Ltd., who represented the buyer and will be helming the project.<\/p>\r\n\r\n\r\n\r\n<p>&#8220;Such freehold B2 private land is extremely hard to come by. It will definitely be a stable investment instrument against depreciation and inflation.&#8221;<\/p>\r\n\r\n\r\n\r\n<p>The site is expected to be launched by the fourth quarter of 2023 and is able to fetch approximately 90 units.<\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"1038\" height=\"611\" class=\"wp-image-65020\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS.jpg\" alt=\"10 12 Mandai Estate\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS.jpg 1038w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-150x88.jpg 150w\" sizes=\"(max-width: 1038px) 100vw, 1038px\" \/><\/figure>\r\n\r\n\r\n\r\n<p>During the October tender last year, the two freehold industrial land properties were put up with a guide price of S$100 million.<\/p>\r\n\r\n\r\n\r\n<p>Individually, 10 and 12 Mandai Estate have land areas of approximately 34,919 sq ft and 30,246 sqft respectively. They are a short drive from Woodlands Checkpoint and are zoned as Business 2 with a plot ratio of 2.5 under the Urban Redevelopment Authority\u2019s Master Plan 2019.<\/p>\r\n\r\n\r\n\r\n<p>As part of the <a href=\"https:\/\/www.99.co\/singapore\/insider\/3-unique-reasons-woodlands-ulu-valuable-residential-neighbourhood\/\" target=\"_blank\" rel=\"noopener\">Sungei Kadut Planning Area<\/a>, which is being rejuvenated to become Singapore\u2019s first eco-district in an industrial estate, the properties are also near the upcoming Sungei Kadut MRT station, which will connect to the Downtown Line when it is completed by mid-2030s.<\/p>\r\n\r\n\r\n\r\n<figure class=\"wp-block-image\"><img decoding=\"async\" width=\"832\" height=\"468\" class=\"wp-image-65019\" src=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-3.jpg\" alt=\"10 12 Mandai Estate\" srcset=\"https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-3.jpg 832w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-3-544x306.jpg 544w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-3-352x198.jpg 352w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-3-512x288.jpg 512w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-3-160x90.jpg 160w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-3-256x144.jpg 256w, https:\/\/www.99.co\/singapore\/insider\/wp-content\/uploads\/2023\/04\/Image-from-iOS-3-150x84.jpg 150w\" sizes=\"(max-width: 832px) 100vw, 832px\" \/><\/figure>\r\n\r\n\r\n\r\n<p>\u201cThe building has been thoughtfully designed with unique attributes that are tailored to meet the needs of end-users and are in line with the Government&#8217;s <a href=\"https:\/\/www.mas.gov.sg\/development\/financial-services-industry-transformation-map-2025\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">ITM 2025<\/a> and <a href=\"https:\/\/www.ourfoodfuture.gov.sg\/30by30\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">30 by 30<\/a> policy,&#8221; said Ang.<\/p>\r\n\r\n\r\n\r\n<p>The ITM 2025 is the Monetary Authority of Singapore (MAS)&#8217;s growth strategy to strengthen Singapore&#8217;s position as a leading international financial centre in Asia.<\/p>\r\n\r\n\r\n\r\n<p>The 30 by 30 policy is the Singapore Food Agency&#8217;s plan to build up the agri-food industry\u2019s capability to sustainably produce 30% of Singapore&#8217;s nutritional needs by 2030.
