1. Your house is overpriced<\/h2>\n

One of the most common reasons the house isn\u2019t selling is that its price is too high.<\/p>\n

Let\u2019s say in recent months, you\u2019ve heard that some HDB flats in less central locations were sold for a million dollars<\/a>. And then someone in a neighbouring block actually sold their flat for a million dollars. So you\u2019re tempted to sell<\/a> it at the same price.<\/p>\n

But if your flat is a 1,300 sq ft 5-room flat in Yishun<\/a>, while the million-dollar flat is a 1,900 sq ft executive flat, potential buyers would shake their heads at your listing and walk away.<\/p>\n

Just because a nearby home was sold at such a high price, it doesn\u2019t mean your house can be transacted at the same price if it doesn\u2019t have similar selling points, such as a larger-than-usual floor area or if it\u2019s newly renovated.<\/p>\n
