Given their locations, we think these make for an ideal home, especially if you&#8217;re looking to upgrade to private property or move to a new home.<\/p>\r\n<!-- wp:heading {\"level\":3} -->\r\n<h3 id=\"h-tampines-street-62-parcel-b-ec\">Tampines Street 62 Parcel B (EC)<\/h3>\r\n<!-- \/wp:heading -->\r\n<p>We note that this site has been on the GLS Reserve List since H1 2021. Perhaps because of the high demand for <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/tenet\" target=\"_blank\" rel=\"noopener\">Tenet EC<\/a> (which sold 72% of its units during the launch weekend earlier this month) that\u2019s located next to it, this site has been moved to the Confirmed List for next year\u2019s GLS.<\/p>\r\n<p>Another reason why we\u2019ve shortlisted Tampines Street 62 (Parcel B) is that it\u2019s one of the few ECs that\u2019s close to an MRT station. Located at around a three-minute walk of the future <a href=\"https:\/\/www.99.co\/singapore\/sale\/mrts\/tampines-north\" target=\"_blank\" rel=\"noopener\">Tampines North MRT<\/a> on the Cross Island Line, it\u2019s even closer to the MRT as compared to Tenet.<\/p>\r\n<!-- wp:image {\"align\":\"none\",\"id\":62665} -->\r\n<figure class=\"wp-block-image alignnone\"><a href=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/new-GLS-sites-in-tampines-north-e1671788236656.jpg\" class=\"img-link media-img img-link media-img\"><img decoding=\"async\" width=\"1200\" height=\"897\" class=\"wp-image-62665\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/new-GLS-sites-in-tampines-north-e1671788236656.jpg\" alt=\"new GLS sites in tampines north\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/new-GLS-sites-in-tampines-north-e1671788236656.jpg 1200w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2022\/12\/new-GLS-sites-in-tampines-north-e1671788236656-150x112.jpg 150w\" sizes=\"(max-width: 1200px) 100vw, 1200px\" \/><\/a>\r\n<figcaption>Tampines St 62 (Parcel B) is located next to Tenet EC, and a short walk away from the Tampines Ave 11 site. Source: URA<\/figcaption>\r\n<\/figure>\r\n<!-- \/wp:image -->\r\n<p>We also want to point out that there\u2019s a new site nearby for an integrated development at Tampines Avenue 11 (the site currently open for tender). On the other hand, given its mixed-use status, prices of units here will likely be higher.<\/p>\r\n<p>If you&#8217;re looking to upgrade and move to Tampines North, but miss out on Tenet and find the Tampines Avenue 11 condo too pricey, this Parcel B EC is a good option.<\/p>\r\n<p>But do note that for <a href=\"https:\/\/www.99.co\/singapore\/insider\/upcoming-executive-condo-sites-2022-2023-2024\/\" target=\"_blank\" rel=\"noopener\">new launch ECs<\/a>, if you own an HDB flat, you\u2019ll need to sell the flat within six months after getting the keys to the new EC. (The good thing is that you don\u2019t have to pay ABSD!)<\/p>\r\n<p>For private property owners, the<a href=\"https:\/\/www.99.co\/singapore\/insider\/cooling-measures-upgrade-sell-property-today\/\" target=\"_blank\" rel=\"noopener\"> requirements are stricter<\/a> as you\u2019ll need to sell the property at least 30 months before applying for the new EC.<\/p>\r\n<p><a id=\"nopopup\" If you\u2019re looking to live in this area, here\u2019s one less reason to own a car.<\/p>\r\n<p>What\u2019s more, you don\u2019t have to worry that the units available here will only be 1-bedders and 2-bedders. URA has recently <a href=\"https:\/\/www.99.co\/singapore\/insider\/ways-new-ura-size-restriction-can-affect-you\/\" target=\"_blank\" rel=\"noopener\">imposed new guidelines<\/a> that for new developments in the Central Area seeking approvals from 18 January 2023 onwards, at least 20% of the residential units need to have a nett internal area of 70 sqm (753 sq ft).<\/p>\r\n<p>That\u2019s roughly the size of a 2-bedder plus study, which means more space for a walk-in wardrobe or a man-cave.<\/p>\r\n<p>At the same time, given the lack of schools in the area, we think Marina South will be more suitable for families without school-going kids. Or no kids at all.<\/p>\r\n<!-- wp:heading {\"level\":3} -->\r\n<h3 id=\"h-jurong-lake-district\">Jurong Lake District<\/h3>\r\n<!-- \/wp:heading -->\r\n<p>If you work in <a href=\"https:\/\/www.99.co\/singapore\/neighbourhoods\/jurong-east\" target=\"_blank\" rel=\"noopener\">Jurong<\/a>, or want to live close to the business district away from the city centre, this is the new condo site to look forward to.<\/p>\r\n<p>Notably, the site will be the first private residential launch in the area in a decade.<\/p>\r\n<p>Lee Sze Teck, Senior Director, Research at Huttons Asia highlighted that the last condo in the area was <a href=\"https:\/\/www.99.co\/singapore\/condos-apartments\/j-gateway\" target=\"_blank\" rel=\"noopener\">J Gateway<\/a>, which was sold 10 years ago.<\/p>\r\n<p>More importantly, this site marks the next phase of development in Jurong Lake District, which will be Singapore\u2019s second CBD.<\/p>\r\n<p>Comprising three plots of land, it will link <a href=\"https:\/\/www.99.co\/singapore\/sale\/mrts\/jurong-east\" target=\"_blank\" rel=\"noopener\">Jurong East MRT<\/a> and the future Jurong Lake District MRT.
