But that doesn\u2019t stop us from seeing record-breaking HDB resale transactions.<\/p>\n<p>(Writer\u2019s note: these transactions may have been closed before the holiday period, but were only registered in HDB\u2019s record recently. So it\u2019s more likely that Christmas came early for these sellers!)<\/p>\n<p>Among the all-time high resale transactions recorded recently, a couple stood out to us: a S$1.3 million transaction for a Toh Yi Drive HDB resale flat, and a million-dollar flat sale for a Jurong East HDB resale flat. Both are HDB maisonettes and currently hold the all-time high record price for an HDB resale flat in their respective towns.<\/p>\n<p>This Toh Yi Drive HDB maisonette has also taken over the previous record holder (which we <a href=\"https:\/\/www.99.co\/singapore\/insider\/toh-yi-drive-s1-291m-executive-maisonette-hdb-singapore-bukit-timah\/\" target=\"_blank\" rel=\"noopener\">reported in early December<\/a>) to become the most expensive HDB executive resale flat in Singapore.<\/p>\n<p><iframe loading=\"lazy\" style=\"border: none; width: 0px; overflow: hidden; line-height: 0;\" class=\"mce_SELRES_start\"><\/span><\/span><\/iframe><\/p>\n<h2>S$1.3m Toh Yi Drive maisonette is now the most expensive HDB executive resale flat<\/h2>\n<p>Spanning 1,615 sq ft, this HDB maisonette in <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/bukit-timah\" target=\"_blank\" rel=\"noopener\">Bukit Timah<\/a> was sold for a price psf of around S$805.<\/p>\n<p>It\u2019s located within the 10th to 12th floor in Blk 2 Toh Yi Drive, just opposite the block where the previous record holder for the most expensive HDB executive resale flat is located.<\/p>\n<p><iframe loading=\"lazy\" style=\"border: 0;\" src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d997.1821287921501!2d103.77467092918542!3d1.3391998406775916!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0x31da1089d63178cf%3A0x153034dc437c1aae!2s2%20Toh%20Yi%20Dr%2C%20Block%202%2C%20Singapore%20590002!5e0!3m2!1sen!2ssg!4v1672127273660!5m2!1sen!2ssg\" width=\"600\" height=\"450\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>The previous record holder is also an HDB maisonette, located at Blk 3 along the same road and was sold for S$1,290,800.<\/p>\n<p>But in terms of price psf, this Blk 2 flat is not the record holder. That record still belongs to a 1,572 sq ft HDB maisonette at Blk 6 Toh Yi Drive, which was <a href=\"https:\/\/www.99.co\/singapore\/insider\/bukit-timah-maisonette-sold-record-s1-28m-highest-in-the-estate\/\" target=\"_blank\" rel=\"noopener\">sold for S$814 psf<\/a> earlier in September.<\/p>\n<p>Similar to the Blk 3 maisonette, the lease of this current record holder started in 1988, which means it is 34 years old and has only around 64 years 9 months of remaining lease.<\/p>\n<p>Location-wise, Blk 2 Toh Yi Drive is around a five-minute walk to <a href=\"https:\/\/www.99.co\/singapore\/sale\/mrts\/beauty-world\" target=\"_blank\" rel=\"noopener\">Beauty World MRT<\/a>, Bukit Timah Market and Food Centre, and Pei Hwa Presbyterian Primary School. Shopping malls nearby include Bukit Timah Shopping Centre, Beauty World Centre and Beauty World Plaza.<\/p>\n<p>There\u2019s also an upcoming mixed-use development <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/the-reserve-residences\" target=\"_blank\" rel=\"noopener\">The Reserve Residences<\/a> at around an eight-minute walk away, where residents can expect retail spaces and a new bus interchange.<\/p>\n<p><a id=\"nopopup\" href=\"https:\/\/go.99.co\/99gformblog\" target=\"_blank\" rel=\"noopener\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"alignnone wp-image-62770 size-full\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355.jpg\" alt=\"Seller 99.co in-house CTA banner\" width=\"1200\" height=\"225\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/01\/seller-lead-cta-banner-e1672816945355-150x28.jpg 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/a><\/p>\n<h2>First million-dollar HDB resale flat in Jurong East<\/h2>\n<p>Another transaction that caught our eye is the S$1 million sale of an HDB maisonette at 287D Jurong East Street 21. This translates to a price psf of around S$641 psf.<\/p>\n<p>&nbsp;<\/p>\n<p><iframe loading=\"lazy\" style=\"border: 0;\" src=\"https:\/\/www.google.com\/maps\/embed?pb=!1m18!1m12!1m3!1d3988.730744444145!2d103.74185431489256!3d1.3378293619862731!2m3!1f0!2f0!3f0!3m2!1i1024!2i768!4f13.1!3m3!1m2!1s0x31da1011b3286117%3A0x3cfb6c732d07a085!2s287d%20Jurong%20East%20Street%2021%2C%20Singapore%20604287!5e0!3m2!1sen!2ssg!4v1672127877358!5m2!1sen!2ssg\" width=\"600\" height=\"450\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>With its lease starting in 1998, it is around 24 years old and has around 74 years and 7 months of remaining lease.<\/p>\n<p>Notably, the flat is located in one of the blocks that\u2019s closest to the heart of Jurong East. For instance, <a href=\"https:\/\/www.99.co\/singapore\/sale\/mrts\/jurong-east\" target=\"_blank\" rel=\"noopener\">Jurong East MRT<\/a>, Westgate, JEM and IMM are all around a 10-minute walk away.<\/p>\n<p>Jurong East is also set to be Singapore\u2019s second CBD with the <a href=\"https:\/\/www.99.co\/singapore\/insider\/singapore-estates-future-property-investment\/\" target=\"_blank\" rel=\"noopener\">development of Jurong Lake District<\/a>.<\/p>\n<p>In general, the average prices of HDB executive flats in Bukit Timah and Jurong East have stayed above the national average over the past 15 years.<\/p>\n<p><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/bukit-timah-jurong-east-hdb-executive-price-trend.png\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" class=\"alignnone wp-image-62677\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/bukit-timah-jurong-east-hdb-executive-price-trend.png\" alt=\"Price trend of HDB executive flats in Bukit Timah, Jurong East and Singapore\" width=\"1200\" height=\"1231\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/bukit-timah-jurong-east-hdb-executive-price-trend.png 1560w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/bukit-timah-jurong-east-hdb-executive-price-trend-1498x1536.png 1498w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/bukit-timah-jurong-east-hdb-executive-price-trend-150x154.png 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/a><\/p>\n<p>As of writing, the average price psf of these flats this year in Bukit Timah is S$766, way above the national average of S$500. Meanwhile, the average price psf of these flats in Jurong East is just slightly higher at S$501.<\/p>\n<h2>Million-dollar HDB maisonettes<\/h2>\n<p>Of the 365 million-dollar HDB resale flats sold this year (as of 27 December), 75 are HDB maisonettes. While many of them come from centrally-located estates such as <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/bishan\" target=\"_blank\" rel=\"noopener\">Bishan<\/a>, Bukit Timah and <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/serangoon\" target=\"_blank\" rel=\"noopener\">Serangoon<\/a>, a small number (nine, to be exact) come from the suburbs, such as <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/bukit-batok\" target=\"_blank\" rel=\"noopener\">Bukit Batok<\/a>, <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/pasir-ris\" target=\"_blank\" rel=\"noopener\">Pasir Ris<\/a> and Jurong East.<\/p>\n<p>Unlike typical HDB flats, HDB maisonettes are double-storey flats. The common areas are usually on the first floor, while the bedrooms are on the second floor.<\/p>\n<p>Given that HDB maisonettes are no longer built, they have become <a href=\"https:\/\/www.99.co\/singapore\/insider\/why-hdb-maisonettes-remain-popular-despite-cooling-measures\/\" target=\"_blank\" rel=\"noopener\">even more prized<\/a> among potential buyers.<\/p>\n
