Searching for the right office space is the first step to ensuring your business success<\/figcaption><\/figure>\n

There are many factors that help shape the success of your business \u2013 and choosing the ideal office\u00a0space can be one of those make-or- break decisions. Here are three factors to consider when searching\u00a0for the perfect premises:<\/p>\n

Location, Location, Location<\/h3>\n

We\u2019ve all heard the famous saying and nowhere does it hold more true than in picking a business\u2019\u00a0location \u2013 but even within that, there are still numerous other factors to weigh up, depending on the\u00a0nature of the business. Being close to public transport links is one such consideration, for the ease and\u00a0convenience of both employees and potential clients; indeed, according to Compass Offices\u2019 2016 client\u00a0survey, 40 percent of service users based in China stated that this was the most important reason for choosing\u00a0their current office.<\/p>\n

Similarly, being close to an area\u2019s central business district can be vital to whether your company thrives;\u00a0it can affect how your company is viewed by others, the type of employees you attract, the amount of\u00a0foot traffic your business receives and the type of amenities in the neighbourhood. Do you need quick\u00a0access to banks or post offices on a daily basis? Are there enough places nearby for employees to buy\u00a0their lunch, or for client drinks and meetings? Whether or not these elements are a priority will vary\u00a0depending on the nature of your city as well as your type of business; 42 percent of Compass Office survey\u00a0respondents in Australia cited being in the CBD as the most important factor for choosing their office\u00a0location whereas in Vietnam, zero respondents viewed this as an important factor.<\/p>\n

The Price Is Right<\/h3>\n

It\u2019s all about the money, quite literally\u2026 but it really isn\u2019t as simple as choosing the cheapest bang for\u00a0your buck. With over 20 perecent of respondents in Hong Kong, China, Singapore and Australia all citing budget\u00a0as one of the top three factors in choosing their office location in the Compass Offices customer survey,\u00a0it\u2019s clearly a major concern for many businesses. However, spend too little on choosing a space and you\u00a0may find yourself compromising on location and size in a way that adversely affects your company\u2019s\u00a0ability to grow; spend too much and you might struggle to pay the rent or end up having to cut costs\u00a0elsewhere to detrimental effect.<\/p>\n

It\u2019s not just your straightforward rent you need to look into though; don\u2019t forget to check what other\u00a0maintenance costs are included in your lease, like utility bills, cleaning services, insurance and parking.<\/p>\n

Don\u2019t forget to look into deposits and lengths of lease either \u2013 the last thing you want is to be tied to\u00a0making payments you can no longer afford. For these reasons, a serviced office may fit your\u00a0requirements better than a conventional rental \u2013 perhaps the reason why 26 percent of Compass Office survey\u00a0respondents in Hong Kong stated that flexible leases were the main reason they chose a serviced office.<\/p>\n

Building Bonuses<\/h3>\n

Once we\u2019ve found what might be the perfect office space \u2013 it\u2019s now time to put in a bit more due\u00a0diligence about the building itself. Is there a manned reception desk? How about out-of- hours access?<\/p>\n

What about the strength of the Internet connection? Is there any potentially disruptive construction\u00a0worked planned \u2013 either in the building itself or nearby? Is there parking available? What are the\u00a0acoustics like? (The latter is an especially easy element to overlook when you\u2019re viewing an empty\u00a0space.) It is important to have a list of all the questions to ask before viewing a space, lest you get\u00a0bamboozled with property agent spiel on the day itself.<\/p>\n

Again, a serviced office may offer the ideal solution here \u2013 many automatically include services like\u00a0meeting rooms, IT infrastructure and a manned reception desk in their packages. It seems Compass\u00a0Office customers agree, with over 30 percent of survey respondents in Vietnam, Japan and Singapore all citing\u00a0the available services as their main reason for choosing a serviced office.<\/p>\n

Once you\u2019re armed with a clear checklist of your priorities, searching for the perfect office space\u00a0becomes a whole lot easier.<\/p>\n
