary school.<\/p>\n<p>Jason, who does both <a href=\"https:\/\/www.99.co\/singapore\/sale\/hdb\" target=\"_blank\" rel=\"noopener\">HDB<\/a> and <a href=\"https:\/\/www.99.co\/singapore\/sale\/condos-apartments\" target=\"_blank\" rel=\"noopener\">condo<\/a> transactions (but mainly deals with the latter), believes that homeowners should be clear on why they want to sell the house.<\/p>\n<p>\u201cPortfolio restructuring is really important, especially given the recent government measures and high interest rates leading to 2023.\u201d<\/p>\n<h3>Maximum allowable height and future plans for road expansion (for landed homes)<\/h3>\n<p>Ray shares that besides getting a valuation of the house, landed home sellers should do a zoning check on the URA Control Plans to find out the maximum height the house can be rebuilt, especially if it\u2019s relatively old.<\/p>\n<p>Landed homes in the designated landed housing areas are <a href=\"https:\/\/www.99.co\/singapore\/insider\/want-to-build-your-own-landed-property-heres-what-you-need-to-know\/\" target=\"_blank\" rel=\"noopener\">subject to height restrictions<\/a> should they be rebuilt. Source: URA<\/figcaption><\/figure>\n<p>\u201cAnother important check is the <a href=\"https:\/\/www.lta.gov.sg\/content\/ltagov\/en\/industry_innovations\/industry_matters\/development_construction_resources\/street-work-proposals\/road_line_plan.html\" target=\"_blank\" rel=\"noopener noreferrer\">Road Line Plan<\/a>. This is to ensure that there\u2019s no immediate government acquisition of part of their land for road expansion,\u201d adds Ray, who\u2019s also the founder of Eminence Landed Team.<\/p>\n<p>As reflected in the Road Line Plan, the authorities <a href=\"https:\/\/www.lta.gov.sg\/content\/dam\/ltagov\/industry_innovations\/industry_matters\/development_construction_resources\/road_line_plan\/pdf\/Road_Line_Plan_FAQ_final.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">reserve some land<\/a> to construct new roads or expand existing ones. Some of the land may intersect with the land plots of landed homes. For instance, Jason&#8217;s group has a media videographer and editing crew for this.<\/p>\n<p>Likewise, Ray shares that <a href=\"https:\/\/www.99.co\/singapore\/insider\/7-tips-home-staging-property-sellers-renovate-selling-buyers\/\" target=\"_blank\" rel=\"noopener\">furniture staging<\/a> is often used to improve the visual attractiveness of the unit for sale.<\/p>\n<p>\u201cOne special tip is to replace all the lighting bulbs with warm lights. This makes the house more welcoming, and it&#8217;s not expensive to do so.\u201d<\/p>\n<p>He also suggests that if the landed house isn\u2019t too old, doing <a href=\"https:\/\/www.99.co\/singapore\/insider\/should-singapore-homeowners-renovate-before-selling\/\" target=\"_blank\" rel=\"noopener\">some touch-up work<\/a> can help reduce the likelihood of a potential buyer rejecting it. It\u2019s also crucial to conceal any unsightly cracks.<\/p>\n<p>On the other hand, it may be pointless to carry out such work if the house is too old and needs to be rebuilt.<\/p>\n<p>\u201cWhat&#8217;s more important at this point is to know the subdivision capacity of the land. Image credit: Jason Low.<\/figcaption><\/figure>\n<h2>Mistakes home sellers should avoid<\/h2>\n<h3>Over or underestimating their financial capability<\/h3>\n<p>Jason shares that throughout his experience, he\u2019s noticed that homeowners usually over or underestimate their financial capability when they sell their house. This can affect plans for their next home.<\/p>\n<p>\u201cA <a href=\"https:\/\/www.99.co\/singapore\/insider\/6-things-seller-avoid-selling-home\/\" target=\"_blank\" rel=\"noopener\">mistake<\/a> they normally make is that they marketed and sold the house too cheaply as they didn\u2019t have a clear idea of what\u2019s happening in the real estate market. When I meet them, the first thing I\u2019ll do is run through with them the indicative valuation supported by our local banks. So they\u2019re more likely to know what to expect.\u201d<\/p>\n<h3>Buying a new home before they get a buyer for their current home (for landed homes)<\/h3>\n<p>When it comes to non-landed homes (especially when <a href=\"https:\/\/www.99.co\/singapore\/insider\/upgrading-hdb-condo-ultimate-guide\/\" target=\"_blank\" rel=\"noopener\">upgrading from an HDB flat to condo<\/a>), there\u2019s always the debate on whether you should sell your current home before buying the next one, or buy the next home before selling the current home.<\/p>\n<p>But for landed homes, sellers shouldn\u2019t rush into buying their next home.<\/p>\n<p>According to Ray, this is the number one mistake a landed home seller can make.<\/p>\n<p>He explains, \u201cIf the purchase requires the proceeds from their current house, there will be increasing pressure on the seller when it couldn&#8217;t be sold in time.\u201d<\/p>\n<h3>Setting an unrealistic price<\/h3>\n<p>Another common mistake that home sellers make is selling their house at a new launch price.<\/p>\n<p>Ray explains that by doing so, not only does this make them miss out on genuine buyers, but it also leaves the property overexposed as it\u2019s left on the market for too long.<\/p>\n<p>\u201cThis creates the impression that the house isn\u2019t sellable, which will, in time, hurt them when negotiating with a serious buyer.\u201d<\/p>\n<h2>What are some things homebuyers look out for in a home that most people don\u2019t know?<\/h2>\n<h3>Non-landed homes<\/h3>\n<h4>Take note of unauthorised renovation<\/h4>\n<p>This is more of what buyers should know, rather than what they usually look out for.<\/p>\n<p>For condos, Jason tells us that buyers need to check with the <a href=\"https:\/\/www.99.co\/singapore\/insider\/mcst-management-corporation-strata-title\/\" target=\"_blank\" rel=\"noopener\">MCST<\/a> if there\u2019s any <a href=\"https:\/\/www.99.co\/singapore\/insider\/renovation-trouble-condo-mcst\/\" target=\"_blank\" rel=\"noopener\">unauthorised renovation<\/a> done on the property.<\/p>\n<p>\u201cBuyers need to know whether the property is sold on an \u2018as is where is\u2019 basis \u2013 that the buyer accepts the property in the current state and condition.\u201d<\/p>\n<p>He recounts an incident that happened to his associate, in which the buyer bought a penthouse with its entire upper terrace enclosed by the previous owner.<\/p>\n<p>A few months later, the MCST asked the buyer (who has since become the new owner) to reinstate the terrace to its original open terrace condition.<\/p>\n<p>\u201cIf in doubt, always check.\u201d<\/p>\n    <section id=\"portal-widget-tab-panel-69f6963aa1e26\"
